Each year, the seniors housing and care industry has a set of challenges and opportunities.

to becoming a preferred partner. James Gomez, president of the California Association of Health Facilities, will moderate

Tapping into Private Equity Private equity is an attractive source of capital for seniors housing operators but the structures are sometimes complex.

This panel features executives from private equity groups focused on small to mid-sized regional operators. This session

will discuss the appetite of PE for transitional properties, stable acquisitions, work-outs and repositioning as well as the

considerations to be made before entering into a transaction. The panelists will discuss how the REITs’ recent $20 billion dollar

buying spree has impacted the PE market and further refined their strike zone. Each panelist will speak to their firm’s recent

successes and what they see in their pipelines. Questions will be addressed such as at what stage in the life cycle should

operators get PE firms involved and how operators should initiate outreach. With an understanding of current trends, you’ll be

ready to take advantage of the new wave of interest.

Repositioning Your Aging Property Serving the aging population doesn’t mean you should do so with dated properties. With the average age of skilled nursing

facilities now 35 years, this means many facilities (and possibly even programming) are out of date. Add the impacts

The National and Regional Economy in 2013: Factors Influencing Seniors Housing Demand The demand for seniors housing is influenced by a number of factors, including the health of the residential housing market

and the status of the labor market. Gary Zimmerman, senior economist at the Federal Reserve Bank of San Francisco, will

discuss the larger economic context that affects the seniors housing industry. He will provide a perspective on economic

trends; both national and in the western U.S., with a particular focus on job growth and the housing market.

Gary Zimmerman joined the Federal Reserve Bank of San Francisco in 1973. As an economist, his

research, analysis, and outreach activities support both the Economic Research and Public Information

Departments. From 1996 to 1999, Gary served as the FDIC’s San Francisco Regional Economist. Gary’s

research has focused on economic and banking topics in the Twelfth District. He has written articles

on the regional economy, the high-tech sector in the West, and the cyclical behavior of industries

like high-tech, aerospace, and construction. Other published research has covered community bank

performance, banking industry competition, and foreign banking activities in California. Many of his

research papers are published in the Bank’s Economic Letter and Economic Review and are available on

the Bank’s website (http://www.frbsf.org). Gary earned his B.A. and M.A. in Economics from Cal-State

East Bay (Hayward). He also has been a guest professor at the Wirtschaftsuniversität Wien (Economics

University of Vienna) in Austria. Prior to that, he lectured on banking and financial institutions at the

Graduate School of Business at Cal-State University, Hayward.

care. Rising acuity levels are creating pressures for increased service delivery and staffing but residents and their families are

extremely cost-conscious. Learn how forward-thinking owners and operators have positioned themselves to address these

challenges. Three operators and a lender will reflect on what IL housing was historically, what it currently is, and what the

“future” IL model may be. There will be moderated Q&A discussing details such as services in IL, pricing, staffing, turnover rates

and how they have changed and will change in the future.

Health Care Reform Round Two: The Affordable Care Act Senator Tom Daschle is one of the key architects of the Affordable Care Act, a longtime advocate for healthcare reform and an

active member of the Bipartisan Policy Center. Senator Daschle will provide a look at where healthcare reform is today and

how the implementation of the legislation signed into law in 2010 may play out in terms of new regulations, pilot programs

and health insurance exchanges. He will address questions of what he feels is working and not working, which policies have

already gained momentum in the marketplace, and which provisions policymakers may try to adjust in the coming months.

Born in Aberdeen, South Dakota, Tom Daschle graduated from South Dakota State University in 1969.

Upon graduation, he entered the United States Air Force where he served as an intelligence officer in

the Strategic Air Command until mid-1972. Following completion of his military service, Senator Daschle

served on the staff of Senator James Abourezk. In 1978, he was elected to the US House of Representatives

where he served for eight years. In 1986, he was elected to the US Senate and eight years later became

its Democratic Leader. Senator Daschle is one of the longest serving Senate Democratic Leaders in history

and the only one to serve twice as both Majority and Minority Leader. During his tenure, Senator Daschle

navigated the Senate through some of its most historic economic and national security challenges. In

2003, he chronicled some of these experiences in his book, Like No Other Time: The 107th Congress and

the Two Years That Changed America Forever. Today, Senator Daschle is a senior policy advisor to the law

firm of DLA Piper where he provides clients with strategic advice on public policy issues such as climate

change, energy, health care, trade, financial services and telecommunications. Since leaving the Senate,

he has distinguished his expertise in health care through the publication of Critical: What We Can Do About

the Health-Care Crisis. His most recent book, Getting it Done: How Obama and Congress Finally Broke the

Stalemate to Make Way for Health Care Reform, was published in October, 2010.

Growth and Exit Strategies for Skilled Nursing OperatorsAs a skilled nursing operator, what do you do when you think you need to grow but don’t know where to get the capital? Do

you know when it is time to exit the sector? This session will examine growth by acquisition and exit strategies in the skilled

nursing sector from both the operator and the capital provider perspective. Panelists will present case studies; 1) why one

long-established operator exited the industry by selling his portfolio, 2) how an emerging regional operator is pursuing

acquisitions and working with a lender to finance these deals, and 3) what obstacles and tactics a new operator to the sector

faced financing his first and second deals.

to build and why performing your due diligence and analyzing the data will help you avoid developing in an overbuilt market.

elements can lead to licensing pitfalls. Also, hear how to make underwriting and financing these communities easier.
