From our 13 unique halls to private accommodation, from contracts to costs, this brochure will take you on a step by step guide, showing everything you’ll need to secure your own special place where you’ll study, socialise and grow in this diverse and vibrant capital city.

Before you move
Guarantors and up-front rent For some of our halls, and for most private accommodation, you’ll either need a guarantor (someone based in the UK who agrees to pay your rent if you can’t) or you’ll need to pay a large proportion of your rent in advance.
Hall security24-hour CCTV covers the inside and outside of every hall. You’ll get an electronic card or fob when you arrive so you can get in and out. Staff are on hand at all times and there is a dedicated 24/7 presence from Residence Managers.
Your ID numberAs a UAL student you have a unique student ID number. You’ll need this when you apply to live in halls. Contact your College office if you have any queries.
Utility costsAll our hall rental prices include electricity, water, gas and high speed internet. Contents insurance is also included, but check the terms in case you have items of high value that need extra cover. On-site laundry facilities cost about £5 per week.
ContractsWhether you’re living in halls or a private property, you’ll need to sign a tenancy contract. It’s a legally binding document so it’s important to read it. Look out for details like the rent you’ll be paying each month, when it starts and ends, any deposit and admin fees, and what to do to start or end your agreement early.

TV LicenceYou’ll need to buy a TV Licence to watch live broadcasts on any device, including a computer or tablet. Find out more at: tvlicensing.co.uk/students
Getting aroundLondon’s an amazing city, but it’s also large. A commute to your College could take 45-60 minutes so it’s worth downloading the Citymapper app to plan your journeys around town. Check out tfl.gov.uk for other useful travel information.
Duty of care agreementIf you’re under 18 at the start of your contract, you’ll need your parent or guardian to sign a duty of care agreement. Find out more at: arts.ac.uk/accommodation

InventoriesAn inventory is a document listing every item in your room. You should complete this as soon as you arrive to make sure you get your deposit back at the end of the year, and avoid charges for missing items or previous tenant damage.
Payment When you accept your offer you will need to pay advance rent, a deposit and an administration fee. The amount will vary slightly depending on which hall you choose. You will also need to set up a rent payment schedule – you can choose between a full yearly payment or three termly payments.
How to apply to live in halls
Hearing backIf you apply in May 2017, you’ll receive an accommodation offer via email about three weeks after you apply. For courses starting in September 2017, offers are made every month from May. Offer dates are available on our website. It’s best to apply early to avoid disappointment.
Accepting an offerYou’ll have at least seven days to accept or decline an offer (this may vary during term time). If you’re staying at a UAL managed hall you’ll need to log in to your accommodation account to read and agree to the regulations and tenancy contract. For partnership halls, you will need to sign your tenancy and contract and go through the acceptance process. You will receive an email that confirms your offer has been accepted successfully.
Arriving earlyIf you arrive early, you might need to find alternative accommodation before your tenancy starts. We recommend searching your local area to see if there are places you can stay near to your new hall.
Sometimes you can check in early, but let us know if you can’t as we may be able to help you find an alternative place to stay.
Please note if you can check in early, you will be charged for the extra nights.
Applying onlineTo apply for your accommodation you need to register for an account online at arts.ac.uk/accommodation and create a password. To do this, you’ll need your student ID number (this should have come with your UAL offer letter) and your personal email address. You will receive an automated email which contains a link that you are required to click on to activate your account.
Once you’ve registered, simply log into your account to fill in the application form with your personal details and your five preferred halls and room types. Please note you can choose more than one room type per hall as one of your five options. After you’ve submitted the form you’ll get an email to say we’ve received it and which halls you’ve applied for.
When to applyApplications for the 2017/18 academic year open at the start of May 2017.
Please note only full time UAL students can apply to live in the halls.

Social RepsEach hall has at least one dedicated Social Rep to welcome you and help sign you up to the fun activities.
They are at the heart of the social programme and run all of the events, most of which are free!

Wellbeing Peers Moving away from home can be a big change. Your Wellbeing Peers are available to you if you need support, whether you need advice in looking after your health, managing your stress or anything affecting your day to day life. There are up to three weekly drop in sessions in each hall and you can chat about absolutely anything.

24/7 Residence Managers All our halls are staffed 24/7 and have either a Residence Manager or Accommodation Manager who runs a team in each hall. This can comprise security, cleaning and maintenance staff to make sure the building is in excellent condition and to keep you safe.
Your Residence Manager is responsible for the day to day management of the building and ensuring tenancy agreements are managed correctly. You will usually find them in the main office of your hall or in and around communal areas carrying out their duties.
They also deal with any welfare issues or queries that you may have, no issue is too big or too small. You can always contact your Residence Manager (or any member of the onsite team) for help about anything to do with living in halls, advice on the local area or if you just need someone to chat to.

Events in hallsFor some of the events you won’t need to go further than your common room! There are a range of activities that take place in the halls every week including Afternoon Tea and movie nights.
Explore LondonLondon is one of the most vibrant and multicultural cities in the world. The Social Programme is a great way to explore your new home, with trips to the theatre, art galleries, boat parties and much more!

International Student House International Student House arranges social and cultural events throughout the year, including free cinema screenings every Sunday, discount tourist trips around Europe, and sports events. You’ll automatically become a member when you join UAL so you can get involved for free. Find out more at ish.org.uk Electrical items
You’ll need adaptors for your electrical items as UK plug sockets aren’t compatible with non-UK plugs. You can buy them from airports or shops across London. Remember to check your items are compatible with the UK’s 220–240V / 50 Hz power supply (not standard in North America). Please leave any ‘cube’ style adaptors at home as they aren’t allowed in the UK for safety reasons.

Airport pick-upWe offer an airport collection service if you’re a student coming to UAL for the first time from a non-EU country. Search ‘Airport Collection’ at arts.ac.uk for more details including price. Please make sure you book at least three days in advance of your arrival date.
Getting supportIf you’re worried about money, immigration, your physical or mental health, working while studying or anything else, our teams are on hand throughout the year. Search for ‘Student Support’ at arts.ac.uk. You can also book an appointment or drop in to see us at 272 High Holborn.
Sorting out visasWhen completing your visa application you’ll need your new UK address including the postcode. If you don’t know the address, you can include our contact details and say that your Tier 4 sponsor is arranging your accommodation. Please note: Many of our tenancy contracts last for 42 or 51 weeks and your visa may not cover this whole period. We cannot release you from your tenancy early if your visa is for a shorter period than your tenancy contract. If your arrival to your accommodation is delayed due to visa problems, get in touch with us so that we can offer advice.
Keeping yourself safeIt’s important to take care of your personal possessions and be sensible when walking around London. Search for ‘international’ on our website for useful safety advice from the British Council.
Studying abroad is an amazing opportunity. It’s your chance to discover different cultures, different ideas – even different sides of yourself. But it’s important to have support, so here’s some useful information before you make the big move…

Five top tips
1. Go to lots of viewings in London. Only pay once you have viewed the place in person and you’re sure you want to move in.
2. Be on top of your paperwork. Have your documents ready for reference checks, and keep all documents you are given, including texts and emails.
3. Always have a record of your payment. Avoid paying cash, and always get a receipt for your payment.
4. Make sure you pay rent to a real landlord and not other tenants, or even a fraudster. Do not pay rent to another student.
5. Make sure you read the contract carefully. Check it contains everything you have discussed and agreed with the agent or landlord.

Finding a placeManaged by our colleagues at University of London Housing Services, housing.london.ac.uk is UAL’s list of approved landlords and agents. Remember that you must view accommodation offered by private landlords and agents in person before you pay any money.
Independent halls of residence There are many independent halls available in London. Independent halls are similar to UAL halls, but you will be living with students from other colleges and universities. check housing.london.ac.uk or nationalcode.org.uk.
Letting agents A lot of properties are marketed by letting agents. Legally, letting agents need to be members of a redress scheme, such as the Property Ombudsman (TPOS). Lettings agents must also advertise their fees and charges in advance and are not allowed to ask you for money until after you have viewed a property and want to accept it.
CostsRent can vary a lot. Anything from £120 per week for a room in a shared house to £350 per week for a studio flat is possible. Utility bills like electricity, gas and water will add between £10 and £20 per week. Telephone and internet is around £5 extra a week and a TV licence is £145.50 a year.
ContractsAs a tenant, you should always have a written contract outlining your rights and responsibilities. This may be a printed document or e-document. Read this thoroughly before you sign and keep a copy in case you need to refer to it again. Contact us if you have any questions or need help with your contract. We can check it for you and explain how contracts work. Remember that contracts are legally binding, so you do not want to accept a contract that is not good for you!
