It is anticipated that the space will not only offer a lunch time retreat but that Leeds City Council will use it as a focal point for cultural attractions and events. The Council is committed to delivering and completing the first phase of the new green space simultaneous to KPMG’s occupation.

Bruntwood’s combined years of experience of creating work spaces that offer more than just an office for your business also includes investment in the external environment of our buildings. This experience ranges from extensive parkland in business parks to communal courtyards and even roof gardens in city centre schemes. Sovereign Square will benefit from this same approach and we will work with the Council to ensure the immediate environment to our building enhances the development.

Green space in the heart of the city

Key to the development of Sovereign Square is the creation of a new green space at the centre of the scheme. This will enhance the surrounding area, offering much sought-after city centre outdoor space, whilst providing a focal point for the site.

Page 19: 3 Sovereign Square brochure
Page 20: 3 Sovereign Square brochure

New leisure amenities

Our development of 3 Sovereign Square will include space for four new retailers on the ground floor level of the building.

At Bruntwood we invest in prime business locations, places that we know are popular with customers and are likely to be in demand. With a portfolio 110 properties and 6.2m sq ft of commercial space, we have over 200 retail/leisure units located within our buildings. The retail space in our portfolio is a vital part of creating a sense of place for our buildings.

We believe that attracting the right retail/leisure businesses to 3 Sovereign Square creates a ‘win-win’ situation for both our retailers and office occupiers alike. As well as making the building more visually appealing, the retailers at 3 Sovereign Square will add to the facilities available to the people working in the area. From fitness centres, coffee shops and restaurants to health and beauty salons and physiotherapy practices, we select our retailers carefully to ensure they bring the best possible benefit to the immediate area.

Our track record in attracting retailers consists of household names such as Starbucks, Tesco, Marks & Spencer and Pizza Express to independent retail and leisure operators like, Philpotts and Living Ventures who help bring a distinctive character and appeal to our buildings at street level.

Page 21: 3 Sovereign Square brochure

“ Even in the current climate, the appetite of diners for good food in a relaxed environment is still growing…We have always found that clustering our leisure brands together really helps establish a destination, with the appeal of each offering supporting the other. We’ve already got plans in the pipeline to work with Bruntwood to expand our brand across their portfolio.”

Tim Bacon Managing Director, Living Ventures

Page 22: 3 Sovereign Square brochure

Sovereign Square is located within an established business and leisure destination in Leeds city centre with an abundance of amenities on the doorstep.

For lunchtime essentials the surrounding independents offer a range of eateries that can cater for a variety of tastes.

Whilst those searching for retail therapy can take advantage of the nearby retail district including the newly opened Trinity shopping complex offering one million sq ft of shopping. Future developments within a short walking distance of Sovereign Square will include Victoria Gate and John Lewis.

Once completed the Sovereign Square development will benefit from additional retail space further creating a destination for workers and out of hours socialising.

The right property partner

Manchester-based, but with a property portfolio stretching across four UK regional cities, we have developed a proven business model based on innovative development, predominantly of existing building stock, and a single-minded focus on the needs of our customers.

Over the past six years, Bruntwood has delivered over one and a half million sq ft of commercial accommodation throughout the North of England, encompassing the full spectrum of development from out-of-town business parks and prime city-centre mixed use schemes to developments in large fringe locations that had previously lacked any tangible investment.

We develop, let and manage all our own properties, meaning that we have substantial expertise in creating buildings that work, not just ones that look good. This is driven by the strong customer focus that underpins everything we do, from selecting and developing the property we invest in, to the sustainable management of our buildings and the top quality customer service we strive to deliver.

Established in 1976, Bruntwood is a family-owned property investment, management, regeneration and development company. We own and manage a portfolio of property across Manchester, Liverpool, Leeds and Birmingham, spanning office, retail, leisure and science facilities.

Our track record

Development approachUnlike most developers, the majority of Bruntwood’s development process is driven by our in-house team, from acquisition and site assembly to design principles and master planning. In almost all cases the delivery and project management of the scheme is handled in the same way. We are experienced in working with architects and design firms of national and international renown and also have extensive experience in managing contractors, ranging from small to major national and international organisations.

Operating our own dedicated in-house development, project management and building department guarantees the consistency and quality of project delivery and the service we provide to customers. It also ensures that delivery of every Bruntwood project meets the criteria established at the design and planning stage regarding time, cost and quality.

SkillsFrom devising the core development concept to driving and challenging the professional team, Bruntwood’s development team are adept at driving projects through to successful delivery. We consider all design development decisions with the end-user in mind and constantly push forward and challenge the professional team to ensure best value, performance and ultimately the best long-term end result. Our expertise covers every element of property development, and includes amongst others; development strategy, marketing, accounting, litigation, L&T, valuation, and procurement.

RelationshipsOver the last 36 years Bruntwood has worked to establish good working relationships with all its local authority stakeholders. This brings numerous benefits to our projects, including a close understanding of the city’s planning requirements and established working relationships with highways and other stakeholders.

Bruntwood’s role at the forefront of a number of the city’s major regeneration and development initiatives also means that the wider potential for a scheme can be achieved, often leading to adjacent and/or interrelated schemes. These existing relationships can be utilised on Sovereign Square to help ensure that timescales are met and any broader scheme considerations are capitalised upon within the context of the partners’ vision.

We have over 36 years-worth of expertise in property development, ranging from new-build to listed building refurbishments but all with the underlying intentions of creating places for business success.

Sir Richard Leese Leader, Manchester City Council

“ Bruntwood recognises that high quality public realm development is a win-win – both for business and the city as a whole. Their developments are well designed, use high quality materials, and create a good pedestrian environment…with Bruntwood there’s been an absolute commitment, both in terms of time and money to put something back.”

The Property division remains an important part of the Kier Group where we are keen to utilise Group resources to continue to grow the business.

Kier’s Property division undertakes investment, development and asset management across a broad spectrum of property assets.

Using the Group’s wide resource base to enhance returns on property assets our Property team has the ability to unlock potential. Working with our own extensive portfolio or in partnership with land owners we have the necessary skills to create value and deliver regenerative schemes. With the Group’s strong balance sheet and a clear understanding of the United Kingdom regional markets further growth opportunities are required.

Our business is broadly focused upon three key sectors; Investments, Development and Asset Management opportunities, where our expert

knowledge can create value. With investments our focus has traditionally been on structured finance schemes to provide new public sector infrastructure projects, such as schools, libraries, and developments in the healthcare sector. Our track record as enabler, developer, contractor, long-term service provider and investor demonstrates the strong advantages of Kier’s integrated business model. Across all these sector types Kier has shown an ability to secure new work against tough competition, and deliver significant infrastructure projects across the country.

Within the United Kingdom development sector Kier has built up an enviable track record of performance, driven by a determination not to overcomplicate the development process, and deliver against key milestones for occupiers and

investors alike. Adding value through the development process is key to achieving success in uncertain economic markets, and Kier’s experience across all sectors of the commercial and residential development market provides a genuine capability. Our history also gives our customers the certainty that Kier is a long-term business partner who can be relied upon. Kier’s financial strength underlies our performance with further and continued investments being made across the property sector to expand our current activities. We remain hungry for further acquisitions.

Nigel TurnerManaging Director, Kier Property

Kier Introduction

InvestManaging Kier’s interests in serviced assets procured under structured finance and as Public Private Partnerships (PPP), we focus on providing an integrated solution, drawing on Kier’s wider expertise and offering a one-stop solution to clients. Acting as promoter and developer and then as equity investor manager and facilities manager, our portfolio covers a wide range of sectors having delivered a total of 49 new facilities in the health, education, emergency services, care and libraries sectors.

DevelopWith economic uncertainty many occupiers face critical decisions regarding the real estate they occupy. Through Kier’s diverse development skills, tailor made property solutions can be provided, ensuring occupiers get the best value from their property. Kier’s strong cash position also offers flexibility in the type of financial transaction proposed. This can range from leasehold, freehold, or in some cases legacy transactions where land swaps are structured.

ManageKier asset manages for local authorities and other public bodies to obtain maximum value from property holdings whilst providing improvements in day-to-day real estate management. Kier is the strategic asset manager for a diverse property portfolio and actively manages a growing number of public sector assets.

Page 31: 3 Sovereign Square brochure

Ordnance SurveySouthampton

In 2010, we delivered a new freehold 175,000 sq ft headquarters for Ordnance Survey in Southampton.

The new headquarters achieves a BREEAM ‘Excellent’ rating and enables Ordnance Survey (OS) to introduce new working methods for its staff. The Kier team has worked very closely with OS and its advisers to ensure that the new building meets all the necessary occupational requirements, and utilises the space available in an efficient manner.

The development includes an acoustic wall parallel to the buildings front elevation, to minimise noise from the adjacent M271 motorway. Whilst this feature increased build costs, it reduced background noise, thus allowing a more sustainable form of mixed mode ventilation. The cost was offset against there being no need for a fully integrated air conditioning system.

A key factor of financing this development was the ability of Kier to maximise value from the existing OS estate to part finance the new headquarters building. By concluding a single transaction with Kier for both the new headquarters and disposal their existing site, OS have been able to avoid ‘value leakage’.

Kier has also been exploring life cycle costing and long-term maintenance with the occupier, in order to influence plant and equipment specification ahead of occupational fit out.

Page 32: 3 Sovereign Square brochure

3-8 Whitehall Place was a 280,000 sq ft pre-let to the Department for Environment, Food and Rural Affairs. A challenging office redevelopment project involving the decanting of staff and retention of a Grade II* listed façade.

This project is another example of Kier’s excellent track record of delivering major office pre-lets.

The project strategy was to redevelop behind a retained façade and to achieve a modern office building to current standards. The aim was to achieve quality, flexible office space and the required servicing. The new build construction had to be carefully considered to take into account the existing window locations on the façade.

The scheme provides the occupier: Department for Environment, Food and Rural Affairs (DEFRA), with its required specification and the added potential for a feature atrium.

Kier was selected by the freeholder, the Crown Estate, to redevelop the building. The project was procured through a design and build contract undertaken by Kier and subsequently sold to a private equity fund for in excess of £40 million.

The project has a Sustainability Charter and achieved an Excellent Building Research Establishment Environmental Assessment Method (BREEAM) rating. The development is a pioneer in sustainability issues.

One Reading CentralReading

A major new office development on the site adjoining the national headquarters of Cable & Wireless. One Reading Central, a BREEAM ‘excellent’ building, is to date the largest office building development in Central Reading. The construction commenced as a speculative project.

The city-centre scheme has been designed in a truly out of town scale, with 22,000 sq ft floor plates, atria as tall as the building and double height reception.

The Iconic development was a joint venture between Kier and Invista Real Estate Management Limited and completed ahead of schedule in February 2010.

Work on One Reading Central started in October 2007 and in December 2007 Kier secured a pre let to Yell plc, who committed to take 153,000 sq ft over 7 floors of the 10 storey building.

One Reading Central is a city scale building in the heart of a regional hub making it ‘The Ultimate Workplace’.

The building achieved a BREEAM ‘Excellent’ rating.
