SEQUENCE OF OPERATIONS

HEATING WATER SYSTEM

BOILERS AND PUMPS

A. BOILER MANUFACTURER SHALL PROVIDE A DEDICATED STAND ALONE MICROPROCESSOR-BASED

BOILER MANAGEMENT SYSTEM (BMS) CONTROLLER SYSTEM. PROVIDE A LOCAL OPERATOR'S DISPLAY

IN THE FACE OF THE PANELS FOR OPERATOR INTERFACE.

B. THE CONTROLLER PROVIDED WITH THE BOILER SHALL CONTROL BOILER BURNER MODULATION,

BOILER CAPACITY, TIME DELAY-OFF PUMP OUT OF HEAT, AND START/STOP FROM A CONTACT SIGNAL

FROM THE HEATING ZONES (RADIANT CONTROLLER OR MAU CONTROL PANEL), BURNER HIGH/LOW/ MID

RUN HOURS, SHORT CYCLE PROTECTION, PUMP EXERCISING.

C. BMS SHALL MONITOR BOILER SUPPLY AND RETURN WATER TEMPERATURES AND THE BUILDING LOOP

SUPPLY AND RETURN WATER TEMPERATURES.

D. THE BOILER FIRES FOR TEMPERATURE CONTROL AND FOR MAXIMIZING ENERGY CONSERVATION.

E. PACKAGED BOILER CONTROLS SHALL MAINTAIN A CONSTANT LINEAR HEATING WATER SUPPLY (HWS)

TEMPERATURE SETPOINT AT THE BOILER THROUGH THE DISTRIBUTION SUPPLY HEADER SENSOR AND

PROVIDE ALL SAFETY INTERLOCKS.

F. BOILER AND PUMP SEQUENCING

1. BOILER AND PUMPS ARE NORMALLY OFF.

2. SYSTEM IS CONSTANT FLOW PRIMARY AND VARIABLE SECONDARY FLOW.

3. ONCE FLOW IS PROVEN BY THE PUMP CURRENT SENSITIVE RELAYS, THE CONTROLLER SENDS AN

ENABLE SIGNAL TO THE BOILER. WHEN BOILER IS OFF, BOILER PUMP IS OFF.

a. BOILER REQUIRES A MINIMUM FLOW TO OPERATE.

4. WHEN THE CONTROLLER DETERMINES THE BOILER IS REQUIRED TO SATISFY SUPPLY MANIFOLD

SETPOINT, IT STARTS THE BOILER PUMP, THEN IT FIRES THE BOILER.

a. PROVIDE A FLOW SWITCH AT BOILER IN ADDITION TO THE CODE SAFETY FLOW SWITCH. WIRE THE

FLOW SWITCH TO PROVE THE THERE IS FLOW THROUGH THE BOILER. IF THE FLOW SWITCH DOES

NOT MAKE, IT CAUSES A HARD BOILER LOCKOUT SO BOILER MUST BE MANUALLY RESET TO

RESUME AUTOMATIC OPERATION. KNOWLEDGE FOR FLOW THROUGH THE BOILER IS REQUIRED.

b. BURNER START WILL BE INTERRUPTED UNTIL FLOW IS PROVEN THROUGH THE FLOW SWITCH.

5. THE CONTROLLER MODULATES BOILER FIRING RATE TO MAINTAIN SETPOINT AND MAXIMIZE

COMBUSTION EFFICIENCY AND TURNDOWN CAPABILITY.

6. WHEN THE BOILER IS COMMANDED OFF, THE CONTROLLER LEAVES THE RESPECTIVE PUMP ON FOR

10 MINUTES (ADJ.) TO ALLOW PUMP OUT OF HEAT.

7. TO REDUCE CYCLING OF BOILER DURING LOW LOAD, THE BOILER SYSTEM CONTROLLER MAY RAISE

THE LEAVING WATER SETPOINT OFF THE BOILER UP TO 10 DEG F WARMER THAN THE NORMAL

SETPOINT.

G. BOILER FAILURE

1. UPON SENSING A BOILER FAILURE, ALARM SAFETIES AND LOCKOUT THE BOILER AND PUMP.

H. STOP BOILER GAS TRAIN WHEN ANY “BOILER EMERGENCY SHUTDOWN SWITCH” AT EACH DOOR IS

MANUALLY ACTIVATED. ALARM LOCALLY, VISUAL AND AUDIBLE. HARD WIRE SWITCHES TO POWER

SUPPLYING THE GAS TRAINS AS A SAFETY SHUNT TRIP, NOT THROUGH THE CONTROLLER. STOP THE

BOILER PUMP AFTER A 10 MINUTE (ADJ.) TIME DELAY TO ALLOW FOR PUMP OUT OF HEAT.

I. WHEN THE DOMESTIC WATER TANK IS CALLING FOR HEAT, THE BMS WILL INITIATE DOMESTIC WATER

PRIORITY AND SET THE BOILER OUTPUT UP TO A MAXIMUM OF 180 DEG F. ONCE TANK SATISFIES THE

BOILER WILL RESUME NORMAL OPERATION.

RADIANT FLOOR (TEKMAR SYSTEM)

A. PROVIDE A TEKMAR CONTROL SYSTEM AS SHOWN. ALL CONTROLS SHALL BE BY STANDARD TEKMAR

SEQUENCING.

B. TEKMAR CONTROLLER SHALL BE CAPABLE OF TWO STAGE HEATING CONTROL. FIRST STAGE SHALL

SEND A SIGNAL TO THE SOLAR CONTROLLER ON A CALL FOR HEAT. IF THE SOLAR SYSTEM CANNOT

SATISFY THE LOAD THE SECOND STAGE SHALL SEND A SIGNAL TO THE BOILER CONTROLLER.

C. TEKMAR CONTROLLER SHALL HANDLE THE DOMESTIC WATER PRIORITY.

D. LIMIT SLAB TEMPERATURE TO 82 DEG F VIA SLAB SENSORS IN EACH ZONE.

MAKE-UP AIR UNIT

A. MAU-1 SHALL BE OPERATED BY FACTORY REMOTE CONTROL PANEL. SEE M4.1 FOR REQUIRED ITEMS.

EF-4 SHALL BE INTERLOCKED TO RUN WHENEVER MAU-1 IS COMMANDED TO RUN.

B. IN HEATING MODE, OUTSIDE AIR DAMPER SHALL BE OPEN TO MINIMUM POSITION, SET DURING

BALANCING, EF-4 SHALL BE OFF, AND UNIT SHALL MAINTAIN A 70 DEG F DISCHARGE TEMPERATURE.

C. IN COOLING MODE, OUTSIDE AIR DAMPER SHALL BE OPEN TO 100%, EF-5 SHALL BE INTERLOCKED TO

RUN, AND UNIT SHALL CYCLE EVAPORATIVE COOLING MODULE TO MAINTAIN SPACE TEMPERATURE.

D. UNIT SHALL CONTROL THE FILL, PUMP AND DRAIN OF THE EVAPORATIVE COOLING SECTION VIA

FACTORY MOUNTED CONTROLS. SYSTEM SHALL BE DRAINED WHEN OUTSIDE AIR IS BELOW 45 DEG F.

APPARATUS BAY VENTILATION

A. PROVIDE A CONTROL PANEL IN LOCATION AS SHOWN THAT PROVIDES OFF-AUTO-MIN-MAX SELECTIONS

TO CONTROL EF-1, EF-2 AND MOTORIZED DAMPERS ON L-2 AND L-3.

B. PROVIDE DOOR POSITION SWITCHES ON ALL OVERHEAD DOORS. SWITCHES SHALL SENSE IF DOOR IS

OPEN OR CLOSED.

C. IN THE OFF CONTROL POSITION, THE EXHAUST FANS ARE OFF AND THE LOUVER DAMPERS ARE

CLOSED.

D. IN THE AUTO POSITION THE EXHAUST FANS ARE NORMALLY OFF AND THE LOUVER DAMPERS ARE

CLOSED. UPON SENSING OF A DOOR OPENING, THE MOTORIZED DAMPERS AT THE LOUVERS SHALL

OPEN AND THE FANS SHALL START AT FULL SPEED. FANS SHALL CONTINUE TO RUN AND DAMPERS

REMAIN OPEN UNTIL ALL DOOR SWITCHES PROVE CLOSED. CONTINUE TO RUN FANS WITH DAMPERS

OPEN FOR 10 MIN. (ADJ.). AFTER THE PURGE CYCLE, STOP FANS AND CLOSE DAMPERS.

E. IN THE MINIMUM POSITION, THE EXHAUST FANS ARE STARTED AND RUN AT 30% VIA THE ASSOCIATED

VFD'S. DAMPERS ON THE LOUVERS ARE FULLY OPENED PRIOR TO FANS BEING STARTED. FANS

CONTINUE TO RUN AND DAMPERS REMAIN OPEN UNTIL SWITCH IS PLACED BACK IN ANOTHER POSITION

AT WHICH TIME THE ASSOCIATED CONTROL SEQUENCE IS INITIATED.

F. IN THE MAXIMUM POSITION, THE EXHAUST FANS ARE STARTED AND RUN AT 100% VIA THE ASSOCIATED

VFD'S. DAMPERS ON THE LOUVERS ARE FULLY OPENED PRIOR TO FANS BEING STARTED. FANS

CONTINUE TO RUN AND DAMPERS REMAIN OPEN UNTIL SWITCH IS PLACED IN ANOTHER POSITION AT

WHICH TIME THE ASSOCIATED CONTROL SEQUENCE IS INITIATED.
