Happy New Year and Happy Chinese New Year. Welcome to the brand new edition of our LBS magazine. I hope everyone is experiencing a joyous celebration and before we know it, we will be ushering in 2014. I would like to thank you, our loyal readers, for your continuous support.

As you glance through this issue of our LBS Journey magazine, you will notice a transformation in our content. Moving into a new year, we felt it was timely to introduce a fresh outlook to the magazine. Our dedicated LBS team has worked tirelessly to bring together various improvements including new columns covering topics on interior design, landscaping, gardening, Do-it-Yourself home décor, health, travel and recipes.

Life is made meaningful through family and friendship. Without which, life can be a little cold and unyielding, with the realities of our culture and environment. Speaking of environment, settling into a new environment can be a daunting task, especially if one is busy with the increasing demands of working life. Hence, knowing your

task, particularly on top of an already hectic work schedule. Facing with these challenges to successful harmonious community living, LBS Bina Group Berhad has been working to envision new ways to bring its BSP residents together, and to provide a better living experience. For the

Community Carnival which aims to engage BSP community - to increase dialogue and encourage understanding of one another among diverse residents of our community.

It’s a day of fun, excitement and participation were seen from the different neighbourhoods within BSP Community. The BSP Community Carnival lived up to its intentions. From the moment residents set foot on the carnival grounds, they were enveloped by a fully themed carnival, complete with amusement for all ages. Be it enjoying a challenge at the games booths,

to the various contests available, to watching our fantastic mascot’s walkabout & magician enchanting the residents with all sorts of magic tricks, all these and much more were organized to ensure that everyone has a day that they will never forget! All the game booths are wide and brightly coloured. Every guest wins on a side stall they receive a stamp and accumulate up to 8 stamps will be entitled for a redemption spin to win prizes. The children enjoyed the different activities such as face painting, balloons, stage games, colouring contest!

The carnival was designed to that the whole family can bond through the activities and enjoy lively upbeat music, scrumptious popcorns & cotton candy that was provided throughout the duration of the carnival. To provide further excitement, we also held a photo contest, called “My Carnival Moment @ BSP” for the families or individuals to strike-a-pose with various mini props provided and share their experiences with creative slogan. These were uploaded to our

FB fanpage.

Aside from that, the football Finals within the BSP community is also held on that day. Hands down to team Zon A Ketum. It was such a joyous day to have everyone witness & celebrate the victory that creates the memories that last a lifetime within the community.

Indeed, this event was well received with over 98% of residents participating. Here’s one of the resident feedback to us: “We hope LBS will carry out this every year as it gives us a chance to interact with other families around the neighbourhood, this is so exciting and meaningful for us.”

As a developer, LBS endeavouts to continue investing in Bandar Saujana Putra township, to create an environment where families can be nurtured; communities celebrated and lifelong memories made.

“LBS experienced yet another positive quarter over July through September 2013. The Group has been particularly active in delivering on our promises of affordable offerings. LBS continues to echo the efforts of the state and central government to increase house ownership among Malaysian homebuyers. Following our latest affordable development launched in Johor, Batu Pahat residents will have more choices of home in the affordable segment,” said LBS Managing Director, Dato’ Sri Lim Hock San.

On the cusp of dividend upswing The part disposal of LBS Bina’s Zhuhai land for HKD1.65bn is coming to a closure in a few days which will put its financial position on firmer footing going forward. Together with improving earnings visibility from its Malaysian property businesses, we expect LBS Bina to formalise a dividend policy soon and declare a special dividend. For FY13, we estimate a net yield of 6.6% vs 1.3% in FY12. This is expected to be sustainable over the next 4 years as it receives the remaining proceeds from the sale of Zhuhai land. We estimate a fair value of RM1.87 based on 45% discount to RNAV of RM3.40, implying a 29% upside.

Last mile of asset disposal to unlock value of Zhuhai landbank LBS Bina is in the final stage of disposing 535 of its 799 acres landbank in Zhuhai, Province of Guangdong, China which will unlock significant value. Approval of shareholders of LBS Bina and the buyer, Zhuhai Holdings, are expected to be procured at EGMs on this Thursday (Zhuhai Holdings) and Friday (LBS Bina). Sales proceeds of HKD1.65bn (RM681.3m) will be satisfied by a combination of cash (30.3%), shares in Zhuhai Holdings (18.2%) and promissory notes payable progressively over next 4 years (51.5%). LBS Bina will realise a net exceptional gain of RM309.3m, implying 65% or 75 sen accretion to its net asset per share of RM1.16 as of 31 Dec 2012.

3-day Visit to Zhuhai - We joined a 3-day visit to Zhuhai along with 6 other analysts

and 6 fund managers and LBS’ management - Executive Director Mr. Alan Chia,

Company Secretary Ms. Doris Lee and Investor Relations Manager Mr. Victor Lim.

We came back more upbeat about LBS’ prospects in China as it gave us a better

understanding of its upside potential that can be unlocked in near future. LBS has

now emerged as a substantial shareholder in Zhuhai Holdings Investment Group

(ZHIG) Limited with a 16.78% equity stake.

Zhuhai City - Zhuhai is located on the southern coast of Guangdong province in the

People’s Republic of China (PRC) with population of 1.7m. Zhuhai is one of the five

Special Economic Zones in the PRC, established by Chinese Central Government in

Q&A SESSION WITH ANUGERAH HIJAU

GREEN SPACE 2013 WINNERS

Determination, creativity and the ability to dream big proved to be a winning formula for the deaf student from Universiti Sains Malaysia (USM) who designed a ‘Play’ Farm Garden.

Q: Can you explain the concept behind your design?Kai Zhen: My design’s key features include a

source of oxygen to improve productivity and a healthier environment all together. An innovative basketball court with hoops and backboards of different heights cater to residents of different ages. This is in line with the competition’s theme to create “Liveable Spaces” for areas in need of a new breath of life.

Q: Can you describe the elements you have incorporated into your designs?Amy: There is a tyre, which is actually a home for plants, creating a vertical garden. This is something new that cannot be found anywhere else in the world. We used old tyres and old bicycle parts to make it rotatable for children because children are not that tall. The plants can be rotated using the gears.

Q: What did you learn from the workshop?Ayyub: Yes, actually that gave us the idea when we were designing our space. It saves cost and it looks nice. I think old things last longer. The workshop inspired us to keep going. We were given three months to complete the design. But in USM, we have to undergo industrial training in our second year so we didn’t have much time to work on our design. But the inspirational speech by the mentor kept us going. We made the model house using recyclable materials, even chocolate / candy wrappers.Amy: Reusing is better than recycling.

Q: Can you explain the concept behind your design?Lu Sun: The concept came from an abandoned area behind my house. Many people throw away the balance of construction materials, unwanted timber, tiles or bricks after renovating their homes. I thought of building a tower located at the side. This tower will be a steel-structured staircase and all the materials used are from the renovated house.

Q: What did you learn from the workshop?Lu Sun: The workshop was very interesting. I met a lot of people from different backgrounds. It was very inspiring because the mentors shared a lot of ideas on how to recycle unwanted materials. E.g. glass louvers to make a house / feature wall. After the workshop, I began to think twice before throwing anything.

Q: Is there anything you would like to say?Kai Zhen: I feel very happy with this achievement and glad to be able to share my ideas for a greener tomorrow.

Law Lu Sun: I would like to say thank you very much to LBS because the competition is sponsored by a developer. I am so happy because we have a chance to talk to the developer face to face and ask them to give some recreational space for the community.

The Award ceremony continued with an interview session where the winners shared about the concept behind the designs, what they wanted to express in their design, and what they learnt from the workshop.

Q: Where did you get the inspiration for your design?Ayyub: The concept is education. I watched various shows on the discovery channel and one of the most inspiring people is Winston Churchill. He said we shape our buildings, thereafter they shape us. So from there I decided I wanted to educate people on how to make the world a greener place.

It was a meaningful day on the 22rd September

Syndrome Foundation - National Centre (KDSF-NC) as LBS chipped in as one of the volunteers for the Kiwanis Annual Food and Fun Fair.

Themed “Down Here And Everywhere”, the event was open to the public through the joint effort and support from corporates, friends, staff, parents and students of KDSF-NC. A variety of activities were organized at the fair which included various food stalls selling international cuisines from America, Europe to the Middle

East; sale of handicraft items; a jumble sale; charity hair cutting and face painting. It was truly heart-warming to discover that the event successfully raised over RM95,000 which will enable the centre to continue providing a brighter future to children with Down Syndrome.

LBS has been a strong supporter of the various activities organised by the Kiwanis Down Syndrome Foundation (KDSF) for the past 6 years. The Group shares KDSF’s passion of enriching communities and has to date contributed a total of RM315,000.

On the 6th December 2013, LBS closed the year with a big bash to thank the media for their support throughout 2013. Themed ‘The Mad Hatter’, the party was attended by media representatives from a wide cross-section of media. The evening’s gloomy weather did not dampen the enthusiasm of guests who came in full force with unique hats

provided a variety of hats so that no one would be left out in the fun.

LBS Managing Director, Dato’ Sri Lim Hock San was present and dressed for the occasion with a handmade hat. In his opening address, he expressed deep gratitude to the media for their continuous support. “The media is such an important stakeholder and a critical component of our success. You have helped us communicate

our messages clearly, which in turn has allowed us to position LBS as a serious player in the property market. And for that, I sincerely thank you. So tonight we celebrate together because we acknowledge and value of this relationship. As 2013 draws to a

Chinese Lantern Macaroons with Jackfruit Buttercream(makes approximately 10-12 macaroons)

To decorate: red and yellow food colouring, gold string For the Jackfruit Buttercream:

¼ cup jackfruit sugar syrup from can to taste

Note: if you don’t like jackfruit or it is unavailable, you can replace with canned lychee, fresh mango or even durian if you’re feeling adventurous.

Instruction:1. Place icing sugar in food processor and pulse for a minute to remove any lumps. Stir ground almond and pulse for about 30 seconds to combine. Sift in a large mixing bowl and set aside.

2. For the meringue: Using an electric mixer, beat egg whites in a medium mixing bowl until it reaches soft peaks. With the mixer on high speed, gradually add sugar and beat until it reaches stiff peaks.

3. Fold half of the icing sugar and almond into the meringue and mix well. Add the remaining half, making sure you use a spatula to cut and fold the mixture until it is shiny and has a thick, ribbon-like consistency as it falls from the spatula. (you really want to beat all the large bubbles out of the mixture, be rough!)

4. As it just comes together, place about ¼ of the mixture in a separate bowl. Add yellow food colouring to the smaller amount and red colouring to the other and continue mixing until it is the right consistency. Place red and yellow mixture in separate piping bags,

the red with a wider 1cm tip and the yellow with a much narrower tip.

5. Line 2 baking sheets with baking paper. Pipe fat oval shapes with the red mixture, and then carefully pipe small strips of yellow on top

benchtop to remove any large bubbles.

6. Leave to dry for at least 30 minutes to 1 hour, so that when you press the surface of one gently it does not break. Preheat your oven to 140 - 150°C (285 - 300°F), depending on your oven. Place on top of an overturned roasting tray or another baking sheet if your sheets are not professional grade, for better heat distribution. Bake for 15-20 minutes, depending on the size of your shells. Carefully test if the base of the shell is ready by gently lifting one and if it’s still soft and sticking to the baking paper, then it needs to bake for a few minutes longer. Remove from the oven and cool on the tray for a few minutes, then gently remove from the sheet and place on a wire rack to cool completely.

7. Prepare the buttercream: whisk together egg white and sugar in a large heatproof bowl. Clip a candy thermometer to side of bowl. Set bowl over a pan of simmering water, and whisk until mixture reaches 70°C (160°F) and sugar has dissolved, about 5 minutes.

If mixture is runny at this point, refrigerate for 10 minutes and then continue beating until it starts to hold its shape (this can take a while). Mix in jackfruit puree and then gradually add the jackfruit sugar syrup from the can depending on how strong you want it, taste testing as you go. Spoon or pipe buttercream on to macaroon shells, sandwiching them together and adding a gold string sticking out of the top of each one if you wish.

This is a good shopping place that sells many local products from food, accessories to souvenirs. Bargaining is a must as the prices are usually higher than elsewhere. Here, you can also taste the aromatic Vietnam coffee.

Day 2 (HCM)I booked for the one day HCM City Tour from the local agent (USD17 = 357,000Don)Places of visit included:War Remnant Museum documents the costs of the war between US and Vietnam, which the tone isn’t one of victory, but one of victim. Graphic displays, photographs, unexploded ordinance, and other artifacts show the horrors faced by both sides. American tanks, bombs and aircraft are on display outside of the Museum. Binh Tay Market at China Town where you can get cheaper price for the accessories and groceries as compared to Ben Thanh Market. Instead of shops for single purchases, many suppliers come here early to buy goods in bulk.

The 2nd LBS Treasure Hunt 2013 which was an annual team building event organised by the LBSclub, was successfully completed on 19 October 2013. The theme “Follow The Snake” was in relevance to the Year of the Snake.

Colmar Tropicale, a French-themed resort which is situated on top of Berjaya Hills at Pahang. The destination venue was selected as the Finish Control, based on the distance for a day’s trip, the

cool environments and an arranged free tour of the Japanese Village and Botanical Gardens. Besides the sneaky trail of 90 km drive, the event which was participated by 60 hunters, featured 30 Hunt Questions, 4 Treasure Questions, 5 Road Safety Questions and a car related task. Although

turned up safe and sound for a sumptuous late lunch and prize presentation at Le Chevalier Convention Centre, Colmar Tropicale.
