North Sacramento is a densely-populated and centrally located community surrounded by Sacramento’s most prominent neighborhoods, including Arden-Arcade, Natomas, West Sacramento, as well as Downtown & Midtown Sacramento. North Sacramento offers adequate public transportation resources and existing infrastructure. Poised for revitalization, both the City and County of Sacramento, in addition to public & private partnerships, have made tremendous efforts to spur transit-oriented development throughout North Sacramento. The City of Sacramento’s redevelopment strategies include streetscape improvements, revitalizing the Del Paso Corridor, providing development assistance, and removing other barriers to development.

The vast majority of North Sacramento falls within census tracts designated by Congress as Opportunity Zones. Allowed investments include affordable housing, infrastructure, energy, community development, business operations, equipment, and real property. Current census tract designations remain in place for 10 years (until December 31, 2028). Qualified investors receive a federal tax incentive to reinvest capital gains into Opportunity Funds (i.e. an LLC), which then invest in the Opportunity Zones. Investors receive a temporary tax deferral and other benefits tied to long-term holdings of 10 years or greater.
