There are a lot of exciting developments with major kitchen appliances. How appliances look, how they function and

how they employ technology to make food preparation, storage and clean-up easier has undergone a revolution in the past few years.

The professional look in appliances remains popular. "Customers are investing more in high quality kitchen appliances," said Joe Legato with Bill & Rod's Appliances. "They are cooking at home more and want their kitchens to be more functional, or they just want their kitchen to look like the kitchen of a professional chef." Major appliances are undergoing a transition. "Manufacturers are making it possible for people to customize their appliances." GE CAFÉ, for example, offers a Customizable Professional Collection where you can choose brushed stainless, black, bronze or copper hardware to be paired with matte white, matte black or stainless steel appliance finishes. GE CAFÉ has also introduced a Modern Glass finish, which incorporates platinum under a glass surface. "The GE Modern Glass finish looks opulent but it is still affordable," said Joe. "Some manufacturers, including GE, have also recently introduced black stainless as a finish option. It is not so dark that it sucks the life out of a room. It is a very unique finish which adds a different depth to a room." Black stainless combines a glossy, bold black hue and the contemporary brushed metal appearance of stainless steel. "While there are a variety of finish options, stainless is still dominant," said Joe.

Customers want their kitchens, and their kitchen appliances, to serve as a statement of their individual style and taste. Big George's / Witbeck Home Appliance Mart currently offers more than 40 brands of kitchen appliances, including all the major manufacturers. "Through

social media, many smaller and niche appliance companies are afforded opportunities to get their products in front of the consumer and our customers want access to these brands," said Mark Bishar with Big George's. "There are some really neat products out there like the Fisher & Paykel Double DishDrawer Dishwasher." This dishwasher has two independent drawers so you can do a half load when necessary and the top drawer is positioned at bench height for ease of loading and minimal bending.

"LaCornue, a French oven and cooking range manufacturer, is another niche company

that offers ranges that combine modern and traditional design into one stunning look," said Mark. Bertazzoni, owned by a fourth generation Italian family, provides appliances with a luxury look at mid-range prices. Hestan, with a California vineyard culinary tradition, offers bold, heavy-looking cooking appliances with a line of refrigerators that come in 12 colors including red, blue, and yellow. "Fisher & Paykel also has a range with a glossy finish that is creating a lot of interest with customers who see it in our showrooms," said Mark. "More and more manufacturers are coming out with unique colors and finishes. We are displaying more appliances with matte finishes, like the white and black matte in the GE CAFÉ

series. Millennials especially gravitate to these brands and unique style and finishes because they are always looking for something different that their parents didn't have."

Smart technology continues to evolve in major kitchen appliances. "An app can alert you when it's time to change the filter in your refrigerator or when the door is ajar," says Joe Legato. "You can monitor appliance energy usage and your refrigerator can automatically send in an order when it needs a new filter." Samsung has recently introduced its Family Hub™ in a side-by-side refrigerator. Refrigerators equipped with the

Family Hub™ allow owners to shop for food, organize the family schedule, listen to music, or see who is at the door, all right from the display on the refrigerator.

How appliances function is also improving. Whirlpool offers a platter pocket in its refrigerators. The platter pocket accommodates wide, flat items like pizza boxes and its Infinity Slide Shelf has an adjustable pane that can slide back, stopping at

any point to provide extra inches to fit extra-tall items. Whirlpool also offers the most gallon door bins in the industry, helping to keep gallon-sized containers off the shelves. KitchenAid offers dishwashers with a FreeFlex™ third rack which frees up room below for pots, plates and mixing bowls. An advanced wash system circulates clean water to dishes on all three racks. Bosch is putting an ethylene gas filter in their refrigerators with FreshProtect™. The filter keeps fruits and vegetables, like strawberries, fresher for longer, as ripening fruit gives off ethylene gas that can cause fruit and vegetables to rot. Bosch refrigerators with VitaFreshPro™, an industry first, automatically balance both temperature and

humidity levels based on the food setting. From produce to meats to cheeses, preprogrammed settings calibrate the optimal environment, removing the guesswork from food storage. These are just two of the four innovative freshness technologies Bosch is offering as part of their FarmFresh System™, which is designed to keep food fresh up to three times longer. This year, GE is launching an industry first in-oven camera on its GE Profile 9000 Series Wall Ovens, 30" GE Profile Induction Cooktop Slide-in Range, and the CAFÉ 30" Induction Cooktop Slide-in Range.

Induction cooking is gradually catching on with American consumers. The 36-inch Freedom Induction Cooktop from Thermador includes 56 induction elements across the surface, enabling simultaneous heating of up to six pots and pans. The cooktop may be controlled through a full-color touchscreen or a smart device via HomeConnect. Induction range prices have come down. "Frigidaire is offering a good quality induction range that starts as low as $800," said Mark Bishar. "They also offer gas, electric and induction ranges with air fry capability." Air frying uses superheated air that is quickly and evenly circulated around the oven to produce crispy, juicy foods with little or no oil. GE is another manufacturer that is offering a Precision Cooking Air Fry mode on select built-in and freestanding Profile and CAFÉ models. This spring, LG Electronics USA is launching four new smart ranges featuring Air Fry functionality as well as the brand's iconic "knock on" InstaView™ technology. With InstaView™, knocking twice on the oven’s glass window, handle or door frame illuminates the oven interior for easy visual monitoring of a dish as it is cooking. The feature alleviates the need to open the oven door unnecessarily, increasing energy efficiency and reducing cooking times.

Best Winter For New Home Permits Since 2006 MICHAEL C. STOSKOPF, EXECUTIVE OFFICER

New Housing Permit ForecastBased on residential permit data compiled by the Home Builders

Association of Southeastern Michigan (HBA) and reported in the HBA/Carter Lumber Southeastern Michigan Residential Building Activity Report™, a total of 279 single-family home (SFH) permits were issued in Macomb, Oakland, St. Clair and Wayne counties in February 2020.

The total for November 2019 through February 2020 is 1,299. That is the highest number for winter months since November 2005 through February 2006 (2,405). While February’s result failed to exceed the 300-permit threshold – thus breaking

a consecutive streak of 11 months – that may indeed see upward revision as some municipalities failed to report due to staffing absences as a result of the COVID-19 crisis.

We are excited by the continued pace of new home permit activity this winter season. At the same time, the concerns surrounding the spread of COVID-19, especially in southeastern Michigan, make it likely that a slowdown is coming in March.

In just the past few days, states around the country (California and Nevada to name two) have taken the bold step of deeming construction – and related government functions such as inspections – as essential services. These efforts are intended to help provide both economic and psychological stability for the residents and construction workers in those states. Therefore, we are actively supporting HBA of Michigan’s efforts to request that the Governor take that same action here in Michigan.

Clearly, we are now in “wait and see” mode as far as forecasting. n

NAHB 20 Clubs: A Great Option For Builders & RemodelersDAVID S. COMPO, PRESIDENT

One of the list of many spectacular benefits of being a Builder or

Remodeler member of our exemplary association is the “20 Clubs.” I have been a member of an NAHB 20 Club for 14 years. There is NO competition as the program requires that any other contractor/member in a specific group must be at least 100 miles away. There are groups that range from small to large remodeling contractors, small to large custom contractors, luxury, multi-family and production. My experience has been outstanding, and I attribute much of our continued success to the incredible knowledge gained at these meetings as well as the time in between.

Information you can gain includes: best practices, increased margin (lots of this and some that I will share with on future articles), cost controls, marketing techniques, bad client issue resolution, social media and websites and most important now – best ways to handle a major potential downturn. For all the times between meetings we have our own exclusive email communication which is like having

your own board of directors to bounce any question you can think of. Most members double or triple their margins in three years!

The 20 Clubs are comprised of similar type builders or remodelers from non-competing markets who meet generally twice per year to share their wisdom and learn from each other ways to improve their operations and increase their bottom lines. Members share and compare financial information, look for trouble spots and offer each other advice on how to increase their profit ratios and improve their performance. How To Find Out More

If you are interested in joining, please complete a Builder or Remodeler application and then NAHB 20 Clubs staff will submit it to each of the clubs for review. Providing them with comparative data such as dollar volume, home square footage, location, units sold and market area helps the clubs determine

whether you would be a good fit for their group. Once a club identifies you as a possible match, its leadership will contact you for an interview. The interview helps them decide whether you should be invited to their next meeting.

If you are invited, you will be provided with an agenda and details for your initial 20 Club meeting. In addition, you 'll gain access to the Invited Member Section on the website where you can see FAQs about the 20 Club program, Introduction to Financials (one of the biggest member benefits) and other materials to help you prepare for your first meeting.

At your first meeting, if you and the club determine that the club is a good fit, you may find yourself invited to join that club on a more permanent basis. Or you may fit best with another group. When deciding to join a 20 Club, first ask yourself if you would ever bounce that great $10,000 idea with your local competitor. You probably wouldn't, but with your fellow 20 Club members, you would. Even more, your fellow members will be sharing their invaluable ideas with you as well.

Or, maybe this is something that your company has once said. While these are all great statements, they are only just that: statements, and a statement is only the first step. What Is A Safety Culture?Before we go into finding the key to a

safety culture, what exactly is a safety culture and why it is important to you as an employer or manager? A safety culture is the combination of knowledge, ability for continuous improvement, and willingness to participate in all things safety. It is not one person’s job, but encompasses the entire group of employees, customers, visitors and guests. If your safety stops once an employee signs a safety policy, then this article is the perfect place to start!

Top-Down SupportThe President, Chairperson, Owner, CEO,

or whomever is in charge of your company or business, is ultimately the spokesperson and the “leader” of your employees. There is no single person who is more influential in the safety culture. Their support is ultimately the foundation of your safety culture. Having them speak on safety, distribute safety information, or simply provide recognition of safe acts is what promotes this culture. If you do have a safety manual or policy, ensure that this leader is active in the creation of it and they endorse it at all levels.

Next, is to have all, or most of all, upper levels of management partake in safety to some extent. It could be as simple as having a quarterly or bi-annual safety meeting where they review past incidents and safety concerns and speak about what direction the culture of safety is headed. Do anything you can achieve to get them involved and brought up to speed on their company’s or business’s safety. This is seen by all levels as the appreciation for employee’s well-being and has immediate rewards by increased employee morale.

Lastly, if your company or business is small, or does not have upper management, it is important that you lead by example. Show up to job sites with the correct PPE, encourage safety training, promote your safety culture and your employees will allow it to grow.

Bottom-Up InvolvementParticipation is key from all levels, including

the individual with no experience that you just hired. The biggest set-back to a successful safety culture is when an employee does not feel that their input matters or it goes unheard. If an employee makes a suggestion, ensure that you do what you can to implement it. Even if it may seem silly, it encourages them to be more active in your building of safety culture and could lead to a great safety idea or implementation. If you don’t have a form that employees can fill out for safety ideas or any other continuous improvement ideas, then create one. Even if it hardly gets used, it will still make employees feel empowered. Additionally, if you do have a safety meeting, extend the invitation to all levels of employment.

Hold safety events, luncheon trainings, or give prizes that are all aimed at promoting and encouraging safety with all levels. These events allow an introduction into your beginning safety culture and jump start something that may not even be thought about until you first bring light to it.

Wherever you start, the most important thing that you can do is to take that first step and keep following up with it. Sometimes safety gets set aside or it is assumed that “accidents happen.” Not believing in that misconception and forming your own safety culture will improve your safety, reduce workers’ comp costs and frequency and greatly improve employee morale. n

Prompt Payment Legislation Introduced

Legislation requiring prompt payment for labor, materials

and services in private construction contracts has been proposed in the Michigan House of Representatives. While the bill exempts single family residential and attached residential of less than 7 units, apartment buildings 7 units and over are included with all other types of private commercial construction projects. The legislation mandates that construction contracts between an owner and general contractor include a clause requiring payment for satisfactory performance within 30 days from the end of the billing period (defined as the payment cycle agreed to by both parties, or, if no period is specified then the calendar month in which the work is performed). The bill also mandates a contract clause calling for 12% per annum interest on wrongfully withheld amounts due to the contractor. Further, the legislation stipulates a 7 calendar day payment clause in contractors’ contracts with subcontractors and suppliers, with the same 12% interest provision. Finally, the proposed legislation lays out a dispute notification and resolution process. House Bill 5375 has been referred to the House

Committee on Commerce and Tourism for consideration.

Census Bill Targets Multiunit ResidencesA bill to prohibit an owner or operator of a

“multiunit residence” from denying access to a federal census employee has been introduced in the Michigan House of Representatives. House Bill 5597 would require the owner or operator to permit the census employee to leave census materials for residents at their doors. However, the legislation would not prohibit the owner/operator from requiring a prior appointment to gain access. A “multiunit residence” would include apartment buildings, dorms, mobile home parks, or an area in which 2 or more single-family dwellings are located on private roadways. The legislation has been referred to the Committee on Government Operations for consideration.

Smoke Alarm Standard ProposedHouse Bill 5407 would ban the distribution/

sale of smoke alarms powered by replaceable and removeable batteries in Michigan beginning April 1, 2022. The bill further requires that smoke alarms distributed/sold after April 1, 2022 must be powered for not less than 10 years by a nonremovable and nonreplaceable battery or by another power source utilizing new technology. The legislation would not apply to hard-wired or wirelessly linked alarms. n

Robert “Bob” BrodyBob Brody, Past President of both HBA and

AAM died on February 26 at age 95. Bob joined HBA in 1952, served on its Board of Directors continually from 1963 on, served as HBA President in 1976 and was inducted into the Hall of Fame in 1995. He was also instrumental in forming the Apartment Association of Michigan in July 1969 and served as its President for the first seven years.

We are grateful for his significant lifetime commitment to our industry and our associations.

Bob’s sons, Jay Brody and Gerry Brody, have been active Association members for many years, as well. Bob’s philosophy was to treat everyone fairly and honestly.

Bob, and the love of his life, Rhea (Orley) Brody were married for over 70 years. He is survived by his children, Cathy and James Deutchman, Jay

and Susan Brody, and Gerald and Lisa Brody; grandchildren, great grandchildren and many other family, friends and associates.
