"I call that WINNING." Enjoying the recent Super Bowl season reminded me of how success can be attained through team-work. Over the years I’ve become more and more interested in coaching philosophies and often read articles, books, and various internet postings written by or about athletic coaches such as Vince Lom-bardi and Jim Valvano, to name a couple.

Many years ago I watched a short video detailing the journey of Jim Valvano and his championship NC State Wolf Pack basketball team. That was probably my first brush with the importance of endless drive

and determination of a great coach. Valvano's winning smile and sheer resolve to be the best was contagious; when I finished watching the video, I felt I was ready to take

on the world and - better yet - couldn’t wait to rejoin my team and share my enthusiasm. His quote, “Don’t give up, don’t ever give up” resonates with me even today. When feel-ing defeated and overwhelmed, I hear his words and know I too can get back in the game and win.

Another great coach, Vince Lombardi (arguably the greatest football coach of all time), taught us that “People who work together will win, whether it be against complex football defenses, or the

problems of modern society.” In my opinion, truer words have never been spoken. Being part of a successful team achieving goals and setting records; being around like-mind-

ed co-workers who want success as much as you - forms a bond between people that is hard to forget.

Are you determined to be successful? Do you approach challenges in a way that sets a winning expectation? Do you surround yourself with positivity and resolve? If not before, then start today. Resolve to be a part of the Greater Charlotte Apartment As-sociation. Ken has been a student of civil rights in housing for over 40 years and has worked closely with HUD Area Offices around the country. In Charlotte, he has developed a rap-port with the NC Fair Housing Center and the Charlotte Mecklenburg Community Relations Committee, the latter of which presented him with the prestigious Fair Housing Hero Award in April of 2008. Ken has also received the Advocacy Award from the National Association of Human Rights Workers for commitment and leadership with civil rights. Throughout his nearly 30 years at the GCAA, Ken has taught fair housing classes to literally hundreds of multifamily professionals.

Fun Apartment Facts!

• Apartments and their residents contribute $1.3 trillion to the economy each year. That's 12.3 million jobs in construction, operations, leas-ing, management and skilled trades - along with all the local businesses supported by apartments and their residents.

• The American Dream is changing; more than one-third of Americans rent their homes. Of them, 42 percent—or 37 million people—lease apartments.

• Rental demand is increasing – More people are choosing to rent because it offers freedom, flexibil-ity, proximity to work and a diverse set of options that fit their desired lifestyle and housing needs.

• When the housing market crashed in 2008, de-mand for apartments went up and hasn’t slowed down. With Baby Boomers downsizing and Echo Boomers beginning to enter the housing market, Harvard University research suggests that up to 5 million new renter households will form this decade.

• Demand for apartments currently exceeds supply. The market requires at least 300,000 to 400,000 new apartments annually. Although con-struction is rising as the economy continues to im-prove, only 254,000 apartments were built in 2014.

About the Course Instructor: Roy Fielding is a Senior Lecturer in the Department of Kinesiology at UNC-Charlotte, serv-ing as program coordinator for the Exercise Science degree program as well as Director of Aquatics for the Dept. of Recreational Ser-vices. Mr. Fielding has assisted the American Red Cross over the last 12 years with the development & implementation of the Lifeguard and Lifeguard Management programs, and has served as a Chapter volunteer for over 40 years. Roy was recently named one of the most influential individuals in aquatics in the U.S. by Aquatics International Magazine. Prior to joining the GCAA staff, I worked onsite as an apartment com-munity manager. I had worked my way up the multifamily ladder from leasing professional to assistant manager when I found a mentor in my community manager. I saw how hard she worked to earn her Certified Apart-ment Manager (CAM) credential, and I knew I wanted to earn mine too. In 2006, I was excited to learn that I had been approved to take the CAM class. During CAM, I learned how to write my mar-keting plan to get qualified traffic to our commu-nity, how to look for potential maintenance issues that could lead to capital expenses, and how the onsite team's decisions impacted the financials. I worked harder to make the budgeted goals and shared what I had learned in class with my team.

Looking back on my career I’m so happy I got to spend those years onsite. I made some of my clos-est friendships working at my community. I’m so grateful to have worked with a company that saw the value of CAM. Earning your CAM will show your company that this is your career and not just a job.

Surprising Magnitude of both Movers-In and Movers-Out of Mecklenburg County By Ken Szymanski and Rebecca Tippett

Demography is very important to the Charlotte apartment in-dustry, as it forms the basis for our customer pool. We see this with the rise of one-person households (to 28% of all house-holds) and the striking shrinking of the share of households that include families with two married parents and children (fell by half from 40% of all households in 1970 to 20% of all households in 2013). Couple these datasets with the all-time record of local households that rent (47.1% in 2013), and they all equate to strong apartment demand. This, according to the U.S. Census Bureau and their American Community Survey, along with the Carolina Population Center.

Migration is another important element of population change, household formation, and apartment demand.

Most know that Charlotte-Mecklenburg is a strong draw for In-Migration. “Net Migration” measures the Movers-In and subtracts the Movers-Out. Calendar Year 2014 saw 15,888 net migrants into Mecklenburg County (74,706 moving in and – maybe surprisingly to some - 58,818 moving out. Note that the ACS can’t capture people who moved abroad, so this will miss a small portion of people who return to their home country or otherwise move out of the United States.) In total, Mecklenburg lost to other counties in the state (-1,189 net mi-grants), with big gains from other states (+10,523) and abroad (+6,554).

The Dubious Future of Multifamily Trash Service in the City of CharlotteEven though the issue has been thoroughly vetted by the community in prior years going back to the early 1990’s, Char-lotte City Council is once again eying the possible elimination of multifamily housing trash service in their upcoming bud-get deliberations. The rationale for the would-be service ex-clusion is to “save” the City about $3.5 million by transferring their costs to multifamily housing communities and residents. GCAA views this exclusion as arbitrary, punitive, discriminato-ry, and regressive. We have pushed for a Working Group to ex-amine the issues; this group should have been named by the time this magazine reachers readers. April is likely the crucial Council vote for the FY17 Budget. There will be many twists and turns in the weeks ahead. We encourage GCAA members to communicate with the City Council and particularly the Budget Committee Members - Phipps (chair), Mayfield, Lyles, Driggs, and Kinsey - about the would-be impacts on your communities and your residents. Inclusionary Policy for New DevelopmentNearly three years ago, the Charlotte City Council approved an affordable housing “density bonus” for developers. If a de-veloper wanted to build in affluent areas, the city would al-low it to build extra units if it included some apartments or homes for low-income residents. To date no one has partici-pated in the program, and the city may be starting over. The City’s current Inclusionary Housing policy has a number of misconceptions underlying it, including: a misunderstanding of the importance of return on cost in development feasibil-ity; an overestimation of economies of scale in construction; and a stereotype that private developers want to discriminate against poor people. The GCAA has consistently taken the position that any inclusionary policy for new development should be voluntary, and not mandatory, as the effect of in-cluding affordable units is to lower property yields and dimin-ish property value.

Criticism of New Apartment DesignYou probably have sensed that there are some sharply divergent views about the state of apartment design in Charlotte these days. Multifamily developments are getting quite a bit of press and generally speaking it’s great that Charlotteans are excited and want to see good design. A fair amount of the discussion seems to be negative - that apartments need to do more for residents, neighborhoods, and commercial corridors; that apart-ments need to “activate the street” via ground-floor retail and be more appealing and interesting to pedestrians in walkable in-fill communities. The GCAA recently facilitated a round table discussion with member architects and developers. The intent was to have a thought-provoking dialogue addressing the many recent criticisms that are painting our industry and our devel-opments as uninspired, unsustainable, sterile, disconnected, un-safe, or worse. Compatibility of new apartment communities at in-fill locations was a particular focus. We think it is important that we promote a positive GCAA response to recent urban liv-ing discussions. While we first and foremost respect the prop-erty rights of developers and the creativity of their chosen design team, the general feeling among our opinion-leaders is that we need to be open to having discussions with city planning, architecture, and local elected officials about the evolution of fu-ture apartment design, being sensitive to the characteristics of each neighborhood.

Meet GCAA's Newest Staff Member...TAMEKA BAPTISTETameka joined the GCAA team in January of 2016 as the Member Services Coordinator. She is responsible for providing administrative support to Association members and staff, which includes keeping the GCAA database up to date and handling all aspects of event registrations and confirmations. Tameka holds a B.S Degree in Security Management from John Jay College of Criminal Justice in NYC. Her diverse previous careers include working in the Security, Human Resources and Real Estate fields. Tameka is also currently a licensed NC Realtor. In her spare time, Tameka and her husband Michael seek out new ways to entertain their two young children Taurence and Monét with activities throughout the Charlotte area and beyond.

In MemoriamRonda Kay Williams1958-2016GCAA lost a long-time member of its fam-ily when Ronda passed away to go to her heavenly home on January 12, 2016. A Charlotte native, Ronda was the beloved daughter of Jerome Williams and Peggy Withrow, and the cherished sister of Jeanie Colvin and Shelly Williams Brown (Chuck Brown). Ronda's niece, two nephews, and grand-nephew also remain to cherish her memory. Ronda graduated from Queens College with a Business Degree and held various other degrees in the Real Estate field. In 1994, she started her own successful consult-ing business, Professional Resource Options. Throughout her career, Ronda was a friend and mentor to many GCAA mem-bers; a selection of their remembrances follows below. Most assuredly, Ronda will be missed.

Brandi Robelotto, Real Floors: I had the honor of knowing Ronda Williams since 1992. As a new leasing consultant in the apartment industry she made an immediate impression on me. She was someone that had high expectations for personal growth and the ability to make you want to reach for the stars. This professional and intelligent woman was a true innovator, she was focused and diligent in making her dream of opening PROs become a reality. Her vision touched the lives of so many as a trainer, mentor and motivator. Ron-da was a person who encouraged individuals to explore their unique talents and potential. I will remember her kind heart, words and generosity. Ronda was a friend, one that I was blessed to know and one that I will miss.

Jarrod Clay, CORT: Between November, 2002 and March, 2003 – I worked for Ronda at PROS. She is responsible for my successful 13-year career at CORT. When I reflect back on how much she helped me, I owe her so much. She was a mentor, cheerleader, and huge motivator for so many peo-ple in our community. She was a trailblazer in the multifam-ily industry, and I will forever be indebted to and thankful for my friend Ronda Williams.

Kim Bolt-Davidson, Northwood Ravin: Ronda was an ex-ceptional entrepreneur and professional. She was a pioneer in the early 90's when she started PROs. Her company grew each and every year due to her tenacity and caring personal-ity to help others grow in their professional development. Ronda mentored so many industry people and made them into what they are today - multifamily professionals who are great contributors to our industry. Ronda will always be re-membered for her many talents and caring ways.

Hoppy Hopkins, PBS: I had worked with Ronda for over 30 years and she was always cheerful and enthusiastic. She en-joyed what she was doing. Ronda was very loyal to me and was receptive to new ideas. She will be missed.

Darline Cobb, who is chairing GCAA's Out-reach Committee this year, was recently se-lected to serve as Ginkgo Residential's Direc-tor of Training and Development and began the new role on January 2, 2016. Responsible for creating and executing Ginkgo’s educa-tional initiatives, Darline will develop and deliver all types of training - including soft skills, company policy, and prop-erty management software; she will lead take-over tran-sition teams for new management contracts and newly-acquired properties. Darline will also lead an initiative to create both Mentoring and Manager Training Programs for Ginkgo.

Jessica Sutherland recently joined Ginkgo Residential as Marketing Director. She will oversee all areas of Ginkgo Marketing includ-ing reporting and analytics, websites, mar-keting campaigns and design, social media, reputation management, branding and repo-sitioning, marketing collateral, strategic planning, outreach marketing, and marketing training. Jessica, who serves on GCAA's Outreach Committee, has over 12 years of property management experience, including a recent position as Regional Marketing Manager for Fairfield Residential. Jes-sica graduated from the University of Toledo College of Business, with Bachelor's Degree in Business Administra-tion and a minor in Professional Sales and Marketing.

In January, John Scott Trotter joined Char-ter Properties Inc. (CPI) as Vice President, Ac-quisitions and Dispositions. He will assist in the firm’s capital markets activities, includ-ing CPI’s investment sales efforts as well as managing CPI’s financing relationships. Most recently, Mr. Trotter served as Managing Principal of Blue Heron Capital LLC and was previously with the Real Estate and Lodging Investment Banking Group at J.P. Morgan in New York, NY, where he worked on strategic advisory and capital raising transactions. Joe Kaylor, President of Charter Properties, noted, “John Scott’s institutional background coupled with his recent entrepreneurial success at Blue Heron Capital will be a great addition to Charter."
