The year began with the traditional post-Christmas flurry, with lots of new buyers registering and potential vendors asking for market appraisals. Since then, activity levels have remained constant, and plenty of purchasers are prepared to make offers. The market is price-sensitive, but there is still a market and we agreed more sales in the first six months of 2012 than we did in the same period in 2011.

The glory of the Cotswolds is that there is no typical buyer. The area is popular with retirees, young families and those looking for a second – or even third – home.

Consequently we have an interesting mix of local, national and international buyers, including many from London.

Webbs Farm in Stourton was a recent highlight sale, attracting 26 viewings in just three weeks and three interested buyers. A sale was agreed in excess of the guide price, with a very quick exchange of contracts. ‘Steady as she goes’ is our motto at the moment, as realistically priced

properties will continue to sell. However,

we are expecting that there will be a shortage of stock over the coming months.

Simon Merton,

Head of Office

Meysey Hampton Manor, Meysey HamptonGloucestershire GL7

A wonderful Grade II Listed manor house dating principally from the early 18th century with later alterations. We sold Meysey Hampton Manor to the present owner in 2003 and they have carried out a sympathetic programme of restoration to create an elegant, comfortable family home with reception rooms that are all south facing. There

are seven bedrooms and five bathrooms and the period outbuildings include an impressive coach house and a large stone barn. The manor sits in 1.7 acres of walled gardens, which include a swimming pool and a tennis court.

Welcome to your property update for The Cotswolds & the Midlands. We’re

delighted to share with you some of the diverse properties that your local Strutt & Parker team has to oer, as well as our expert insight into your local property market. For an innovative way to access a large and enthusiastic pool of potential buyers, or easily view a wide range of houses, contact us for details of Strutt & Parker’s upcoming Open House Day, taking place on Saturday 6 October.

‘The 12-month outlook for the UK property market is muddled. It’s key for mortgage providers to support the main “engines” of the market – first-time buyers and mid-market – through greater liquidity and affordability. Our view is that, although personal debt needs to be contained and reduced, the lending costs that are currently throttling the market will start to soften.’Stephanie McMahon, Head of Research

In summer 2012, Strutt & Parker saw a

numbers and

14.6% increase in exchange

levels, compared with 2011.
