The following is an extract from the article ‘Energy Consumption Characteristic of Commercial
Building HVAC Systems Volume III: Energy Savings Potential’. The graph shows the expected
breakdown of the energy consumption expense items of a non-residential building.
The graph shows that the highest cost items relate to the HVAC (Heating Ventilation Air
Conditioning) system

System functions - Indoor
SimpleLife is a flexible, modular automation system for
controlling and monitoring buildings. Use of the powerline
technology cuts installation costs and simplifies system
construction;
The system delivers a precise analysis of the plants and
consumption flows for each area of the building;
The field devices allow remotisation of the main alarm
Copyright 2012Copyright 2012
The field devices allow remotisation of the main alarm
states, real-time signalling of malfunctions and prevention
of waste;
The lighting system is fully remote controlled guaranteeing
impressive savings through dimming of the light flow and
intelligent switch-on and switch-off times;
Comfort levels inside the building are achieved through
centralised control of the heating and air-conditioning
system (fan coil units). The special room control unit allows
each room to be individually controlled by interfacing the
temperature and open window sensors;
Metering & consumption monitoring

The system allows real-time display of electricity, water
and gas consumption figures for the various areas of the
building (whole building, floor-by-floor, lighting lines, air-
conditioning line, boiler consumption, data processing
centre, etc.);
The EasyconSW package stores all consumption data to
enable extrapolation and re-processing in graphic or
statistical format;

Monitoring of Alarms
Monitoring systems’ condition means preventing damage caused by run-of-the-mill failures
or malfunctions of equipment (plant rooms, burners, cold stores, etc..);
If not monitored by a supervisor, UPS units, generators and other safety devices may fail to
come into operation when needed, causing immense amounts of damage;
SimpleLife remotises alarm states and malfunction signalling, assuring real-time control by
dispatching emails and messages to the relevant technical staff;

Damage prevention is one source of savings. Detecting a
water leak or malfunction in the plant room in good time
avoids the need for expensive repairs;
For a building to be defined as safe, it must be managed
and controlled so that malfunctions and technical failures
are reported to the right people in real time
SimpleLife identifies the exact spot where the
malfunctions are occurring.

The SimpleLife system devices are able to regulate the lighting and heating system to
ensure cuts in the building’s main operating costs;
Common areas and offices are remote controlled to set the lighting and heating levels
chosen by the Management. SimpleLife uses combined communication systems to
reduce the distances that would normally have to be wired, cutting down on
expensive installation and building works;

The Divo 1-10v or Divo W covers the distance from the panel to the groups of lighting
devices installed in common areas or offices, cutting out unnecessary, expensive
wiring;
This means the lights are completely remote controlled with the option of setting switch
on-switch off timers and minimum and maximum lighting levels for impressive
reductions in electricity consumption;

The Divo W device is also designed for centralised control of air-conditioning and
heating lines. The control platform allows switch-on and switch-off timers to be set to
suit the time-bands of use; The Simple Life platform permits to set automatically the
temperature level according to the windows status or the programmed timers.

The SLM is able to ensure correct use of the equipment installed in the building.
Remote setting of timers prevents energy wastage by appliances in standby mode,
decides the times when equipment will be charged and allows operation of specific
loads;
In case of overload the device trips in to disconnect the loads in sequence, following
the priority set;

EasyconSW is a web oriented system: the user
can access it from a station inside the building
or any remote station by entering the relevant
passwords.
The users is provided with all the information
gathered by the devices installed in one or
more controlled locations by means of a single
supervisor.

Outdoor : new scenarios in Building Management
INFO
The building no longer consists only of indoor
space; its outdoor surroundings also become
an opportunity for further value-added services;
The lighting devices are remote controlled by
the EasyconSW, allowing setting of switch-on
and switch-off timers and control of the
brightness of every single device;

POWERLINE
The lighting device becomes the enabling
support for services such as videosurveillance,
Wifi-connectivity and signage addressed to
consumers or the general public;
SimpleLife transforms the existing lighting network outside the building into an intelligent infrastructure,
ready to delivery value-added services. The high levels of energy saving ensure a swift return on the
investment.
Extended Lan solution
SimpleLife is able to supply the function of extended LAN
on existing wiring cables;
This solution permits to transefr the ethernet data using the
electric plant
With this solution is possible to install new PC stations easly
and quickly, voip solution and LAN devices;

Security: Videosurveillance
SimpleLife, is able to deliver videosurveillance services,
transmitting the data on the existing electrical system.
The IP camera is integrated with the Umpi technology
capable of transforming the audio-video signal and
transmitting it to the videoserver along the POWERLINE.
The SimpleLife technology is also useful on existing plants,

Wifi - Connectivity
SimpleLife, is able to supply Wifi connectivity services. The
Umpi devices are able to carry the signal to the individual
hot-spots using the existing electricity supply system.
In historic buildings housing major infrastructures, where the
wifi signal is unable to reach some areas, the SimpleLife
technology allow wireless connection of one or more hot-
spots.
