ARCHITECTURAL CONTROL GUIDELINES (Revised November 2010)

In order to conserve the natural beauty of the subdivided Properties, to insure its best use and most appropriate development, and to prevent the erection of poorly designed or constructed improvements, the Courthouse Station Homeowners Association Architectural Control Committee (ACC) is responsible for reviewing any change to the common property or any change to the exteriors of the individually owned properties in the community so as to conform with the restrictions set forth in the Declaration of Covenants, Conditions and Restrictions of Courthouse Station (CC&R’s) as recorded November 10, 1988 in the land records of Fairfax County, Virginia at Map Book 7195, pages 0451 – 0464. The Architectural Control Committee is therefore charged with:

• Developing and publicizing the procedures that residents must follow when applying to the Association for permission to make an exterior change.

• Developing and publicizing guidelines to assist residents in proposing acceptable changes to

their property. • Reviewing and approving or disapproving all applications for exterior changes and additions. • Investigating complaints and violations of the Restrictive Covenants and recommending

action to the Board of Directors. The Guidelines have been established to aid in the application and interpretation of the Association’s CC&R’s. It is the responsibility of the ACC to ensure these guidelines are followed throughout the community. However, each resident of Courthouse Station may notify the ACC of violations or make recommendations for changes to the Guidelines. The ACC meets regularly to review and discuss all plans and specifications submitted to it within thirty (30) days. Any decision of the ACC may be appealed to the Board of Directors for further consideration.

BUILDING ADDITIONS Any accessory building or structure (including play structures), shed, awning, porch or porch covering, patio, trailer, driveway, fence hedges, screen (including fence privacy screens), wall or other structures require a plan and specification to include design, colors, and materials. It is the intent of the ACC to routinely approve lot and house improvements consistent with previously approved construction. Examples are:

• Wooden post and lattice deck privacy screens • Enclosure of rear yard with alternate slat cedar fencing and gate • Cement or flagstone replacement of the rear stone patio • Additional and harmonious front and rear landscaping • Full view, white storm/screen doors and/or windows • Brass door knockers, dead bolts, viewers and kick plates

“New” and/or unique structural improvements (lawn or tool sheds, deck extensions and/or modifications, swing or play sets, hot tubs, extensive landscaping, retaining walls, additional or replacement front lighting) will be handled on an individual case basis. Generally, structural or decorative modifications to the front façade of a house will be restricted. PAINTING Approved colors for Courthouse Station can be found on the following paint charts: Duron Curb Appeal Exterior Accent Palette, or McCormick Paints Exterior Color Collection Homeowners may paint their trims in either Amber White or Wheat (found on both charts) without prior approval. Garage doors must be the same color as the trim. Trims are defined as: rake boards, fascia boards, attic vents, soffits, pediments and columns. Homeowners may pick no more than two (2) complementary colors from the remaining available colors on those charts for the door and shutters. Iron railings must be painted One Coat/914 White as found on the Duron chart. Before painting, color choices must be submitted to the ACC for review and approval. SIDING Courthouse Station homes were originally constructed with aluminum siding. Although homeowners may be able to find a contractor for a very small repair with aluminum siding (which must be custom fabricated); vinyl siding is the next generation of products for home covering. The following vinyl siding has been approved as a replacement. Manufacturer: "CertainTeed” Product: "Cedar Boards". Width of siding should be the same as the original; color should match as closely as possible to the original; and style must be beaded. DECK STAINS

Decks must have a clear natural finish or be stained in a light to medium brown color. No dark colors, paints, or stains are permitted. TREES No tree of a diameter of more than four inches measured 2 feet above ground level, lying outside of the building driveway and parking area, shall be removed without the approval of the ACC. Trees or shrubbery additions or removals on common grounds require approval by the ACC. EXTERIOR LIGHTING No exterior lighting shall be directed outside the boundaries of a Lot or other parcel of the Properties. The following styles and colors of exterior front area lighting fixtures may be installed as replacement fixtures without prior ACC approval: Colonial style (a fixture somewhat diamond shaped – comes to a point on top and bottom) in brass or bronze. Mission style in brass or bronze. Additionally, front area fixtures must be between 17” to 20” in overall length, must match, and be wall mounted. Any other style, color, size or mounting must be approved in advance by the ACC. CLOTHESLINES No exterior clothesline, or clothes hanging device, except that of an umbrella-type nature with a diameter not exceeding 7 feet, shall be allowed upon any lot. Washing may be dried only between 9:00 a.m. and 5:00 p.m., Monday through Saturday, and only in the rear yards of the lots. SIGNS No sign of any kind larger than one foot square shall be displayed to the public view on any Lot, except temporary signs of no more than four square feet advertising the said Lot for sale or rent. Signs must be removed immediately upon sale or lease of the home. TRASH CONTAINERS No material or refuse or any container for the same shall be placed or stored in the front of any house or on the patio or stoop at any time. Trash containers (with “locking” lids) should be placed near the curb no earlier than 5:00 p.m. the night before collection and should be reclaimed as soon as possible when empty. It is recommended that owners put their name or address on the lid and can to safeguard their return. Recycling items are to be properly placed at the curbside in bins. Newspapers are to be properly secured in brown paper grocery bags or bound by twine. EXTERIOR STORAGE Bicycles or other articles of personal property (including lawn maintenance tools, toys, lawn mowers,

wheelbarrows, storage containers, outdoor furniture, etc.) must not be deposited or permitted to remain on any lot except in an enclosed rear area. Note: With the exception of neatly stacked firewood, the ACC will require the construction of an alternate slat cedar fence and gate enclosing the rear yard if articles of personal property are to be stored outside in the rear area. COMMON AREA PARKING SPACES Boats, trailers, tents, or other structures of a temporary character, or portable vehicles other than automobiles shall remained parked in any parking spaces maintained by the Association for a period exceeding four (4) calendar days. COMMUNICATIONS EQUIPMENT Satellite dish placement – It is the intention of these rules and regulations to permit the unimpaired reception of video programming services by homeowners within the community while at the same time minimizing the visual impact (as observed from the front sidewalk of each subject home) of the satellite dishes necessary to receive such signals. The ACC shall approve applications for the installation of satellite dishes of less than one meter in diameter, but may require that they be located in lowest of the following possible categories of location that permits unimpaired reception: Category 1 – Back roof, not visible from the front sidewalk of the subject home. Category 2 – Back roof, least possible visibility from front sidewalk of subject home. Category 3 – Back yard, below the fence line. Category 4 – Attached to side of home (end units only). Category 5 – Rear exterior wall of subject home. Placement of satellite dishes shall not result in any part of the device encroaching on the air space of an adjoining property or common area. Satellite dishes which are in poor condition or non-operational shall be repaired or removed by the homeowner so as to maintain the architectural integrity of the community. Other antennas (including ham radio antennas) may not be erected without approval of the ACC. SHUTTERS Shutters are not to be removed from those residences that came with shutters. Damaged shutters should be replaced with those matching the original ones. FRONT STEPS AND STOOP Front steps and stoops may be capped with slate or should remain in the natural concrete finish. They are not to be painted or carpeted. Any gap between the bottom of the steps and the ground must be covered by regarding the area with top soil. FRONT DOORS/DOOR FRAMES/PEDIMENTS If a replacement is needed, the style of the new door, door frame, and pediment (the decorative wood trim above the front door) must be as close to the original as possible. pediments must retain them. GARAGE DOOR REPLACEMENT The original garage doors installed by Overhead Door were a builder’s grade wood panel door with four short, plain glass windows on the second from top row. Later, a two long-panel, sunburst design in the top row was approved as an option.

The following replacements are currently acceptable without obtaining advance approval from the ACC. DoorPro – (703) 631-0576 Door Series:

1) Classic Line, Premium Series, Model 4050, 4300 or 4400. The door color Almond or White must be selected to closely match the existing house trim. Glass options must be one of the following: plain (four short plain glass windows on second row from top OR on top row); or Sunset 503 (a four-panel, sunburst design in the top row).

2) Wood paneled, Model 10. Doors are builder’s grade and must be painted (by the homeowner) Wheat or White to match the existing house trim. Glass options are as detailed in #1 above.

Overhead Door – (703) 334-4050 Door Series:

1) Banner Collection or Thermacore. The door color Almond or White must be selected to closely match the existing house trim. Glass options must be one of the following: full view short (four short plain glass windows on second row from top OR on top row); or Williamsburg 4 (a four-panel, sunburst design in the top row).

2) Promark 201/211 wood paneled. Doors are builder’s grade and must be painted (by the homeowner) Wheat or White to match the existing house trim. Glass options as detailed in #1 above.

If your garage door does not have one of the window options as described above or is a plain door without windows, contact the ACC before replacing your door in kind. ROOFS The following materials are acceptable:

a. Certain Teed Landmark TL shingle – color is Shenandoah, or b. Cedar Shake.

BACK YARDS Both fenced and unfenced backyards must be kept clean and free of weeds and debris. Owners should avoid planting trees too close to adjoining neighbor’s property. STORAGE SHEDS Storage sheds must be constructed of wood and must be in harmony with the existing fence in design and color. Any roof on these sheds should be of natural wood or shingles matching the home’s roof color. The height of the shed must not exceed the height of the existing fence. WINDOWS Windows must remain standard to the design and concepts of the community. No window grids are to be removed without approval of the ACC or Board of Directors. Window air conditioners and fans are not permitted. There shall not be any window decals or sticker decorations allowed. With respect to window coverings:

1. Coverings such as sheets, aluminum foil, newspapers, etc., are not permitted. 2. It is recommended that window coverings be white or neutral in color on the side facing the

exterior of the home. Your cooperation in adherence to these guidelines is appreciated, and contributes to the overall pleasant appearance and well-being of the community.
