EDITOR’S LETTERWelcome to the latest edition of 10 Minutes, the newsletter for members of Saffron Building Society.

The muddy faces on the front cover of this issue doesn’t mean we’ve had a wetter than normal summer in Saffron Walden, it simply means that our wonderful staff have been up to yet more antics to raise money for worthy local causes. You can find out about the ‘mud run’, as well as the drier and cleaner activities of our community choir and other fund raising activities in this issue of 10 Minutes. You can read about the Ware branch, which has recently undergone a refurbishment to make it lighter, brighter and more welcoming. If you live in or near Ware, I do hope you’ll drop in and say hello to Barbara and her team, who will be delighted to talk to you about your saving or borrowing needs. With the shifting sands of the economic climate over the past few months, we have looked at what this means generally, and for us. There are some things you don’t want to be without, which is why it makes good sense to be properly insured and we’re delighted to introduce Saffron Insurance to you, who

On the 23rd June 2016 the UK was asked to choose if it wanted to stay in the European Union. Whatever your vote, or your opinion, it’s significant to note that the country was given the choice, this was democracy at work. And in case you missed the outcome, we voted to leave. Since the vote there have been some tremors through both the political and economic world. A complete change of the team at No. 10 has seen a new Prime Minister and Chancellor of the Exchequer. We have a new team leading the Foreign Office and the

government is recruiting negotiators who can make the deals we need to build for the UK to have successful trading relationships worldwide. Stock markets have fallen and then risen again within a week. The value of sterling against the dollar has dropped making our exports cheaper and reports from the Royal Institution of Chartered Surveyors say that house price rises slowed down in the three months to the end of July. On the 4th August the Bank of England Monetary Policy Committee voted to reduce the Bank of England Base rate from the historical and long-term low of 0.50% down further to 0.25%.

So what now for the future? Well without a crystal ball there is never absolute certainty but we know the intention of the Monetary Policy Committee (MPC) in lowering interest rates is to encourage lending; with falling interest rates, they expect the housing market to pick back up both in terms of demand for house purchase and availability of affordable mortgages market wide. There will be an impact on savers and this has been well documented in the wider financial press. The majority of savers will see reduced rates; however with them already being so low, for many individuals with smaller savings balances a further reduction of 0.25% in real terms, the financial impact will be relatively low. So what can Saffron Building Society offer in these changing times? What we can be certain of is that customers will continue to need a safe place to put their savings and they will also need to be able to borrow money to buy a home. Saffron Building Society has been established since 1849, we’re an organisation with strong values, we’re part of your community and we build relationships for the long-term. We will continue to reach out to customers and offer products and services that are relevant to their lives, their individual needs and circumstances. We always seek to balance the needs of our savings and mortgage customers. For savers we stick to our savings

promise , offering members better rates than new customers. Our Regular Saver products are widely held by members and as we go to print they remain in the top ten rate tables. We have removed the maximum lending age from all our mortgages and make assessments on affordability on the customers’ ability to repay, whatever their life-stage. We’ve also looked at customers working life-styles carefully; we’re now able to offer a mortgage term of up to 40 years (subject to underwriter review). These changes reflect the way that we’ve adapted to the evolving working lives across our customer base and provide a vital leg up for homebuyers. We’re here for you and we’re here to help.

The Ware branch of Saffron Building Society has undergone a refurbishment with a new design layout, and a few little touches to make it lighter, brighter and generally more welcoming. “We are looking good here at Ware” commented Branch Manager, Barbara Holroyd. “All our customers have noticed the difference and like the new look. THE 166TH ANNUAL GENERAL MEETING

AGM AT COLCHESTER

The 166th Annual General Meeting of Saffron Building Society took place on 20th April at the Weston Homes Community Stadium, Colchester. This year we wanted to take the AGM to other parts of the region so that other members could more easily attend. We intend to rotate locations going forward, so we hope more people can make it. Some 38 members and around 20 staff were in attendance to meet with the Executive team and to hear Colin Field, Chief Executive Officer, give an overview of the Society’s performance in 2015 and highlight his expectations for 2016. Six formal resolutions were successfully passed, with Saffron

using an interactive voting system for the first time. Traditionally, the Society makes a donation to its Community Fund for every vote cast and this year has donated £1,400 as a direct result of the AGM. Guest speaker, Lord Matthew Taylor, of Goss Moor, inspired attendees with his vision for Garden Villages, and representatives were also present from the Essex Community Foundation. Wine and canapes were served afterwards, which provided the enjoyable opportunity for members and staff to gather together for a less formal catch-up.

Mortgage Glossary Pull-Out!

It doesn’t matter if you’re after a fixed or variable rate mortgage, there are some excellent deals to choose from, with many being available up to 95% of the purchase price of the property. What’s more some of the deals have no arrangement fees, meaning more money in your pocket to buy important fixtures and fittings. You’ll still need to save for a deposit and for legal fees, a survey and possibly stamp duty if the price of the property is over £125,000. And, of course, you’ll need to budget for items

such as furniture, curtains and kitchen appliances, but there are some great deals available on those too, if you look carefully in your local shops and online. Many first-time buyers have been renting for several years, so know all about budgeting and making their money go as far as possible! Glossary of mortgage termsAPRC: (Annual Percentage Rate of Charge) This is the yearly cost of your mortgage and takes into account interest, fees and other on-going costs.

Arrangement Fee: This is a fee to reserve the mortgage product. The arrangement fee for your mortgage may be charged separately or added to the mortgage loan. Arrears: It is important that you keep up-to-date with the monthly repayments on your mortgage. When mortgage payments have not been paid on time and/or are not made at the correct amount, borrowers are said to be in arrears. Bank of England Base Rate: This is the rate set by the Bank of England and can go up or down from time to time.

Cash-back: On completion of a cash-back mortgage, your lender will pay a lump sum “back” to you.

Completion: This is the last stage in the purchase of a property, after exchange of contracts. Keys change hands and your mortgage is set up. Deed: A Deed is the legal written document which transfers title (ownership) or an interest in property to another person. Early Repayment Charge (ERC): If you choose to overpay or redeem your mortgage balance, an ERC may apply. Equity: The difference between the amount you owe on your mortgage and the current value of your property. Exchange of Contracts (England & Wales only): The buyer and seller formally agree to the sale or purchase of a property. Fixed Rate: The interest rate is guaranteed not to change for an agreed period of time. Freehold: If the property is freehold, then you own both the property and the land it’s built on.

Further Advance: A further advance is an additional loan by us to the borrower, this can be for any purpose and is secured by the existing mortgage deed. Other lenders may call this additional borrowing. Interest-Only Mortgage: You only repay the interest each month. The original loan amount and any unpaid costs or charges that have been added to your loan will remain outstanding at the end of your mortgage term. Leasehold: You have a lease from the freeholder (sometimes called the landlord) to occupy the home for a number of years. The leases are usually long term, often 90 years or more. Loan to Value (LTV): The loan as a percentage of the property’s value. For example if your home costs £200,000 and you borrow £190,000 that would be 95% LTV. Mortgage Term: The term over which you agree to repay your mortgage. This can be up to a maximum of 40 years. Mortgage Offer: A mortgage offer is issued by us once your application has been received and necessary checks, such as a valuation and confirmation of your details, have been carried out. It sets out the terms of your loan. Negative Equity: This is when the amount you owe on your mortgage is greater than the value of your property. Overpayment: An overpayment is when more is paid each month to a mortgage lender than the contractual monthly repayment. Portable Mortgages: This is where the terms and conditions of a mortgage product can be transferred to a new property. Redemption: Is the repayment of a mortgage in full, including interest and costs.

Remortgage: A remortgage is the replacement of an existing mortgage with a new one on the same property with a different lender. Repayment Mortgage: A repayment mortgage, is where each month the amount you pay reduces the amount you owe as well as paying off the interest. This way your mortgage will be completely repaid at the end of its term. Variable Rate: The rate of interest paid can change according to market conditions and/or changes to the Bank of England Base Rate or lenders Standard Variable Rate. Stamp Duty: This is a government tax charge and is paid by the buyer of the property. The tax is charged at different rates and has different limits for different types of property and values of transaction. Building insurance: Designed to cover homeowners in the event of damage to the property following events such as a fire, flood or structural damage. This does not cover the contents of your house (See Contents insurance). Contents insurance: An insurance policy that protects possessions within the home – different to buildings insurance which is designed to protect buyers in the event of structural damage to their home.

MEET CLAIRE JOSE

Claire Jose joined Saffron in January 2016 but she is already an established member of the team. Claire is the Recruitment Business Partner for Saffron and works within HR. With an extensive background in recruitment, Claire has worked for large London-based corporations and also owned her own recruitment agency. Claire has a hectic schedule. For a ‘local’ organisation, Saffron has a large recruitment programme, with over 50 roles recruited for last year alone. A professional working mum herself, Claire is a massive advocate of utilising the talent of those who, for various reasons, are keen to work part-time or need flexible working hours. She is

keen to promote this option for talented individuals who are able to add value to the business but require more flexibility. Of her own appointment to Saffron, Claire says that she was excited but knew the role came with its challenges: “Saffron has exceeded all my expectations,” she said. “I feel privileged to work here. As an organisation, Saffron is really receptive to new ideas and is not afraid of change. The learning and development opportunities are infinite. There are so many people here who have advanced their careers with Saffron.” Asked if there is any particular role that is difficult to fill, Claire replied: “It can be hard to find good Mortgage Advisers. It is a very competitive market. Word of mouth has brought in quite a few of our successful advisers, which is great, as it is about not only finding people with the right level of experience but also the right team-fit.” As well as being a recruitment guru, Claire is also a fully qualified personal trainer. She assures 10 Minutes, however, that she does not do her star-jumps in the office.

HALSTEAD DAY CENTRE

OUR COMMUNITY

Colin Field, CEO of Saffron Building Society, and Claire Hunnable, Senior Executive Assistant, visited Halstead Day Centre on the morning of 27th April, where they met Manager, Veronica Harman, and her team. Colin and Claire had a tour of the premises and met all the visitors attending that day, before joining the Movement to Music class. Claire said: “Halstead Day Centre provides an amazing service, allowing visitors to make friends and socialise, reducing the isolation that can affect so many older people.” Halstead Day Centre exists to provide independent living for people over the age of 60, who may otherwise

be isolated. A range of services and activities are offered, promoting mental, physical and emotional wellbeing, whilst allowing people to maintain their independence in their own home. Services include transport, shopping, bathing, board and card games, debates, speakers, bingo, craft, with lunch and beverages throughout the day.

The Society were pleased to make a donation to the Day Centre and Claire commented: “The whole team were an inspiration and it was evident that this service is priceless to those using it. We felt privileged to be able to experience their work and the friendly, caring environment first hand.”

GUIDE DOGS FOR THE BLIND

Guide Dogs for the Blind At the end of April, the Saffron Walden branch hosted an awareness day for the charity, Guide Dogs for the Blind. The stars of the show were Buzz, accompanying newly-qualified guide dog owner, Joy Smith, and Hero, the latest German Shepherd guide dog owned by BBC World Service journalist, Mark Pivac. The cute stakes were raised even higher in the afternoon, when two Guide Dog puppies joined the team. Volunteers were able to talk with people

Alan Ambrose, volunteer, speaker and fundraiser for the Saffron Walden branch of Guide Dogs commented that the event was an “inspired idea” by Ian Friend, Branch Manager at Saffron Walden. As well as raising awareness, the event also raised over £150 of funds for the charity.

CHORAL CARE

OUR COMMUNITY

Choral CareThe Saffron Building Society Community Choir has been sharing its talents with the elderly in Saffron Walden, singing for residents of Highfield Care Home. “Over 20 people made up the choir that visited Highfield,” explained Sara Andrews, Community Business Partner at Saffron Building Society. “We sang a full variety of songs from well-known musicals to hymns, as well as some great upbeat numbers, like Feeling Good and Blame it on the Boogie.” The singing was very well received by the residents at Highfield, who sang, clapped and tapped their feet to the music. So successful was the occasion that the Community Choir sung at a concert of community choirs, hosted by John Suchet, in Cambridge on 6th August.

The Saffron Building Society Community Choir is keen to sing at other care homes or clubs in the area. They are particularly interested in supporting organisations that look after the elderly in the community. If any organisations think that their members would enjoy listening to the Community Choir, they are encouraged to get in touch by emailing: [email protected] The choir meets weekly, on Fridays, at the Saffron Walden Town Hall, from 12pm till 1pm. The music is varied, ranging from pop, to folk, to musicals, to choral. The aims of the choir are to have fun, be part of a group, and take part in local events. All singing abilities are welcome and choir participants do not need to be able to read music.

CRUCIAL CREW

OUR COMMUNITY

Crucial CrewSaffron has been involved in an important initiative called Crucial Crew. Children in their final term of primary education, from schools across Uttlesford, were invited to take part in a half day of safety and security sessions. The Ambulance Service, Drug and Alcohol Awareness services and the Police all participated. Saffron was involved in delivering a workshop on Economic Wellbeing to groups of 11 year olds, throughout the Crucial Crew week. A team of 10 staff from Saffron worked across 70 sessions to present an engaging game, designed to teach the children the value of money and how to take care of it.

MUD RUN

OUR COMMUNITY

Mud RunOn Thursday 21st July, sixty intrepid members of staff from Saffron donned their tracksuits and trainers and braved the infamous Mud Run Nuclear Race at Brentwood. They faced 5km of daunting obstacles, murky water and mud… lots and lots of mud! Everyone put in a fantastic effort to make it round the brutal mudstacle course, which included zip wires, mud pits and the aptly named, death slide!

The Mud Run was a fantastic experience for everyone involved and it was all for a good cause, too. Thanks to the team who took part and the generosity of their sponsors, they raised over £3,000 for the SBS Community Fund. The money raised will make a big difference to the local charities and causes that the Community Fund supports.

As you can see from this and previous issues of 10 Minutes, we hold a number of events to raise money and awareness for charities. We base our charity choices on our members’ views and we consult them about the best ways we can help our community.

We hold annual Members’ Events and meetings like these every year. They are a great opportunity for you to have your say and to hear about what we have been doing and what our future plans hold. It also helps us to shape our products and services based on your feedback.

Through small group discussions, we share findings with other people who have attended. There is always some light refreshments to keep people going.
