It gives me great pleasure to serve as the 2013 board chairman of the Greater Mauldin Chamber of Commerce, and I thank you for supporting the Greater Mauldin Chamber with your mem-bership. Your success is our success. The value of your Chamber membership comes in many forms. We offer many opportunities to promote your business to local residents and visitors through our website and email advertising. The Mauldin Chamber also of-fers opportunities to expand your knowledge and business skills through Lunch and Learn events and educational seminars.
Commerce is paramount. The Greater Mauldin Chamber of Commerce focuses on a variety of opportunities for Chamber members to do business together and to gain access to business options to grow our local economy. One of the most appreciated and valued of Chamber member benefits is the ability to con-nect with other members. Our business after hours and ribbon cutting events are well attended. They offer rewarding ways to network, meet other Chamber members, and create new busi-ness relationships.
Thanks to the hard work done by our past boards, the Cham-ber staff, Mauldin city government officials, and local economic development associations, we have reached new heights of de-velopment, allowing the greater Mauldin area economy to grow and attain a higher level of commerce at all stages. The current board and I, working together with our members, have defined our goals for 2013. One of our major goals is to expose you to op-portunities for more commerce while encouraging further invest-ment, development and growth for our community.
To those who have always wondered how they might best serve the business community of the greater Mauldin area, be-coming active and supporting the Greater Mauldin Chamber of Commerce along with its membership is, at its core, one of the purest forms of being a good steward of our community. Our members serve the local business community, support Cham-ber efforts, and grow their leadership skills by volunteering for committees.
Winston Churchill put it best: “We make a living by what we get, we make a life by what we give.”

If you are a new resident or business locating in Mauldin, I would like to personally welcome you to this great city nestled in the Upstate of South Carolina. You will be joining one of the fastest growing communities in the Southeast as our population doubled in size to almost 23,000 residents in the past decade. Mauldin is now the 18th largest city of the 270 municipalities in the state.
If you are a new resident or contemplating moving into our city, you have made or hopefully will be making a great choice to relocate here and become a citizen of our great city. We take the responsibility of measuring up to our city tag line of “Expect Great Things” very seriously.
As I indicated on the campaign trail last year, I wanted to mod-ify our tag line just slightly to “Expect Greater Things.” Our city employees have certainly measured up to these expectations.
Our Police Department is now certified by CALEA — the Com-mission on Accreditation for Law Enforcement Agencies. This year we occupied our fourth Fire Station on Holland Road and are currently awaiting results of our ISO audit in which we are eagerly anticipating our ISO rating to improve from 3 to 2.
Our public works department provides Mauldin residents with clean neighborhoods through efficient garbage and recycling col-lection services along with leaf, limb and debris pickup services. We are currently installing updated public works software that will allow for even more efficient services to be delivered. Through structured preventive maintenance programs, our streets and sewer departments ensure that our infrastructure is performing as it should be. We anticipate on having additional funding this year to upgrade paving of more than the normal amount of streets in our neighborhoods.
Our country has experienced difficult times economically. We are pleased to see positive trends with our businesses as revenues and permits continue to increase. The city has tightened its belts and cut expenses, and has weathered the down economy well. Our most recent audit was very positive, and we anticipate receiv-ing the Certificate of Achievement for the 11th year in a row. This award demonstrates our spirit of full disclosure in governmental accounting and financial reporting.
Mauldin’s recreation programs and facilities are first-rate and state of the art. We believe we offer the best recreation opportu-nities of any city in the state with 78 acres of parks in addition to the Mauldin Sports Center that includes a gymnasium, a climbing wall and a full line of fitness equipment and classes.
The Mauldin Cultural Center, located adjacent to the sports center and a stone’s throw from City Hall, continues to serves as a resource for the community by housing the Greater Mauldin Chamber of Commerce and various civic groups. Event atten-dance and building usage continues to set new records for the entity. “Expect Greater Things” to begin to occur as we make en-hancements to this facility in the coming months.

Mauldin offers a complete package to businesses large and small and to the employees who help make those enterprises successful. Employers can have
their needs met and still offer their workforce a wonderful qual-ity of life.
“Everything you could want is here,” Mauldin Chamber of Commerce Presi-dent Pat Pomeroy said. “You live a life of not being in a big town, your children go to great schools. You have great medical care. Property is affordable. The recreation department is one of the best. There are many activities for chil-dren – the parks, the recreation center, the YMCA.”
Business owners find a group of peers that is ready to lend a hand and a city administration that values its business residents, Pomeroy said.
“You can work well with the city,” she said. “If you have an issue, it is addressed. The mayor attends everything we do. That says a lot about our city. When you see that, you know you are liv-ing in a good community. The Cultural Center is bringing in music and plays. We are all working toward the same goal – to provide as much as possible for residents, while working together.”
Mauldin Planner and Economic Development Director John Gardner said Mauldin is ideally located close to infrastructure and transportation needed for businesses, but also with easy access to locations that offer recreation and arts opportunities for families.
“Clemson is within about 40 minutes,” Gardner said. “We are ideally situated in terms of access. That continues to be a real selling point. There are a lot of quality of life things that are positive for us, too.”
A broad spectrum of home prices and options are available.
“Everyone can find a suitable and de-sirable place to live – from the guy who sweeps the floor to the CEO,” Gardner said.
And steps toward an even brighter future are happening every day. Land-scaping and storefront improvements are creating an inviting and welcoming atmosphere.
“There will be some landscaping on (Interstate) 385 that makes the approach more attractive,” Gardner said. ‘There’s
not a lot of vacant retail space in Mauldin.”Having convenient access to a wide variety of restaurants,
shopping and more allows local residents to have their needs met nearby, a fact that creates a better quality of life for those

nesses,” Gardner said.Kerrie Daze, owner of The Buttercream Bakehouse,
is one of those retail businesses that add to the area’s quality of life. Daze said her location on Butler Road has proven to be ideal, offering easy access for times when she is catering events and positioning her business in a location that is convenient for customers.
“We can do a lot from where we are,” she said. “It was a good property for the investment. Everywhere we deliver for weddings and parties, it’s quick.”
Open for just over 1½ years, The Buttercream Bake-house has expanded its services to include lunch five days per week and specialty trays for the holidays.
Daze said the continued growth of her offerings is in response to the needs and desires of area residents.
“We do get a lot of repeat customers,” Daze said. “We are growing and adding. We are trying to keep building our business.”
But just as important as the business’ convenient lo-cation is the opportunity to connect with Mauldin resi-dents who have welcomed the bakery and its owner.
“We have really nice people here that are interested in their community,” Daze said. “They are diverse and open-minded and they have a high standard of living.”

Mauldin residents have access to arts, music, family activi-ties and more — right in their
community. The Mauldin Cultural Center has become
a hub of activity for local residents and those who visit the city. The 2012 season provided many opportunities for nights on the town, learning new hobbies and shar-ing time with family and friends.
“This was our first year of structured pro-gramming,” said George Patrick McLeer, the center’s executive director. “It went very well. We hosted over 50 artists, including our musicians and our teachers. It was a really big year. If you add up everything we do per day, we had almost 1,000 events and reached almost 30,000 people.”
The Railroad Concert Series brought a variety of music to Mauldin.
“Our crowd for just our concerts came from all around,” McLeer said. “The longest trip came from Cincinnati, Ohio. Our reach is pretty wide.”
The center has a full schedule of diverse programming for the 2013 season as well.
“Next year, we continue our railroad concert series,” McLeer said. “It brings national, regional and local bands to Mauldin. Our focus is to have that always be a way for anybody to enjoy a live concert at a low cost.”
For 2013, the center will offer “name your own price” concerts, allowing patrons to buy tickets for what they think the event is worth.
Other events include performances by comedians James Gregory and Gary Conrad, as well as Viva las Divas: A Celebration of Jazz and Blues.
Mauldin Cultural Center will once again host a dinner theatre show, Theatre on the Side. The 2013 performance will be “Moth-erhood Out Loud.”
“It’s a collection of stories from the perspective of being a mother, from childbirth to going to the park to dealing with other mothers,” McLeer said. “It’s funny and it’s touching and it opens your eyes to what your mother went through.”
Spring will see the return of one of the center’s most popular events. Trains, Trains & More Trains, a showcase of model trains,
returns to the Mauldin Cultural Center in 2013. The event is in its fourth year and is coordinated by the Greater Mauldin Chamber of Commerce.
“We’re going to have four rooms of trains this year,” Pat Pome-roy, director of the Greater Mauldin Chamber of Commerce, said. “We have people coming from all over — North Carolina and Virginia.”
Admission to the train exhibit is free. In 2012, as many as 5,000 people attended.
“We’re adding more,” Pomeroy said. “We could actually fill the center with trains because we have so many people calling us. I was delighted that the Chamber was able to bring this to Mauldin.”
Throughout the year, Mauldin residents have access to a vari-ety of classes and workshops at the Mauldin Cultural Center.
“Everything we do is done by the community,” McLeer said. “Our teachers get to choose their lessons and we publicize it for them.”
Offerings include dance classes, guitar and woodwinds les-sons, a harmonica workshop, drawing, creative writing and more. Some classes are offered by Furman’s Learning for You program. The Piedmont Woodcarvers Club, which meets at the center, of-fers a woodcarving workshop as well.
Mauldin Cultural Center now offers a membership program which will further connect local residents to the center and its partner organizations.
“Since we host 30,000 people a year, odds are your neighbor has been here,” McLeer said. “Membership is a great way to be part of your community. We’re helping to create some community identity by doing that.”

Mauldin’s community organizations are making a differ-ence that impacts local residents, the greater commu-nity and even lives around the world.
Mauldin Miracle League gives children with special needs the chance to play baseball. The league’s field at Sunset Park has a spe-cial surface that allows children who use wheelchairs to play just like their peers.
“Next year will be our ninth year,” said Dennis Raines, Mauldin’s mayor and director of Mauldin Miracle League. “We do a spring season of about eight weeks. Our fall program starts the Saturday after Labor Day and goes through the end of October.”
The organization relies on volunteers to make games a reality.“We are on all-volunteer board,” Raines said. “All the funds we
raise go to buy uniforms and for special events.”
One of those special events is a highlight of the year for players, parents and volunteers. Each year, the Greenville Drive hosts the team.
“Our kids will go out there and play a game and the Greenville Drive will buddy with our kids,” Raines said.
The event is fun for the children and heartwarming for the Drive players. Before the first event ended, there was already talk of mak-ing it an annual program.
“The players start asking when we’re coming,” Raines said. “They’ve been a fantastic partner with us.”
Raines said children have come from as far away as Anderson, Pickens and Hendersonville, N.C., just to play ball.
“The cost to play is $40 per child, but we make it extremely vis-ible and clear that scholarships are available,” he said. “We’re not just a Mauldin program. We never turn a child away. If they don’t have the $40, we don’t turn them away. We don’t close registra-

tion. We’ll take a child from any location.”But Miracle League is more than a game.“We provide an hour or two outlet for
the parents,” Raines said. “We encourage them to go sit in the stands and watch their kids.”
The program also serves as an unofficial therapy of sorts for the children who par-ticipate. They gain physical skills but also gain confidence. Raines noted one child who would barely communicate when he began the season.
“He was almost too shy to lift his head,” Raines said. “Before the season was over, he was on the TV news. He was all grins and run-ning all over the place.”
In another case, a child began Miracle League with braces on both legs. By the second year, he used crutches.
“The third year, he laid his crutches on home plate and walked around the bases,” Raines said.
The program can change the lives of children who – many for the first time – are part of a team.
“They are included, not excluded,” he said. “They don’t feel threatened on our field.”
And just next door, all children can enjoy an inclusive play-ground that is wheelchair accessible and includes equipment for all abilities.

“We got tired of watching kids in wheelchairs sit back and watch their sib-lings play,” Raines said.
Another long-standing service orga-nization, the Mauldin Rotary Club, has provided decades of service to members, the community and around the world.
John Yost, pastor of Messiah Lutheran Church and president of the Mauldin Rotary Club, said the organization is the
largest civic club worldwide.“The whole motto of Rotary is ‘Service above self,’” he said. “Even
the symbol — the spokes — represents a rotary of vocations.”The members, who come from all walks of life, come together
weekly to network and work together in service to the community. Recently, members visited local schools, providing a dictionary to every third-grade student in Mauldin’s public schools. Members had the opportunity to talk with students about the importance of literacy.
The club provides financial and volunteer support for Mauldin Miracle League, as well as God’s Pantry. Each Christmas season, the group serves as bell ringers for the Salvation Army. And interna-tionally, Mauldin Rotary, along with 10 other clubs in the area, sup-ports a literacy project in Haiti. The club hosts a golf tournament each October that raises funds to support charitable efforts.
“Along with that, you have a network of people in different vocations, that go to different churches and live in different neigh-borhoods, but we live or work in Mauldin,” Yost said.
The club meets each Tuesday at noon at the Mauldin Cultural Center, in a community room the group helped to renovate.
“We work together and we build friendships,” Yost said.

For all ages and a wide variety of interests, Mauldin offers an abundance of recreational opportunities.
The Mauldin Sports Center provides a location for exer-cise and fun. As a bonus, Van Brannon, the city’s recreation direc-tor, said residents build friendships in the process.
“We have a huge variety of fitness classes, including Zumba, which is a hot thing,” Brannon said. “We have a full day of fitness classes every day. The walking track is also very popular and gets a lot of use.”
The facility boasts a double gym and a rock climbing wall.“We thought the wall would be a unique feature that would set
us apart,” Brannon said.The facility’s programs span ages and interests.“We have something for everybody — from 4 years old to 104
years old,” Brannon said. “We have a Fit Kid program which gives kids an opportunity to do some things while their parents are
working out.”Brannon said the center is an important meeting spot for city
residents.“The Sports Center has become a city hub,” he said. “A lot of
relationships have been formed because of the center.”Nearby, the GHS Family YMCA offers an indoor and outdoor
walking track, a seasonal swimming area for children, and an addi-tional heated outdoor pool that’s available year-round.
“In October, we put a bubble over it, so in a sense, it’s indoors then,” Jessica Ward, the facility’s membership director, said.
The facility also features a cardio theater — a spacious room with an extra-large, theater-style screen.
“It plays a different movie every day, and there are 30 pieces of cardio equipment in there, so people can watch a movie while they work out,” Ward said.
For those who prefer to get their exercise outdoors, the city op-erates several parks — City Park, adjacent to Mauldin High School; Springfield Park, near Mauldin Sports Center; Pine Forest Park off

“We just completed a pas-sive park, City Center Park, right next to the Mauldin Cultural Center,” Brannon said. “It has a huge walking trail and that’s where the new amphitheatre is located. The veterans memorial is also located there.”
The parks offer several ball fields, playgrounds, basketball courts and walking paths, and Sunset Park is home to a wheel-chair-accessible playground and to the Mauldin Miracle League, a baseball league for children with special needs. The Miracle League field also hosts an adult wheelchair soft-ball league, as well as tourna-ments for the sport.
Brannon said the city offers adult sports leagues, including flag football, volleyball, softball and basketball. Adult players may soon see the return of dodgeball and kickball as well.
“We are looking to expand our adult program,” Brannon said.
For youth, the city offers baseball, softball, football, basketball and cheerleading.
“In a calendar year, we have 2,000 – 2,500 participate,” Bran-non said.
Senior adults can access a variety of programs at the Ray Hopkins Senior Center.
“That’s a growing program,” Brannon said. “We offer card games, and arts and crafts.”
Staff members from the sports center offer fitness class-es at the Senior Center. Partici-pants at the senior center are also offered computer classes, workshops, community service opportunities and more. Senior adult groups often hit the road for day trips and about once each quarter, the senior center offers an overnight trip.
Throughout the year, Mauld-in’s recreation department offers family-friendly events. In 2012, the department held an
Easter egg drop that Brannon said was wildly popular.
“We had 8,000 – 10,000 people show up,” he said. “It was the most people I had ever seen at Sunset Park.”
In September, the city hosts its Barbecue and Family Festival.
“This was our second year and it was very successful,” Brannon said.

When the morning bell rings at Mauldin Middle School, more than 1,200 young faces head in
for the school day. Mauldin Middle School is one of several
schools serving area residents and offer-ing education that is attractive to new businesses and their employees. The school philosophy reflects the notion that improvement is always possible and expected.
“Because of our motto, ‘Expect the Best,’ we do have very high expectations for our children,” Principal Rosia Gardner said. “They hear that from me and from our teachers. We realize that not all of our chil-dren can make A’s and B’s. Even if a child has all F’s and brings them up the next quarter, we recognize that improvement.”
The school benefits from exceptional support from parents. Gardner said a glance at the crowd at a PTA open house reflects the involvement of parents in their children’s education.
“We have standing room only,” she said.
“We have very supportive parents.”The school is in its 14th year and it con-
tinues to grow. Its highest attendance was approximately 1,350 students, but that was prior to the opening of the new Beck Academy and the redrawing of attendance zones which reduced Mauldin Middle School’s population. Since that time, the number of students has steadily increased.
Gardner said part of what makes the school so attractive to families — and thereby makes the area attractive to new residents — is its fine arts program. Mauldin Middle School offers band, chorus and strings. Students also have access to a championship athletics department, and many students play for Mauldin High School while still in their middle school grades.
“Our band program is just out of sight,” Gardner said. “We have over 300 children and two band directors. We have a wind ensemble and we also have a drum line. We have many, many students who want to participate, and they have to audition to participate in those groups.”
In the classroom, the school is just as impressive. Gardner said the high expecta-tions also extend to faculty and staff mem-bers. The school boasts several National Board Certified teachers.
Mauldin Middle School receives support from local business partners who assist the school through fundraising and sponsor-ship efforts and through events like Career Day, which brings in community members in various occupations and professions to talk with students about career options.
“We have a definite interest in working with the community,” Gardner said.
Expecting the best permeates every area of the school.
“We have a very positive atmosphere,” she said.
Visitors are acknowledged when they enter the school, even if staff members are occupied.
“It’s the positiveness we try to impart — the friendliness and openness to our visi-tors,” Gardner said. “We realize we are here because of the children and because of the parents.”

Children in South Carolina are required by law to attend public or private school from age 5 until their 17th birthday, unless the parent or legal guardian signs a waiver. Waiver forms are available at local schools.
Children who will be 5 years old on or before Sept. 1 must enroll in public or private kindergarten unless the parent or legal guardian signs a waiver. Children who will be 6 years old on or before Sept. 1 must enroll in first grade. Children who will be 4 years old on or before Sept. 1 may qualify for 4K programs offered at schools and centers in Greenville County.
To enroll a new student in kindergarten or first grade, a parent must present the following at registration: birth certificate, properly completed immunization certificate or religious exemption certificate, and proof of residence.

Students are required to attend at least 85 days of each 90-day semester and at least 170 days each 180-day course as well as meet all minimum requirements for each course.
Greenville County Schools operate on a staggered schedule to minimize bus delays. School start and end times may vary a few minutes.

Eric Bour, president of Hillcrest Me-morial Hospital, the Greenville Hos-pital System’s Simpsonville Medical
Campus, is committed to working with Mauldin’s city officials to make sure the hospital serves the needs of the commu-nity and is a valuable partner to the city. Bour said the facility will be more involved in community outreach. “We are hoping to participate with Mauld-in Miracle League next spring,” he said. In addition, Bour said the revitalization of the Laurens Road-Butler Road intersec-tion makes it an important part of the community.“We’ve had a few early discussions about a Greenville Hospital System presence in that corridor,” Bour said. “I think there’s definitely some interest.”
Debbie Gresham, manager of customer and volunteer services at Hillcrest Memori-al Hospital, also serves on the board of the Mauldin Chamber of Commerce. Bour said her service reflects the facility’s support of the Chamber and the business com-munity. In addition, Bour said the hospital’s advisory committee is changing to better meet the needs of local residents.“We are in the process of retooling the purpose of the Advisory Committee to serve more in an advisory capacity,” he said. “We have a community we serve and we need to make sure the community is well served here.”From a medical perspective, Bour said the hospital continues to grow and develop, offering expanded services as needed.“We are a full service hospital,” he said. “We have a 24-hour, seven days a week emer-
gency department.”The campus offers medical and surgical services, outpatient services, a sleep lab, and pulmonary rehabilitation. One of the latest additions is that of a pain-manage-ment specialist who serves at Steadman Hawkins Clinic of the Carolinas. For after-hours care close to home, MD 360 now has a location at Woodruff Road and Verdae Boulevard.“If the patient needs to be admitted or needs imaging, they will end up here,” Bour said. As the needs of Mauldin residents change, Bour said GHS is prepared to listen. “Making sure we stay connected to our community is the absolute key to this,” he said. center and a comprehensive trauma center at its downtown campus, also offers care close to home at Hillcrest Memorial Hospital, MD360 Convenient Care and at several new medi-cal practices on Georgia Road.The St. Francis Millennium campus, located very near the city of Mauldin on Laurens Road, is poised to grow to meet the needs of Mauldin and the nearby community. Currently, the facility houses Upstate Cardiology, with almost 20 physician special-ists in cardiovascular care, the Institute of Chronic Health, which includes “HealThy Self” programs for cardiac/pulmo-nary/vascular fitness, the Early Detection Center with pro-grams that focus on prevention through treatment of chronic disease, and the St. Francis Sleep Center. After-hours urgent care and some oncology rehabilitation services, such as yoga and therapeutic massage, are also offered at the facility.

GHS is a not-for-profit hospital and research medical center that offers a variety of health services and facilities, including Greenville Memorial Hospital, Children’s Hospital, Cancer Center and Roger Peace Hospi-tal-Rehabilitation. It has medi-cal campuses in Greenville, Simpsonville, North Greenville, Greer and Greenville’s Eastside. GHS is part of an innovative partnership with Palmetto Health to jointly own the Bap-tist Easley Hospital in Easley. GHS has physician practices in Greenville, Laurens, Pickens, Oconee and Spartanburg counties.
Greenville Memorial Hospital (864-455-7000) is located near downtown Greenville. It offers a full range of cardiovascular, diagnostic, oncology-hematology, neurologic, pediatric and women’s services. The 746-bed hospital serves as a regional referral, teaching and research facility. As home to a Level 1 Emergency Trauma Center, it provides emergency services for severe injuries 24 hours a day.
The Children’s Hospital (864-455-8860) has pediatric specialists in cardiology, endo-crinology, gastroenterology, hematology-oncology, neurol-ogy, ophthalmology, pulmon-ology, sleep disorders, surgery and urology. It has a Level 3 (most advanced) Neonatal Intensive Care Unit, Children’s Emergency Center staffed entirely by pediatric specialists and Greenville’s only pediatric ICU. It has one of the country’s few developmental-behavioral fellowship programs. Child life specialists are available to help children undergoing proce-dures. A children’s outpatient facility is located on the GHS Patewood Campus.
The Cancer Center (864-455-7070) is a recognized regional multi-disciplinary center offer-ing research, advanced patient trials and patient-centered care including chemotherapy and
radiation oncology, outpatient support services including an oncology rehab-and-exercise program and an education center. It includes the Institute for Translational Oncology Research, paving the way for new breakthroughs in rapid drug development, diagnostic discovery and advanced can-cer care. Its Blood and Marrow Transplant Program offers con-
tinuing accreditation by the Foundation for the Accredita-tion of Cellular Therapy (FACT) for autologous stem cell trans-plantation and collection.

Companies of all sizes are finding Mauldin to be the ideal location
to do business, with easy ac-cess to highway and rail trans-portation, and a climate that is friendly to businesses and their employees.
John Gardner, Mauldin planner and economic devel-opment director, said the city is celebrating its growth and looking forward to new enter-prises in the coming years.
While small businesses may provide a community’s backbone, large corporations increase the area’s profile and serve as both community part-ners and important sources of employment for local residents.
“Siemens has located an assembly operation at Brook-field South,” Gardner said. “It’s a Fortune 500 company that is a big welcome addition to the community. BASF acquired Cognis. They are a top-shelf chemical company and are a real positive addition to the community.”
Gardner said other companies are currently looking at sites in the Mauldin area because the city has much to offer.
“Location is big,” he said. “We’ve got excellent regional highway ac-cess. We have a lot of sites that are rail served. Between our access to Interstate 85, Interstate 385 and Highway 276, we are at the hub of the Upstate. You can access just about anything within 20 to 30 minutes.”
Gardner noted the area’s proximity to the Greenville-Spartanburg Airport, as well as to large employers including BMW and ZF Trans-missions, as important factors for businesses when they consider locating in and near Mauldin.
Small businesses are attracted to city growth and revitalization efforts downtown, according to Gardner. The openings of Chicora Alley restaurant and Dunkin’ Donuts signaled a resurgence that fo-cuses on meeting the needs and wants of residents and visitors right at home.
“Those are positives that will begin to create renewed interest in the market,” he said.
The Mauldin Cultural Center has also played a role in creating a
city center and attracting busi-ness owners to Mauldin.
“I think we are in a good posi-tion to implement a downtown plan that can be an important tool,” Gardner said.
Mauldin Mayor Dennis Raines said the city is thrilled by the new additions.
“We were obviously very excited about Siemens coming in,” he said. “They are a top-tier company and we were very excited about that.”
City officials are looking to the future with a site on Old Stage Road that is ripe for industry. Raines said the loca-tion is in the “sweet spot” for companies that need access to infrastructure and for those who want a site that is ready for construction.
The 34-acre site is poised to host a company that needs to grow quickly.
“It is certified by the S.C. Department of Commerce as a certi-fied industrial site,” Gardner said. “There are only two of those in Greenville County and that is the only one with rail access. GE moves all of their gas turbines in and out on that line, so there is good service there.”
Certification by the S.C. Department of Commerce means the site is ready for a company to put shovels in the dirt, with a path through potential red tape already cleared.
“If you pick that site, you know you can start building as soon as you get the bulldozers there,” Gardner said.
The zoning has been deemed appropriate for industrial devel-opment, the soil has been determined to be of sufficient quality for industrial buildings, and there are no threatened or endan-gered species on site, Gardner said.
“There are a number of industries and site selection consultants who don’t bother to look at sites that aren’t certified in some way,” Gardner said. “This eliminates a big part of the due diligence in determining that the site can be used for industrial use.”
Gardner said the community is continually improving and growing toward the future.
“Every month, Mauldin gets a little better as a place to live and do business,” he said. “We are going to work to continue that.”

Bert Dixon is happy to see a full house.As co-owner of Chicora Alley, Dixon brought a down-
town Greenville favorite to Mauldin and gave local resi-dents a new, convenient dining option.
“We’re happy,” he said. “Mauldin people seem to be happy we’re here.”
The recently opened restaurant has been a hit with local din-ers. Dixon said the Greenville location is different than Mauldin. The Greenville restaurant features live music and tends to draw customers who dine later in the evening. The Mauldin location is smaller and brings in families who eat earlier.
“We’ve been full to capacity most nights,” Dixon said. “It’s a dif-ferent ball game, but we love it. We have good businesses next door that seem to be busy all the time. I’m sure we’ll be beneficial to each other. We look forward to a good future here.”
Just down the street at Moonstruck Specialty Store, owner Pam Harris, who also lives in Mauldin, said her store’s unique offerings bring in customers from all over the state.
“I have people drive from Columbia and Charleston,” she said. Harris is an active member of the Greater Mauldin Chamber
of Commerce. She recently hosted the Chamber’s women’s net-working group at an after-hours shopping event.
“We joined the Chamber before we opened our doors because it’s a good networking opportunity,” she said. “We like to support our local businesses.”
Mauldin Chamber of Commerce President Pat Pomeroy said retail growth in Mauldin continues. The city has expanded its eco-nomic reach through annexation of a portion of Woodruff Road, including locations such as Tavern 24. That annexation, coupled
with an improving economy and a revitalization of many older retail locations, has expanded the Chamber’s membership as well. The Chamber offers business owners the chance to meet and network with their peers and strengthens the community they share.
“If you want to grow your business, you need to meet people face to face,” Pomeroy said. “You can attend everything or you can pick and choose what works for your schedule.”
Harris said Mauldin has proven to be a great location for her store. She strives to offer something just a little different, including gourmet food, clothing, lotions and more.
“When I opened my store, I wanted things to be really and truly different,” she said. “If I find a line I’m selling is available in a big box store, I drop it. I have quite a few lines that no one has within 300 to 400 miles of me.”
Staying ahead of changing trends and new product introduc-tions keeps Harris’ schedule full.
“It’s constant,” Harris said. “I actually hand pick everything. I don’t order anything over the Internet. I want to touch it. I don’t order it unless I touch it, feel it and know it’s good quality.”
Harris said she is also working to include a larger inventory of items that are made in the United States.
Owning a unique but ever-changing business has kept Harris busy, but she makes time to help other small-business owners. She said that is an important part of giving back to the com-munity, and she encourages others to get involved and support other local business owners. Harris has found ample opportuni-ties for that kind of networking through her involvement with the Chamber.
“If anybody asks me questions, I help them as much as I can,” she said. “There is no one thing that works for every business. You can apply some of the same principles but not everything is the same. But social networking is very important.”

Jody Caldwell wanted to make connections with residents and other business owners when he opened Image Collision Repair’s Greenville location in early 2012. The Greater
Mauldin Chamber of Commerce has proven to be a great way to do both.
“We thought a good way to be involved would be to join the Chamber of Commerce,” Caldwell said.
Caldwell set up a meeting with Chamber Director Pat Pomeroy.
“She came over and was just a lovely lady,” Caldwell said. “I think she does a fabulous job. I could see the passion in her presentation — it was genuine. It wasn’t a driven thing for numbers.”
Caldwell said he has been surprised at every turn by the support the community and the Chamber’s members have provided.
“We joined and the Chamber set up an open house with us,” Caldwell said. “It was a great turnout. These folks are for real. They realize what it takes to build a strong business stance in
the community. Celinda Marshall was ready to leave the Chamber’s member-
ship rolls soon after she joined. Marshall, a financial adviser with Edward Jones, wasn’t sure the organization could meet her needs.
“When I first joined the Chamber and went to the events, it was mostly men,” Marshall said.
Instead of leaving, Marshall took the reins of the problem and made important changes that are benefiting many local busi-ness owners. Marshall met with Pomeroy and asked about start-ing a women’s group for female Chamber members.
“I went out and asked women who were small-business own-ers,” Marshall said. “We made a committee and we started to have events.”
By all accounts, those events are a rousing success. The group recently held an after-hours shopping event at Moonstruck Spe-cialty Store and as many as 50 women turned out for fun and networking. The group hosts regular programming, including an elegant Christmas luncheon.
“Usually, they are really fun events,” Marshall said. “We usually have a networking time but there is a lot of fellowship, too. A lot

of women have built their busi-ness that way. It’s a comfortable way to meet business owners.”
Members of the group often bring guests, lending to the friendly atmosphere. Events are sometimes out of the norm for business groups, allowing the women to build friendships as well as business relationships. Marshall said past events have included line dancing and karaoke.
“It’s a really good, warm group of women,” she said. “It’s really great. We always have something new on the horizon.”
Marshall said the Chamber has something to offer all busi-ness owners, but those who get the most out of their Cham-ber membership are the people who participate and get involved on a regular basis.
“The more you give the Chamber, the more you get back,” she said. “You need to be active to help build your business. There are so many opportunities to get involved.”
Throughout any given month, the Chamber has a full slate of networking, learning and service opportunities, in-cluding Business After Hours, networking groups, ribbon cuttings, lunch and learn pro-grams and more.
Marshall said sponsoring a large number of events means members can find something to suit their schedule.
“Pat wants to give you ev-ery opportunity to build your business,” Marshall said. “If your business is busy in the morning, there are oppor-tunities at night. It’s a great
opportunity to meet other people, build your business — and there are a lot of opportunities to help Mauldin.”
Caldwell said he has been welcomed with open arms.“It’s a close-knit community that really is passionate about
what they do,” he said. “That’s unusual these days. They are very much in it to win it. I was very impressed and still am. I would join again in a minute.”
