WaldenHomeTeam.comWalden’s real estate market started the New Year with a bang! There were 14 single-family home sales closed for the month vs. 12 in January of 2012. This total is the best January sales figures for Walden since 2003! The final year end sales for 2012 were 234 single-family homes sold in Walden. This compares with 182 in 2011 and represents the best annual sales figures since 2007! Thisalso represents a 28% increase in unit sales volume over 2011! There are currently 19 single family homes pending to close for the month of February and 5 pending to close in March! Showing activity is very strong and we are building momentum for an even better 2013. Interest rates continue at all time lows making this a great time to buy as well as a great time to sell! Walden’s inventory of available homes was already low and fell even lower to 4.3 months of available inventory (as of 2/5/13)…this is a strong indicator of a seller’s market! MONTGOMERY COUNTY MUD NO. 8 SANITARY SEWER REHABILITATION PROJECT

SECTIONS: 1, 2, 3, 4, 5, 7Montgomery County Municipal Utility District No. 8 (“MCMUD No. 8”) is proceeding with a one-year sanitary sewer rehabilitation project to rehabilitate the aging sanitary sewer distribution system infrastructure in Walden. Re-pipe Construction, LLP is the Contractor who will be handling the rehabilitation work, and Chief Solutions is the subcontractor handling the preliminary cleaning & televising of the sanitary sewer system. The Contractor is currently working in Walden Section One, and expects to remain in Section One through mid-March. Once complete with Section One, the Contractor will move into Section Two, etc. Each resident in the MCMUD No. 8 sections listed above will be notified via door hanger 24-48 hours prior to the Contractor working around your area. In order for the Contractor to make some repairs, it may require excavation within the Utility Easements located generally in the resident’s front yard along the street and/or in the resident’s back yard along the property line. If excavation is required, the resident will be notified via door hanger two (2) weeks, and again at 24-48 hours, prior to the excavation. We request that ALL residents who receive a door hanger notice, please do the following: 1) Locate and unscrew your sanitary sewer service lateral clean out cap. (This is located in your yard between the house and the sewer main, and is usually a 4" threaded PVC plastic cap.) This will help prevent sewer smells from entering your house and/or the possibility of a sewer back up into the house or building. 2) Minimize water usage. 3) Place towels in sinks and bathtubs covering the drains. 4) Close toilet lids. 5) Restrain all pets. 6) Verify yard gates are unlocked. NOTICE: If your home in these sections is a weekend or vacation home, you should consider doing the items listed above until the work in your section is completed. Additional information regarding this project can be found on the MCMUD No. 8 website at www.montgomerycountymud8.com, or if you have any questions or concerns, please feel free to contact the District Engineer, Justin Abshire, P.E. at 281-363-4039, ext. 1104.

What is Functional Training?Within each individual’s lives unique unexpected barriers are bound to occur. Those barriers can range from something as small as getting out of a chair or something more drastic like taking an unexpected fall. Preparing for those instances should be a part of everyone’s fitness program. This will help prepare the body to handle those situations with less of a chance of injury. We have the ability to perform a variety of movements including walking, jogging, sprinting, lifting, pushing, pulling, jumping, twisting etc. and all of them require different muscles to help with that particular movement. In functional training it is as important to train that particular movement, as it is to train the muscles involved in that movement. For example, an individual that executes a squat will have a greater effect on improving your ability to rise up out of a chair more so than an individual practicing a knee extension would. Your brain thinks in terms of whole motions, rather than individual muscles, and while doing a knee extension you are still working the muscles of the quadriceps, but you not working on that particular movement. Therefore, the squat is going to prepare and strengthen the necessary muscles throughout the entire movement of rising up out of a chair better than a leg extension would. This makes a squat one of the most functional movements that you can do. It is important for everyone to learn the movements that they use most in their lives so that you may design exercises like the squat that are going to make you stronger and more efficient each and every day.

March Madness is here! Stop by the Fitness Center to fill out your bracket for a chance to win a free personal training session!

The weather just doesn’t get any better than this. I know you were itching to work in your yard in February and start pruning back your plants but you always run the risk of having one of those unexpected freezes which can

really zap a pruned plant. Well, I feel that we are in the clear so get out those pruning shears and go to town. If you have native plants in your yard, chances are you are already seeing new growth from the bottom. Go ahead and prune all dead spindly stalks. All ornamental grasses also need to be clipped back and you need to pull some of the dead leaves out of the plant, especially in the middle. You can start planting your spring flowers and native plants at this time. The azaleas have already started to bloom. Remember to trim them back when they are finished and apply your camellia/azalea fertilizer that I recommended last month.

Is your yard full of dollar clover? If it is, the best thing is Weed Beater by Bonide. I use the concentrate and just mix it up in my sprayer. It will kill basically any weed in your yard but won’t hurt the grass. Jim’s Hardware should have it but I also have about 3 cases so email or call me and you can come by and pick some up.

As I walk through my yard I see what the deer are eating. They are going for things that they never have before. They have decided that they like variegated ginger, duranta, shrimp plant, golden shower thryallis, lemon and lime trees and various things that I have in pots. If you think for one minute that your hibiscus and roses are safe, think again. I found them munching on my lorapetalum. This was a surprise to me. I used to have Indian Hawthorne lining one of my flower beds and they managed to eat them to the ground so I replaced them 3 years ago with the loropetalum. They were safe until now. Goes to show you that we have way too many deer in the subdivision and no plant is safe.

If you cut back your roses when you were supposed to on Valentine’s day, remember that you can feed them once a month from now until September. They are heavy feeders and will bloom profusely if you do this.

Now for question and answers:

What kind of fertilizer should I be putting on my yard?

You can apply Nitro Phos 15-5-10 in February / March for a quick green up or you can wait until April and use a slow release 3-1-2 ratio which is Nitro Phos Super Turf 19-4-10.

What can I use in the flower beds to prevent weeds from growing?

Preen is a wonderful product to stop weeds from germinating in your flower beds. Just sprinkle around the plants on top of the mulch and this should take care of your weed problem. You can purchase a large container at Sam’s.

The Walden Social Network (formerly Property Owners Association) plans and sponsors activities and projects throughout the year for the betterment of our community! The Spring Festival and the Fabulous 4th of July Parade are family events. Last year we had the Fall Festival and bus trip to Coushatta. The Halloween Party and the Christmas Gala have live music, dancing and wonderful food served by the Walden Yacht Club. The WSN/POA also sponsors children’s events such as the Easter Egg Hunt, the Children’s Halloween Party and Meet Santa Claus!

The WSN/POA also funds projects throughout the year that benefit all residents of Walden. These projects

include Holiday Decorations, flags and lighting; pet trash/waste stations along Walden Rd, the display cases at the Yacht Club, Racquet Club and Administration Building to post Walden events. In the recent past, the POA matched funds given by residents to plant about 100 trees. We installed the Bocce Ball and Shuffle Board Courts at the Racquet and Fitness Center. We purchased a new BBQ grill and ice machine at the Racquet Center.

Membership entitles you to attend our events either for free or at a reduced rate. It costs $20.00 per family per year. This is the best bargain in Walden! Come to the annual meeting and get involved.

Please let us know if you have any suggestions for events or projects. Also, if you would like to volunteer or serve on the WSN/POA Board for 2013, please email us at: [email protected]. You may pay your dues at the meeting or mail your check to:

Walden P.O.A. Box 638 Montgomery, TX 77356-638

Be sure to include your name, your address in Walden, and phone # or email address. Our next event will be the Spring Festival. Details of this April event will be presented at the annual meeting and in next month’s newsletter.

WSN/POA Annual Meeting x Walden Yacht Club x Saturday, March 23, 2013 x 10:00 a.m.

Membership is open to all Walden Residents (We are an independent organization of the Walden CIA)
