Choose a Realtor at the Start• Don’t choose an agent based on price• Don’t choose an agent based on commission• Do choose someone who knows our local market• Do choose someone smart and trustworthy• Do choose someone who insists on

professional marketing• Do choose someone who knows

real estate contracts


Prepare Your Home for Market

• Declutter: perhaps the most important thing. Get a Pod or 2!

• Get your agent’s advice and don’t take it personally• Check your

curb appeal• Staging – it is expensive

but will add to the overall returnon investment


Set a Strategy for Your Move• If you can afford to buy before you sell, do it• For the rest of us:

– If at all possible, sell before you buy

– Contingent sales put you at a disadvantage during negotiations

– Be clear about personal vs. financial needs


Choose the Optimal List Price

•Site like Zillow are limited•Your agent will run a market analysis for you•Use market dynamics to help determine pricing strategy•Price it right; don’t take the “bring me an offer” stance

or your property will get stale


A Word about Short Sales• A short sale occurs when the value of the home

is less than what is owed on the mortgage

• Lender(s) must agree to the transaction• Requires a realtor with specialized knowledge• It can be done!


Get Inspections• Know what you are selling! Buyers hate

surprises.• In a negotiation, whoever has the

information has the power• At minimum, get property and

pest inspections• Recommend roof, chimney,

pool and soils/engineering in some cases• Inspections cost money, but will add to

the overall return on your investment


Prioritize Showings• It’s all about exposure

– Make your home as available as possible• Don’t be home when potential buyers are

looking at your home – agent previews ok

• Pick up before showings• Turn on the lights• Report showings to

your agent


Evaluate Offers Carefully

• Price is one factor• Qualifications of buyer?• Look for short contingency periods• Think like a lawyer• Negotiate aggressively NOW• Be prepared for a second negotiation

(don’t underestimate the value of inspections)
