The bulk of the report is based on approximately 2,900 estimated recorded sales for this quarter as well as over 1,000 broker sources, thereby allowing us to provide the most comprehensive view of today’s market. Summary of findings in 2013 Q1 Manhattan Condo Market Index for February 2013 rose by 0.2% since the previous month and by 4.8% since the prior year. Currently, the market is 8.6% below the 2008 peak. For details see: http://streeteasy.com/nyc/market/condo_index. Median closing prices for the Manhattan overall market declined by 2.5% compared to year ago. Condo resale price rose 3.8% from the prior year while co-op median price decreased by 5.6%. New development median price increased by 27.9%. Volume of closings increased 7.3% from last year but dropped by 22.9% from last quarter. Inventory is still 16.9% down from a year ago but since last quarter, inventory levels inched up 3.1%. Signed contracts are up by 15.0% from the prior year and by 18.4% from the prior quarter. Price cuts dropped by 41.3% from last year and by 10.7% from last quarter. In contrast, there were 26.8% more price increases than a year ago and 27.6% more than last quarter. Time on market decreased 11.9% from a year ago to 134 days. This is a 1.6% increase from last quarter. Manhattan Q1 2013 StreetEasy is pleased to present our 2013 Q1 Quarterly Report on the Manhattan residential market. The bulk of the report is based on approximately 2,900 estimated recorded sales for this quarter as well as over 1,000 broker sources, thereby allowing us to provide the most comprehensive view of today’s market.

Summary of findings in 2013 Q1 Manhattan Condo Market Index for February 2013 rose by 0.2% since the previous month and by 4.8% since the prior year. Currently, the market is 8.6% below the 2008 peak. For details see: http://streeteasy.com/nyc/market/condo_index. Median closing prices for the Manhattan overall market declined by 2.5% compared to year ago. Condo resale price rose 3.8% from the prior year while co-op median price decreased by 5.6%. New development median price increased by 27.9%. Volume of closings increased 7.3% from last year but dropped by 22.9% from last quarter. Inventory is still 16.9% down from a year ago but since last quarter, inventory levels inched up 3.1%. Signed contracts are up by 15.0% from the prior year and by 18.4% from the prior quarter. The SECMI for February 2013 increased by 0.2% since the previous month and by 4.8% since the prior year, the largest annual gain since February 2011. This was the 18th consecutive month of appreciation and the index has risen 11.7% since hitting bottom in November 2011. The last time values rose to this level was in April 2007. Currently, the market is 8.6% below the market peak in Spring 2008.

Our index gives a feel for how the Manhattan Condo Real Estate market performed over the past 16 years. For each month since January 1995, we estimated a rate of return for the Manhattan market as a whole and used January 2000 as the base period with a value of 1,000.

The pace of new listings (unique with known addresses) averaged to be 350 new listings per week, a 1.5% decrease compared to the previous year, which had an average of 355 new listings. However, compared to last quarter, this is a 51.5% increase, which had an average of 231 new listings per week. Additionally, an average of 395 listings have been absorbed every week, a decrease of 2.9% compared to last quarter’s average of 384 absorbed listings per week. The level of inventory this quarter was 3.1% higher than last quarter but 16.9% lower than last year.

Price Cuts: Among condos and co-ops, there were 2,212 listings (approximately 19.2% of all available listings) that had price cuts this quarter, compared to 2,478 listings with cuts last quarter. There were 10.7% fewer listings with price cuts than last quarter and 43.3% fewer than last year. 60.4% of all price cuts were for co-op listings.

Price Increases: There were 799 listings that had price increases this quarter, compared to 626 listings with increases last quarter (an increase of 27.6%), and 630 listings with increases from last year (an increase of 26.8%).

This quarter, there were 3,066 listings that entered into contract, an increase of 18.4% compared to last quarter, which had 2,589 contracts. Since a year ago, contract activity increased by 15.0% (up from 2,666 contracts). This quarter had a total of 178 broken contracts, a 6.0% increase since last year, which had 168 broken contracts.

This January, there were 827 signed contracts, an increase of 31.9% since the prior January. February had 1,084 new contracts, an increase of 27.1% since the prior year. However, March had 1,155 contracts, a decrease of 2.6% since last March.

(Please note that broken contracts do not necessarily mean buyers have walked away from deposits. Listings previously in contract that are now available may be due to co-op board rejections, as well as developers allowing buyers out of their contracts.)

The Upper East major market had the greatest percentage increase in new contracts since last year with an increase of 25.3%. Upper Manhattan was the only major market to have fewer contracts signed compared to a year ago, a decrease of 1.9%. Additionally, Upper Manhattan’s inventory shrank the most compared to a year ago with a decrease of 30.7%, followed by the Upper West market, which decreased 18.4%. Contracted listings in the Upper West spent the shortest amount of time on the market with an average of 106 days.

Out of the 3,066 contracts this quarter, 36.5% were for 1BRs and 32.0% were for 2BRs. One bedrooms had the greatest number of contracts this quarter with 986 contracts. Since last quarter, the greatest percentage increases, however, were seen among studios and 3BRs, which saw increases of 28.0% and 23.3% respectively. Compared to the previous quarter, the only category to decline was units with >3BRs, with a decrease of 9.1%. Since last year, the greatest percentage increases were seen among 3BRs and >3BRs, which had increases of 23.6% and 21.7%, respectively.

There was a 37.5% decrease in the number of contracts above $10M since last quarter, and a 3.4% decrease since last year. In contrast, there was a 26.1% increase in new contracts in the $500K-$1M category.

The luxury market is defined as the top 10% of all condo and co-op sales, in terms of price. This quarter, the luxury market was comprised of sales above $2.71M, which was a 15.3% decrease in price since last quarter and a 6.6% decrease since last year. The number of sales above $2.71M decreased by 33.3% since last quarter but went up by 7.0% since last year. Downtown had the most luxury closings as it made up 39.0% of all luxury closings (compared to 26.6% last quarter), followed by the Upper East, which made up 28.5% of luxury closings.

The median price in Downtown rose by 2.1% since last year and by 5.1% since last quarter. Average price decreased by 0.2% since last year and by 9.9% since last quarter. Condo resale median price went up by 26.7% since last year and by 12.6% since last quarter. The median price for co-op resales declined by 7.6% since last year but rose by 0.8% since last quarter. New development median price jumped by 24.7% since last year and by 25.8% since last quarter. Since a year ago, the volume of sales increased for condo resales (13.7%), for co-op resales (9.6%), and for new developments (4.0%). Overall, average time on market went down by 13.3% since last year and by 1.7% since last quarter.

The Midtown market median price decreased by 1.4% since last year and by 7.5% since last quarter. Overall average sale prices decreased by 1.5% since last year and by 8.4% since last quarter. Condo resale median price rose 4.5% since last year but declined by 2.5% since the prior quarter. Co-op resale median price had a decrease of 6.3% since a year ago and by 7.2% since last quarter. With only 32 new development sales, median price jumped by 90.4% since last year and by 23.4% since last quarter. Volume of sales for new developments dropped by 68.3% since last year. In contrast, condo and co-op resales closings increased by 3.3% and 13.7%, respectively, since last year.

Median price for condo resales decreased by 2.7% since last year but increased by 8.3% since last quarter. Co-op resale median price declined by 8.4% since last year and by 10.3% since the prior quarter. The median price for new developments decreased by 25.2% since last year and by 42.5% since last quarter. Since last year, there was an increase of 8.1% in the volume of closings for condos, a 19.6% increase for co-ops, and a 30.9% increase for new developments. New development closings made up only 11.1% of all UES closings this quarter, while co-op closings made up 68.5%.

Overall median price for the Upper West decreased by 6.0% since last year and by 11.1% since last quarter. Overall average price decreased by 25.7% since last year and by 18.2% since last quarter. Condo resales median price went down by 14.4% since the prior year and by 0.4% since the prior quarter. The median price of co-op resales increased by 1.5% since last year but decreased by 11.3% since last quarter. The median price for new developments went up 14.4% since last year and by 10.5% since last quarter. Condo resale closings increased by 6.7% and co-op resales increased by 12.5% since a year ago. In contrast, new development closings dropped by 53.4% in the same period. Upper West properties spent 15.2% fewer days on market than last year.

Condo resale median price increased by 33.4% while co-op median price declined by 6.5% since last year. New development median price went down by 1.7% since the prior year and by 10.2% since last quarter. The total volume of closings increased 5.1% since last year and by 4.6% since last quarter. Overall time on market declined by 12.0% since last year but went up by 2.3% since last quarter. New developments made up 21.1% of the closings this quarter. This quarter, 94.7% of all closings were priced under $1M, while last quarter 93.2% of closings were under $1M.
