criteria: dependability, price, customer service, and quality of work. Below are currently submitted service providers.

Board Meeting Minutes
Callender Lake Property Owners Improvement Association
Saturday, October 11, 2014
The CLPOIA Board meeting was called to order by President Jo Ann Ishmael at 1:00 PM in the
Callender Lake Community Center. Eight Board members were present. Director John Harwood had an
excused absence. Seventeen guests were in attendance.
The invocation was given by Lynn Hogan. All attendees voiced the Pledge of Allegience.
President Ishmael announced the absence of one Board members, John Harwood due to family medical
issues. President Ishmael ask for approval of Agenda. Larry Giles made motion that Agenda be revised
by adding Road Repairs to Callender Lake Drive to New Business.
Seconded by Sara Kesler. Motion passed unanimously.
OPENING COMMENTS
President Ishmael thanked everyone for attending today’s meeting. She further stated she wanted to
clear up some confusion as to what happened Monday evening here in our community. Per Constable
Pat Jordan, it was not a gunshot wound but a self inflected wound with a stick in or near the ear. The
victim has mental and drug problems and was visiting a resident here. He was care flighted to a local
hospital.
OFFICER'S REPORTS
Secretary’s Report - Sara Kesler reported that the minutes from the September 2014 meeting and
minutes from the Annual meeting were circulated via email and published in the CL Lines. If there are
no corrections and with no objections from the Board, she moved to dispense with the reading of the
minutes from the September meetings and these minutes be approved and filed for record. Motion was
seconded by Eddie Hueston. The motion passed unanimously.
Treasurer's Report - Jan Liedtke announced the reconciliation report had been handed out and she
would be happy to answer any questions after the Monthly meeting. Next month the balance will be
much lower since the payment for road repairs will be deducted.
She moved that the reconciliation report be approved and filed for audit. Motion seconded by Sara
Kesler. The motion passed unanimously.
COMMITTEE REPORTS
Architectural Control Committee – Tilla Strickland reported two permits issued; one for a new house
on the Island and one for a storage building on Whipporwill.
Four violation letters regarding Neat and Orderly were mailed.
Audit Committee - Eddie Hueston announced Chair Sue Stephens reported that the audit for the first
half of 2014 is set to begin at the end of October
Fish and Wildlife – Larry Giles reported the Fish and Wildlife met on October 4, 2014 with all
members present. After a welcome to all the new members the committee got down to important
problems at hand. The committee was given a print out of the By-Laws pertaining to the requirements
of the Fish and Wildlife committee. Each member was ask about things they felt needed to be dealt
with by F & W to improve our lake. Several items became the consistence views of the committee.
First was that in order to do anything we needed to work with Hickory Hills F & W. Future plans for
joint meetings were discussed and planned pending their approval. Per Larry, Hickory Hills is very
interested in a joint meeting regarding our lake.
Next assignments were given to members to further study the following perceived areas of concern:
1. Zebra Mussels
2. Wash down station for boats
3. Grass Carp
4. Boat and engine sizes for our lake
5. Signs at the boat ramps
It was agreed that the committee would meet again on the 25th after the work day to report on the
findings of these sub-committees on these items.
You got a hammer, pry bar, or just want to? October 25th at 9:00am we will be meeting at the children’s
park to begin the work on all of the public fishing docks. We would like to invite all members of the
association to come and be a part of this work day.
Legal Advisory Committee - Jo Ann Ishmael stated the LAC did not meet this month.
Maintenance:
Community Center - Jan Liedtke stated no report.
Public Areas - Eddie Hueston reported restrooms at the Swim Park were winterized. The project to
remove limbs of trees overhanging roadways has continued on Dogwood, Sundown, Long Shadow and
Callender Lake Drive. This is not everything but it is a start.
Pruning of overgrown shrubs near the community entrance was completed in support of the
Beautification Committee’s efforts.
Members of the Beautification Committee have worked weekly to maintain, upgrade and install new
landscape plants at the entrance gate, both sign beds and around the Community Center. Selected bare
areas around the Center are being seeded with Rebel Fescue grass.
Roads - Larry Giles stated the road committee proudly wants everyone to know that all of the work
approved and funded by the Board has been completed to the satisfaction of the committee’s
representative overseeing the work. How about the entrance to our community!
The committee is proceeding with identification of problem areas in our roads. The committee is also
surveying our community for areas of tree limb growth over and into the electric lines serving our
community. This information will be used to present to TVEC for the trimming and removal of such
tree limb obstruction areas. If we can get this taken care of by the power company before winter we can
expect far less power outages.
Doug Farris continued his efforts to repair pot holes in our roads. For this we are thankful.
I personally want to thank this committee for their work on the roads. I have never seen such an interest
by members of our association in planning for the future of our roads. Never have I seen leadership like
that of Charles Tait and participation of members from skilled engineers to house wives. I think I speak
for all of us that live here in saying thanks and keep up the good work.
Some additional ground/road work to be done in front of the Resale Shop (Timber Grove) with the
expense being funded by the Resale Shop. No cost to the association.
Publicity- No Report
Recreation Committee – Sara Kesler reported the Recreation Committee met Tuesday, October 7, 2014
with the new Chair, Charisse Holland. The RC will continue to meet on the first Tuesday of the month
at 9:00am as in the past. Discussion and plans for the Veterans Day lunch were made. Lunch will be
served at 11:30am following the Flag Raising ceremony at 11:00am at the flag pole entrance to
Callender Lake.
Next meeting will be Tuesday, November 4 at 9:00am at which time final details for Veterans Day will
be made and the Christmas Party (December 6) will be planned.
President Ishmael ask if any new residents are Veterans or know of a resident that is a Veteran to please
furnish their name and military branch to Charisse so they can be recognized and their name posted at
our Veterans Day luncheon. Charisse phone number will be posted in the Lines.
Sanitation and Pollution - Debra Abbuhl reported the Sanitation and Pollution committee of three, me,
myself and I met on a porch overlooking the lake one morning this past week. Coffee was provided, but
I did not provide doughnuts much to the displeasure of myself and me.
We discussed the need for a few more committee members especially since I found working with
myself mundane, which was echoed by me. Therefore, if anyone is interested in joining the fun of
participating on the Sanitation and Pollution committee, please contact me or myself.
During our meeting we evaluated the current large dumpster schedule which is: March, May, July and
September. This leaves the fall and winter with no large dumpster. We decided to change the months to
a more quarterly basis, taking into account holidays. The new months will be: January, April, July and
September. The actual date to be announced.
We are also reviewing option for limb and dead fall disposal for the community and will keep you
posted on our plans and ideas. One idea we are considering is hiring a tree company that has a chipper
and let people sign up for the chipper. Since this is not budgeted for, residents would be liable for the
cost of their own chipping. With a few more volunteers, we could come up with more ideals. Please
contact me if interested in volunteering for the Sanitation and Pollution committee.
Security and Fire – Lynn Hogan reported his committee met with the officers of Elite Security
Company. We agreed to have one of their officers at our gate for 32 hours per week on a scrambled
schedule rather than a set schedule. In cooperation and coordination with Charles Tait and the Roads
Committee, we got installed new conduit from the Guard Shack to the phone box. The work went off
like clockwork. Lloyd with Securac has agreed to train members of the security committee on the
security system and card access system. Lloyd pointed out that we have 160 access cards not registered
to anyone but are out there and active. His recommendation is to cancel all of them. Once turned off,
the person or persons using the card would have to come to the office to get the card turned back on.
Then Sherri could get the contact information.
President Ishmael stated that about three years ago, approximately 600 cards were turned off causing
people who were using the cards to come to the office and get registered. Hopefully the same thing will
happen with these being turned off. It is real important to know to whom the cards are going to and to
have this information.

SECURITY AND FIRE – Ronnie Liedtke, Chairman, Joan Baker, Richard Baker, Diane Johnson,
Geary Johnson, Gerald Kesler, Thomas King, Jeff Smith, Jennifer Wood, and Richard Wood.
Seconded by Jan Liedtke. Motion passed unanimously.
President Ishmael announced these committee members are in addition to the ones previously named
last month. Lots of volunteers have come forth and for this we are so appreciative
Next on New Business Agenda Larry Giles made a motion for expenditures of $4500 to road repairs
on 200 block of Callender Drive be approved. Previous bid for this same job was $7140. Charles Boyce
agreed to drop his price to do this work while his road equipment and machinery was still out here.
Motion seconded by Sara Kesler. Motion passed unanimously. President Ishmael stated this money is
part of the funds from our CD which was set aside for road repairs. We will continue to use oil sand as
well. If we recover money from two foreclosures, that money will be earmarked for more road repairs.
President Ishmael had two announcements in closing. One was regarding the donation that CLPOIA
made to the Edom Volunteer Fire Department. She showed the EVFD Tee shirt that will be a door prize
drawing at next month’s Board meeting. Extra shirts are available by contacting Edom Volunteer Fire
Department.
President Ishmael’s second closing remark was announcing the Van Zandt County Precinct Watch
Program Crime Prevention parade and fair Saturday, October 18 at First Monday Grounds. Parade at
10:00am with food, fun, games, live music and entertainment. You can also visit the VZC Command
Center vehicle.
Guest from floor inquired as to what the Fish and Wildlife committee was doing about the grass carp.
Larry Giles responded that a committee was studying the situation and gathering information about
grass carp. There will be no more grass carp added to our lake.
Jan Liedtke announced appreciation to President Jo Ann Ishmael for her dedication and leadership
and wished her a speedy recovery in her upcoming surgery.
Sara Kesler acknowledged Mike Marler in attendance and thanked him for his guidance with the road
construction. Having two engineers with the road repairs made such a difference.
Larry Giles made motion to adjourn at 1:35pm. Seconded by Tilla Strickland. Motion carried.
