BUYING CLIMATE IN 2016

HOME PRICES TO CONTINUE RISING OVER THE NEXT YEAR, BUT AT A SLOWER PACE THAN IN THE

PAST. NATIONALLY, PRICES ROSE ROSE 8% IN 2012, 11% IN 2013, AND 5% IN 2014 BUT

ANALYSTS ARE PREDICTING SMALLER GAINS OF 2% – 4% THROUGH 2016. 

DO NOT rely on third-party sites to give you real-time information and active statues. By the time they get the

property uploaded in their system and to you chances are it's already sold and your standing out in the cold. Pick

up the phone and call the listing agent or your preferred Realtor for direct access to the current status of a

property in Middle Tennessee. You also need to be fully approved by your lender and ready to write a contract

because bidding wars are heavily expected in the new year and have already been happening in select markets

across the country Nashville being one of them. Mainly focus on location resell value and structural integrity with

SELLING CLIMATE IN 2016HOMES ARE SELLING EVEN FASTER THAN IN THE PRE-RECESSION YEARS. MORE THAN A QUARTER

(28 PERCENT) OF TODAY’S SELLERS WERE ABLE TO SELL THEIR HOME IN LESS THAN TWO WEEKS.

BY COMPARISON, ONLY 19 PERCENT OF HOMES SOLD IN THAT TIME FRAME IN 2006-2007. 

SELLING in 2016 with inventory being lowest in 10 years properties in the Middle Tennessee area are bringing a

premium when marketed correctly to the right audiences.If you have to sell in order to purchase we highly

recommend that your property be actively on market with steady showings occurring because simultaneous

closings will almost be a necessary plus you have to add the new TRID regulations into the process which is

expected to cause delays the first quarter of 2016.If you set a price from 5% to 10% above the market, you're

more apt to get an offer close to your home's real value than if you start much higher and force your listing to go

stale. However, if your home has better qualities than area comps, you have a bit more latitude.Date of deed is a

good option in case the seller needs extra time to vacate or lender delays.Some transactions can take up to 60
