Are there things we should do to our home to help ensure the maximum price?Yes. There is a benefit to making sure your home looks its best prior to offering it for sale.There are also small remodeling jobs that will pay off at resale. We can advise you about specificimprovements that will increase your home's marketability and value.

How often will you advertise our property?We don't just list homes; we market them. We will make sure your home is marketed to potentialbuyers around the clock, 24 hours a day, 7 days a week. We will customize a marketing plan toreach the types of buyers most likely to purchase your home. We know how to maximize the powerof the internet for our clients, while also using traditional methods including realtor networks,brochures, yard signs and direct mail.

Will you be present at all showings?At open houses a member of our team will be there. For showings, potential buyers willbring their own agents to see your home. Most buyers prefer only their own agents be present whenevaluating a prospective new home.

What if another agent tells us they can get us more for the house?Some agents will quote a higher listing price just to get your business, but an overpriced house willnot sell. If you choose to work with us, we will conduct a comparative market analysis prior torecommending an asking price for your home. Our 14-step marketing plan is designed to get your home the maximum amount of exposure in the shortest periodof time. Each step involves proven techniques that leverage the opportunities to showcase your home to keypeople that can either buy your home or help us find the right buyer: Prospective homebuyers, local real estateagents and investors.

I will funnel prospective buyers through my Powerline™ system, forcing them to get home information via your audio ad. This eliminates the possibility that a buyer wrongly disqualifies themselves based on the home’s features before I have had the opportunity to work with them.

The moment they call I am notified with their phone number, name and address so I can follow-up while they are interested in your property.

Powerline Listing PresentationThe Concept: How I Will Obtain The Maximum Sales Price For Your Home

At this moment, there is a fixed universe of buyers in our marketplace. When we introduce your home to this universe of buyers, in order to create the best environment for the highest possible offer we must accomplish two goals:

1. We must maximize your homes exposure so that as many potential buyers see it as possible2. I must be able to identify potential buyers that have expressed interest so that I can follow up and sell them

your home

Traditional marketing that most realtors use, the “me-too copy cat” strategy will not achieve either of these goals. Most agents will list your home on the MLS, put a yard sign with a brochure box out front, place a print ad with a text description of your home in a newspaper or magazine and put on an open house.

While these marketing techniques will introduce your home to the universe of potential buyers, without the use of call-capture they are reactive; meaning they require that a prospect call me for me to know they are interested in your home. Worse, in many cases when prospects call on reactive advertisement they get redirected to another listing if they do not make contact with the listing agent immediately. Don’t believe me? Call an office ad on a listing and see what happens.

Reactive marketing does not help me sell your home at the maximum sales price; in fact it puts us in a position of weakness in the negotiation process because I will usually only be working with a single buyer at a time.

Introducing your home to the universe of buyers using the Powerline™ call-capture system allows me to maxi-mize your homes exposure in a proactive manner; I identify the interested prospects, not the other way around. This helps me sell your home at the maximum sales price because I will be selling your home to multiple buyers at the same time.

Iit enables prospective buyers to call into a pressure-free audio ad that provides infor-mation 24 hours a day, creating maximum exposure. This gives me accountability; this enables me to be proactive and create a situation where I have multiple buyers bidding for your home.
