1. LOCATION Our case study is a Hotel situated on the lakeside of Lecco. Despite of being a new building, only ten
years old,
it
presents
many
and
different
interesting
defects.

The Hotel Alberi has been built attached at two other buildings and for this reason it has only two faades exposed: west and east faade. Its proximity to the lake also let the building exposed to humidity, therefore increasing the chances for early degradation of building components.

2. THE BUILDING AND ITS CONSTRUCTION TECHNIQUES AND MATERIALS The Hotel is composed by five floors over the ground level. In the ground floor we can find the hall of the hotel and a small dining room. Upstairs there are four floors where are located the rooms of the
guests. The last floor, the 5 th , is used by the owner's family. There is also a basement floor, used like garages and services facilities.

The Hotel has been built with a typical reinforced concrete structure. According to the owners of the
building, the vertical enclosure on the external side of the EAST faade are made by hole bricks and a
rendering layer, while inside the finishing is with gypsum board and wallpaper.

At the basement, the perimetral walls are in concrete with an insulation layer inside, and a water proof layer outside, made with asphalt and felt membranes.
On the WEST faade, which looks at the landscape of the lake, the enclosure is given by a ventilated wall, made by a layer of ceramic bricks, a layer of insulation, a layer of still air, and the finishing is made
with stone tiles, hanged at the reinforced concrete structure with metallic joints.

West Faade
Some example of materials used in the building process of the Hotel Alberi, according to information from the owner:
- The horizontal structures are made with reinforced concrete combined with holed bricks, in
order to have a resistant but light structure.
- The vertical structures are made with reinforced concrete pillar
- The ceilings and the inside layer of the walls are made with gypsum boards, applied on a light
metallic structure. - The floors of the rooms are finished with parquet, glued at the layer below

Degradation pattern Description
Chromatic alteration: Under the left bottom window there is a line presenting
chromatic alteration.
The painted central column
presents diffuse over all its
surface bleaching of the paint.
Crack missing structural joints: The center decorative column presents cracking on different places, which apparently will
eventually become loss of mass.
At the lower part of the faade are shown 3 horizontal cracks, on the whole width of the building,
and apparently situated on the
wall slab connections.
Also in the connection between the slab and the porch columns there are deeper cracks,
presenting already exfoliation on
the paint and loss of mass on the left column.

Cracks and delamination of the painting: In correspondence with cracks and haircrack we
can see delamination of the paint, loss of mass
and, in the last picture, some blistering.

Crack and chromatic alteration: As we saw on the east faade, alson this side we can see that thcentral column presents some colobleaching, diffuse along the entirsurface, in some point we caobserve an exfoliation of the painAlso on the main central column arvisible some small but diffuse cracks
Cracks missing joints:
In the first picture we can see column at the main faade
presenting
a
vertical
cracking
in
its height, and its located basically
the joints between finishing.
In the second picture of the maifaade it can be noticed again vertical crack between the differenfinishing types. The crack continuesto the second level, presenting alsloss of mass and chromaticalteration on the left side.

BASEMENT FLOOR
Degradation pattern Description
Loss of mass with pulverization:
We can see a detachment of the painting and rendering leading to a pulverization of the wall. Probably caused by the humidity in the basement
floor.
Crack missing structural joints:
As seen in the picture, the cracks are only in the joints of the structural parts. These cracks were probably caused by the movement of the site while some construction works were done nearby.
Crack of the painting, pulverization and stain: By the pattern of the cracks, the stains and the
pulverization in this wall, we can say that they
were probably caused by water capillarity.

Degradation pattern Synthetic description
Crack and Delamination of the painting: In this case, the loss of mass appears in the shape of a crack in the painting, leading also to a delamination process.
Blistering: Case of blistering in the painting of the
gypsum ceiling, probably caused by water
capillarity.
Staining:
The ceiling surface became darker, due to iron
oxides and water etc.

The crack in the wall here causes a blistering at
the wallpaper. This crack is also reflected in the outside and it was probably caused by the
movement of the site while some construction works were done nearby.
