EXECUTIVE SUMMARY The property, known as GTEC, is a three story 50,000 square foot office building located in the Technacenter Office Park which is along the northern margin of Interstate 85 near Exit 11 in Montgomery, AL.

The building was leased to the SYKES Corporation. SYKES is a large national and International call center company with headquarters being located in Tampa, FL SYKES is a global leader in providing comprehensive customer contact management solutions and services in business process outsourcing areas. The company is specialized in communications, financial services, technology, healthcare and retail/ travel call centers. The center in Montgomery, AL is utilized by SYKES to service their contracts with Bank of America.

The Technacenter Office Park is developed with numerous office buildings, several of which are large multistory structures. In addition to the office development, there is a substantial amount of residential development with a 10 to 15 year old subdivision bordering the office park. On the southside of the Interstate running back to the west is a large scale multipurpose development of restaurants, retail stores, hotels, apartments and single family residential housing.

The GTEC site has recently been improved by both the owner and the tenant. The owner has added additional parking and resurfacing of the old parking lot, new roof, refurbished the elevator, new landscaping and irrigation system.
