1) Masterplan
The main part of the
ECOCITY Bad Ischl is a
new quarter of the town
developed as mixed use
subcentre providing
infrastructure for the
daily needs of new
inhabitants and existing
undersupplied
neighbourhoods.
Together with higher
density through
attractive multi-storeyed
residential and business
buildings, adjusted in
height and volume to the
historic centre, short
distances are achieved,
making the structure
appropriate for
pedestrians.
A small ”Light Industry”
area in walking distance
provides additional jobs
and a small in-fill-
development increases
the density of the
neighbouring ”sprawl”-
settlement.

2) Transport System
An innovative mode of local
public transport (light rail or
cable liner) is planned for
connecting the ECOCITY with
the town centre Bad Ischl and
the nearby lake
(Wolfgangsee). It is part of an
integrated system of public
transport including also
railway, regional and local
buses as well as demand
responsive taxi lines with
additional night and weekend
service for the entire
community, to grant all
inhabitants access to all
destinations without the need
of a car.
An internal pathway system
free of private cars (only
access for delivery and other
services plus emergency
needs) and barriers, with
weather protection in the
centre (passage with
shopping , service facilities
and arcades), together with
the short distances, create an
attractive environment for
walking and especially for the
mobility of seniors and the
handicapped (see master
plan).

The site was selected to
intensify the axial
development between
the town centre of Bad
Ischl and the
communities Strobl and
St. Wolfgang, facilitated
by the common location
in a valley. The potential
for public transport will be
improved by
concentration of buildings
around the stop in the
Ecocity and step by step
around all other stops
(extending existing
neighbourhoods) of the
public transport line,
focusing on a balanced
proportion of dwellings
and work places to
promote an equal
distribution of passengers
in both directions.

4) Context within the natural
environment
The new settlement is
integrated into the
existing landscape,
providing convenient
access to the
surrounding meadows
and forests, conserving
green corridors towards
the neighbouring
settlements and
integrating natural, green
areas into the settlement
to achieve an interwoven
settlement pattern.
Additional planned green
elements create an
attractive public space.
”Characteristic trees”
along the roads and
pathways are part of the
open space concept.

5) Integrated green elements
Green elements are
distributed all over the
Ecocity-area providing
direct access from almost
all buildings.
Public green areas
("Urban forest"),
appropriate vegetation
along a creek with lawns
for sunbathing and
streets framed by rows of
trees (picnic-places,
adventure-playgrounds
for children and - spatially
separated - partially
roofed places of rest for
senior citizens are
integrated into these
areas)
Semi-public greens in the
courtyards of residential
buildings with integrated
playgrounds for children
are provided.
Private greens in gardens
(adjacent to low rise high
density buildings) and in
buildings (loggia,
balcony, roof garden) are
planned.

6) Public Space - main squarePublic space is designed
as a network of places,
streets and green areas
of different character.
Two squares of different
size and the pedestrian
passage along the main
axis connecting them
define the mixed-use
core of the ECOCITY
sub-centre. Vital facilities
(supermarket, restaurant,
cultural and information
centre, business yard)
are located around the
main square, where the
regional hike and bike-
route crosses the main
axis. The orientation of
the main-street towards a
dominant mountain and
the integration of a great
old farmhouse create a
distinctive identity.
