BIM INITIATIVES IMPLEMENTEDBY SUB-CONTRACTORS
SUB-CONTRACTORS
o Building Services and Structure trades took part in BIM process
o Combination of software packages used
o Consultants models utilised to move objects and coordinate services
o Mechanical Subcontractor (Allstaff) acted as lead trade
o Opportunity of the process established by Client and Design Team
![Page 13: Aleks Baltovski](https://reader033.vdocuments.site/reader033/viewer/2022052618/554a280fb4c90520578b4aeb/html5/thumbnails/13.jpg)

BIM INITIATIVES IMPLEMENTEDBY PROBUILD
PROBUILD
o Shared role as BIM Manager (Navisworks)
o Established a BIM Implementation Plan to define:
Rules of engagement
Level of detail to be provided
Technology required
File format to be used
Segments to work on
Set targets and monitor progress
o Chair weekly coordination workshops
o Educated site staff how to use technology on site

Key uses for BIM process:
1. Visualisation of the building2. Clash detection3. Estimating4. Interrogation of documents5. RFI process and queries6. Design change management7. Setting out on site8. As-Built (untagged) model
AS-BUILT MODEL (UNTAGGED)PROVIDED TO CLIENT

THE BENEFITS OF BIM -OUR UNDERSTANDING
• BIM is a ‘Process’ not defined by a single word
• Much broader concept of BIM
• Exploring design and construction options
• Explore construction methods & sequencing options
THE BENEFITS OF BIM -OUR UNDERSTANDING
• Programming monitoring
• Improved understanding of deliverables:
Construction detailing
Fire rating
Acoustic rating
• Just a tool – should not rely on it for everything
![Page 21: Aleks Baltovski](https://reader033.vdocuments.site/reader033/viewer/2022052618/554a280fb4c90520578b4aeb/html5/thumbnails/21.jpg)

CONTRACTOR & SUBBIES
• Exchange of information – earlier is always better
• Steel and Façade Shop Detailer Employed by Probuild as a sub-contractor
Engaged and involved earlier
• Earlier input by Managing Contractor and sub-contractors
• Client to have an understanding of what BIM is and be involved earlier
• All elements to be modelled
• More detail in models is always better
• Consider Mechanical sub-contractor to model the electrical services for the projects
Lessons Learnt

CONSULTANTS
> Doubling up of models:
- Architect built their own structure model
- Model by Structural Engineer not used
> Insufficient time given to sub-consultants to update models
> Façade and structural steel model issued to Architect to review for information. Proposal rejected in lieu of reviewing 4000+ shop drawings
> No need to model item to huge level of detail
- A box with size, name parameters is OK
- If lucky a tag to a PDF file of Tech Data sheet would be ‘like super awesome’
FEEDBACK FROM SUB-CONTRACTORS
‘For a research facility such as MUNH, without BIM we would have struggled’.
‘The BIM process is recommended for all complex projects such as research and residential’
‘Hypothetically…if the project was delivered under traditional 2D process there may have been for example 100 issues to resolve. With BIM it has reduced this number to 25’.
Summary of the number of RFIs:
- Mechanical = 239 total- Electrical = 107 total- Hydraulics = 104 total- Wet Fire = 15 total- Dry Fire = 41 total

KEY ASPECTS TO REMEMBER:
Sharing Knowledge and Experiences – to maintain momentum of the BIM movement
Keep an open mind and be flexible when embarking on the BIM journey
Be bold and be brave and always look at the glass as half full
Embrace the spirit of Collaboration –use MUNH as an example
Thank you for your time
