Harbour View is a large and attractive five bedroom house that stands above the village; only a few minutes walk to the harbour, the excellent local pub and award winning Shed Restaurant. For twelve years it has been a highly successful holiday let for the present owners, who are now retiring to pursue other interests.

It is an inviting house that easily accommodates ten people, and the guest book is full of compliments, from visitors who have returned annually for ten years, to comments that although amazing in summer weather, even a wet day cannot dampen the spirits of its guests.

The reception rooms are both spacious and comfortable. The well equipped kitchen is perfect for the keen cook, and is a very sociable space. Everyone can gather round the long dining table for chatty meals, and afterwards retire to relax in the first floor lounge. It is an all year room, where you can open the doors to enjoy summer al fresco dining on the patio, and also hunker down before the winter warmth of the wood burning stove.

The front facing windows give a great wow factor to Harbour View. They allow you to watch the changing sky and sea across the bay. The drama of approaching turbulent grey clouds that presage a dramatic winter storm: or a blue summer sky and sparkling waves. The most beautiful spectacle is provided by the glowing colours of the sunset. It is no surprise that the house has such a light and calm ambience.

The hot tub on the rear patio is perhaps the place to ease away the aches of a long walk or simply savour the pleasure of a glass of wine under a starry sky. For the active there are many superb walks, sandy beaches and kayaking on the bay. The nearby towns of St David’s and Fishguard are pleasant to visit. The area has something for every age group. The owners say that over the years Harbour View has let itself. It has been the ideal venue for large family celebrations; keen walkers, those who want to spend time on the sea, or just relax. Whatever the reason for the stay, they are confident that the house and the area ensure everyone leaves fully rested and energised.

This fantastic property is situated above the popular seaside village of Porthgain. It would be ideal as a family home, or could be an excellent source of additional income. Porthgain nestles in the beautiful North Pembrokeshire coastline. The world renowned Pembrokeshire Coast footpath passes through the bottom of the village. The ever popular restaurant The Shed, and The Sloop pub is a short walk away. Croesgoch is a few minutes’ drive, and has a primary school, public house and art gallery, and is situated mid-way between the Cathedral City of St Davids and the harbour town of Fishguard, with its ferry terminal to Ireland, leisure centre, shops, schools and supermarket.

The base and eye level units, with cream fronted cupboards and drawer fronts, provide excellent storage. The high quality feel is reflected in the granite worktop, coloured tile splash back, and an original butcher’s block work surface. Keen cooks will love the range cooker that has two electric ovens, a grill, and five hob rings, and a hotplate. Above it is an extractor system.

BEDROOM 9’8 x 8’9Benefiting from extensive views across the countryside from the window to the front, this double bedroom has space for a chest of drawers and bedside cabinets. In the ceiling are recessed lights.

SHOWER ROOM 10’9 x 4’3 maxAgain this is well equipped with a large shower unit, a WC with a high level cistern, and a wash hand basin. The floor is covered with slate tiles, and the walls are also tiled. There are recessed ceiling lights.

SITTING ROOM 21’1 x 13’9A wonderful living space that has a light and airy feel due to the high apex beam ceiling. There is plenty of room for several sofas and other casual seating. For when the weather turns cooler there is a large multi fuel stove on a hearth. Lots of natural light floods in from the two Velux style roof lights, windows to either side, and the French doors. These doors give access to the terrace that runs across the back of the house, and round the side.

INNER LANDINGThere is a useful storage cupboard.

BATHROOM 7’3 x 7’1This is equipped with a bath with shower over and folding screen, a wash hand basin, and a WC. The slate tiled floor helps to create a quality feel. All of the walls are tiled. To the rear is a large frosted window.

EXTERNALThe property is accessed via a gate that opens onto a tarmac parking area with space for three/four cars. Beside it is a lawned area. It is the perfect spot to enjoy the beautiful vista of the village, harbour, cliffs, and seascape. There is also another tarmac section to the side offering parking for two more cars. This leads to steps up to the side and a gate into the back garden. On the other side is a paved space. The storage shed houses the oil fired boiler, which runs the central heating, and hot water systems. A path leads round to the rear. At the back is a lovely terrace that is ideal for Al Fresco dining. The main part of the garden is set to grass and slopes up to the post and rail fence that backs onto the neighbouring field. There are also several mature trees and shrubs. Two features that are popular with holiday let guests are the six person hot tub (on its own terrace and with complete privacy), and the brick built barbecue
