SAFE A building made of concrete is
safe and cost-effective, as it stays
airtight, which results in low ener-
gy consumption and low operating

withstands both moisture and frost.

We are aware that time is money, hence our high demands on the logistics during the construction pro-cess. Procedures and close cooperation is necessary, in order to ensure quality deliveries. Our experienced assembly teams always follow the deliveries, applying careful and precise procedures.

All of our manufacturing takes place indoors, with frequent inspections for quality control. Wastewater is recycled in a closed system, and the waste con-crete is crushed and reused. Frames with pre-cast embedded installations, ventilation, windows and painting of the exterior walls are produced here, and then delivered to the construction site ready for assembly. This is both time and cost-effective.

Actions to reduce ourown climate impact?
We are carbon offsetting through a bio energy project that is CDM certified
according to the United Nations CDM (Clean Development Mechanism). The
project also meets the Gold Standard criteria, which is a quality standard
supported by several environmental organizations. Tricorona is our partner
in mediating the investment in the carbon offset project. We follow the
independent standard for carbon neutrality - ISO 14021, which means that we
compensate CO2e to 100%. To offer climate positive frames, we compensate
an additional 15% CO2e. Our project for carbon offsetting contributes to
several of the UN’s sustainable development goals.

On our way to fossil-free produc-tion. We are working to make our production fossil-free by replacing heating systems in the factories and fuels for trucks and vehicles.
We now offer climate positive con-crete frames. As part of our long-term environmental work, we have developed a roadmap to be able to offer our customers climate positive concrete frames already now.
K-Prefab is one of the 66 companies and organizations from across the value chain who participate in the process of actively taking respon-sibility for the journey towards a carbon-neutral construction industry. The goal is to have a climate-neutral sector by 2045.

We are a diversity partner in the Botildenborg Foundation. Botildenborg works for an inclusive society and protects young people’s opportunities for a socially sustainable future. The collaboration aims, among other things, to get new arrivals and foreign-born to work.
We are actively working to reducethe amount of cement in our con-crete and in this way contribute to a reduced climate impact.

Our employees are the most important asset we have and their well-being in the workplace is our responsibility as an employer. K-Prefab’s work environment is therefore a top priority. Safety always goes first! No one should get sick or injured because of their work.

Work environment training is carried out continuously in all operations. With information efforts, we strengthen a culture where security is crucial. Through a systematic work environment that includes risk management and preventive measures together with knowledge transfer, we continue to strive for a zero accident vision at our workplaces.
People at our workplaces; Employees, hired staff, subcontractors and visitors must all follow K-Prefab’s rules of order and protection. This means to use the protective equipment and follow the procedures that apply to each situation. All employees have the right and obligation to stop work if there is an accident risk. Our rules for personal protective equipment have been extended and streamlined for all our factories. We have also improved routines and templates for risk inventories and safety rounds.
K-Prefab annually conducts a safety day when different focus areas are discussed in the workplace. This day is implemented in conjunction with a similar activity from The Swedish Construction Federation. This is to capture challenges, good ideas and solutions regarding the work environment. The dialogues generate a number of suggestions for improvement, where the common denominator is the need for simplification and support. In other words; it should be easy to do right at K-Prefab’s workplaces.
We continue our efforts towards a zero accident vision. The focus is on early risk observations combined with preventative work, increased clarity and a developed follow-up on our efforts for systematic work environment (SAM). Important to highlight is also the individual’s responsibility for his or her colleagues’ work environment. To ensure that our employees are exposed to as few accident risks as possible, we invest in new systems, modern machines and competence development.

At K-Prefab we are very proud of our proprietary housing concept “Sustainable Homes” and the benefits that we create in the Swedish construction industry in terms of sustainable and energy efficient housing. We construct safe and secure buildings with a long life cycle. The system consists of standardised components that provide a fast and moisture proof construction where all the parts are assembled in a short period of time to a complete masonry building. It creates many possibilities. You get a stable frame structure with minimal maintenance and an energy efficient concrete frame with low U-values, that meet high environmental standards.
The short and efficient construction time provides an earlier occupancy and more favourable overall cost of the finished residence. We build secure, airtight, durable and sustainable housing that can withstand harsh weather conditions. The characteristics of the concrete and the benefits it offers, provides the building with requisite preconditions for a good indoor environment in terms of fire safety, sound insulation and resistance to the effects of moisture. It creates a consistent and comfortable indoor climate that is important for the health and comfort of residents and people working in the building.
Concrete is a durable material with a long life. A concrete building is usually built with a lifetime of at least 100 years. When we develop our products, we plan for the future. MALMÖ IS GROWING WITH K-PREFAB
Where do you begin with a project of this size? You take one step at a time where everyo-ne initially is involved; customer, developer,
architect and so on. After 12 weeks of joint project planning and 25 weeks of internal project planning, the production of 8500 ton concrete frames begin. There are many dif-ferent concrete elements to be designed and produced. A staggering extent of 13,600 m2 of concrete surfaces will be cast and trans-ported to Dragörkajen in Limhamn from the factory in Hässleholm. We are now happy that Hässleholm and Malmö are close so that the 350 transports are kept short and the en-vironmental impact can be limited as much as possible. One can easily believe that a lot of assemblers and incredibly long time is re-quired to assemble the entire concrete fra-me. Fortunately, it is not the case. In only 20 weeks the frame was ready with only 6-7 as-semblers. The products delivered to the pro-ject are wall elements, solid floor structures and balconies. Installations such as electri-city, ventilation and plumbing are already in-stalled in the factory. The façade consists of grooves, bricks and tiles. The grooves come from the factory, while tiles and bricks were mounted at building site.
A big challenge in this project was the high altitude of the house and the wind that many days during the year can be strong down by the water. The location of the house also made the construction site very narrow. We were lucky and it was relatively windless throughout the assembly period. The narrow construction site made the delivery planning extra important and Just In Time deliveries was absolutely necessary.

Dragörkajen in Limhamn, MalmöThe building is a 16 storey house with 63 apart-ments and with the sea as neighbor in a beautiful environment. The property also includes two mixed use, commercial/residential rooms (bokaler) and an adjacent subterranean garage and basement.

Security was the main focus through the entire process of the project. Pre-ventive risk inventory was made and a security pratice in cooperation with Skanska and Malmö rescue service was also conducted. Every morning there was a review of what was going to happen on the construction site during the day and a reminder of the risks that may occur.
The buildings were completed and ready for occupation during winter 2017/2018. The 16 storey house is si-tuated down by the water in Limhamn. A continuous walking path is formed along the water, and where the quay meets Strandgatan a small plaza is created. The accommodations have a great view of Öresund and Malmö. The neighbourhood is constantly growing and new bistros and shops open.
SUSTAINABLE HOUSING For the customer, Stena fastigheter, focus was on energy and environmental issues and the properties were built for minimal environmental impact and certified according to Miljö-byggnad Silver. With a concrete frame from K-Prefab they got a safe and secure frame. With a concrete frame you can build fireproof and moisture proof, with a long lifetime and minimal maintenance. A home for many generations to come.

Wall panelsWe offer custom designed prefabricated exterior walls of high quality grade concrete, with various different finishes and structures for industrial use, offices, agriculture and residential housing. The wall panels are manufactured in an indoor environment, under a very strict quality control. This enables us to guarantee a consistently high quality all year around.
The priming and mounting of windows can be done at the factory, as an extra service. The inside of the wall consists of a rolled or smooth surface. It’s only your imagination that sets the limits for the look of the exterior walls. The dimensions
are customised to your requirements.
Sandwich wall panels• Constructed with two concrete slabs

Half-sandwich wall panels• Half-sandwich is an outer wall panel-

och 220 mm.• Basic design of precast concrete
elements with a thickness of 200 mm, normally achieve sound classification B.

Embedded wastewater pipes and balcony mountings/bracketsWhat we can offer is a unique combination of high flexibility and high degree of fabrication. The floor structures are already equipped with floor drains, embed-ded wastewater pipes and balcony mountings/brackets, so all that remains to do at the construction site is to apply liquid filler/putty.
Finished ceilingsThe underside of the slab is smooth and even. It will therefore become a finished ceiling for the apartment below.
This floor structure is delivered complete with embedded drains. The only thing left for one to do is to smooth out everything with liquid filler/putty. You can also have mounting sockets for balcony brackets.
The floor structure element has a width of up to 3.0 metres, and for normal loads the floor struc-ture can be executed in lengths up to 10 metres, which means an area of 30 square metres. The standard slab thickness of the floor structure is 230 mm, but can be varied.
This floor structure slab is delivered with a recess for the bathroom, with finished embedded drains. The only thing left for one to do is to smooth out everything with liquid filler/putty. You can also have mounting sockets for balcony brackets.

We manufacture secure, stylish, robust, “quiet” and mainte-nance-free balconies, plus we use well-proven technology in order to avoid thermal bridges and facilitate accessibility. The balconies are available in two different basic designs - inspired clamped balconies, or balconies resting on pillars.
The shape can be varied; for instance with rounded or chamfered corners. The upper surface of the balcony is rolled and the other sides are moulded to a smooth shape. Casting of supplied brack-
ets is always included.

They are robust, “quiet”, durable and easy to install, and are delivered ready to use. Choose between straight staircases, curved, or with a resting landing. Completely grey, coloured or with different
surfaces and structures.
Terrazzo polished ground stairsTerrazzo polished staircases have ancient origins dating back to antiquity. They are exclusive, beautiful and will become better looking with age. The stairs consist of a concrete mosaic where the stone aggregate is ground up in several stages. The surface is aesthetically pleasing, it also becomes smooth, durable and easy to maintain, and fits in well in environments that are exposed to a lot of use.

Brushed The brushed surface is made with artisan craftsmanship, simply with a brush. The surface providesa robust and durable façade where the pattern provides beautiful shadow effects which makes dirtand splashes less visible. It is ideal for farms and buildings that will withstand tough conditions. The brushed surface may be rough or fine, and you can also vary the pattern by turning the brushin different directions.
The façade is the face of the building. It’s the first thing one sees, and hence it’s important that it is attractive and welcoming. With the façade, you have the possibility to establish a unique character and the feeling you want in your particular building. K-Prefab offers a wide range of durable, safe and beautiful surfaces for both housing, agriculture and other building constructions. You can vary the colour and texture and receive exactly the façade you want. In addition, all our surfaces can be coated with a protection against graffiti.

Micro exposed
ExposedThe exposed surface is our most maintenance-free surface. It is therefore often used for buildings that will withstand tough usage. It is robust and durable and can be manu-factured in a variety of colours. Size and colour of the stone ballast can be varied, and the pigmentation of the cement provides great opportunities for personal expression. The exposed surface can be combined with effective, smooth portions of the exposed surface. The exposed surface is mostly used for agriculture and industry.

Floated/Felted/PlasteredThe cast surface is provided with a thin layer of plaster at the factory. This means that the façade arrives to the construction site plastered and finished.

Mouldings and trimsWith the help of mouldings and/or trims, it is easy to transform a concrete façade into an exciting and dynamic surface. Since the moldings can cross the joints of the elements, a uniform pattern is created over the entire façade.
RolledThe rolled surface is made with a rolling tool. Depending on which tool you use, you can get a different thickness and texture of the finished result. Before this, the concrete is steel smoothened, in order to obtain a smooth upper side without air bubbles. The rolling then creates a smooth and homogeneous surface which gives a harmonious impression.

Fine stippled
StippledThe stippled surface is made by taking a brush broom or a stipp-ling brush and moving it while pushing it into the fresh concrete. This provides a surface that is full of texture and life. The stippling can be made rough or fine, whatever is preferred. The surface re-minds one of plaster, with an irregular pattern that can withstand tough conditions and remain attractive for a long period of time.

Bricks
A surface of bricks is made by casting a pattern of bricks into the prefabricated sand-wich elements already in the factory, a practical and quick way to get beautiful, exclusi-ve designs into the façade.
Other surfaces available are: graphic concrete, coloured/dyed, matrix, painted, plastered, acid washed, or with bricks, tiles, natural stone and polished terrazzo.

Painted
Using specially prepared screen printing, images, letters, characters or photographs that are embedded directly in the concrete, which then appears as monochrome engravings on the finished surface.
The painted surface is practical in many ways. Painting makes the wall uniform and even. It is also extremely durable, with an estimated lifetime of at least 30 years. Painting also provides a great aesthetic advantage, then you can choose any colour you want and thus easily change the look of the façade.
The coloured surface is a real workhorse and can be dyed with any colour. The surface is easy to maintain and remains attractive for a long time. It can also be coated to obtain diffe-rent decorative structures.
With rubber matrices, you can basically get the patterns and profiles you want. The three-dimensional patterns on matrix-moulded facades create interesting light and shadow images.
