150th Anniversary

Congratulations on your 50th...

It does not matter whether it’s a birthday, anniversary or an accumulation of successful years of business, it’s quite an accomplishment. The York Builders Association is now a member of this elite half-century club.

The idea of a local association whose members were local businessmen and builders actually began years before the charter was granted, in April 1964. The association was established to create a reliable source for prospective home buyers. Those early members focused on quality and ethical building practices to provide their customers the “American Dream” of home ownership.

For 50 years, this concept has been the cornerstone of the York Builders Association. Many of our members witnessed astronomical growth and then dealt with interest rates exceeding 18%. We have seen gasoline shortages and rationing, material shortages and price hikes. Recently, our concerns have been directed towards codes and government intervention in our building industry. Through it all, our pledge to fulfill the “American Dream” of home ownership has not wavered.

The York Builders Association has also nurtured the relationship between the home builder and trade partners. Today, there are many types of members: electricians, roofers, plumbers, and HVAC technicians to name a few. They are recognized as an integral part of the home building process. No home can be built without a strong infrastructure of trade partners and associate members. The York Builders Association should be extremely proud of these accomplishments.

This year, YBA’s 50th anniversary, has been no dierent than its fifty year history. The association faced its challenges head on and has continued to move forward with a positive attitude. We are now recognizing a positive growth in membership and have seen an increase in membership participation. This was never more evident than at the recent Parade of Homes After Party, attended by more than 160 people at Wyndridge Farms.

The future of the York Builders Association is very secure and bright. We have future leadership moving up the ranks, starting at the committee level and continuing through the Board of Directors and line ocers.

The York Builders Association’s greatest asset is its members. Second, is its sta, who work as a well-oiled machine. Executive Vice President, Laurie Lourie and Membership Director, Melissa Longenberger, along with Marketing Director, Katie Dennis and Director of Events, Cathy Warner, have all the tools and experience to take YBA to a level never thought possible. They have grand expectations for the years ahead.

Happy 50th Anniversary York Builders Association. Let’s celebrate this milestone, and lay the foundation for the next 50 years.

350th Anniversary

The goals and ideals of the York Builders Association have remained steadfast for five decades – its reputation for integrity and excellence in the industry has grown with the support of many dedicated members. In the code of ethics printed in a 1967 edition of “Growing with Historic York County,” a publication produced by the members of the Association to inform new residents of the “well-kept” community, you can find these inspiring words:

“Home ownership can and should be within the reach of every American family. American homes should be well-designed, well-constructed and well-located in attractive communities with educational, recreational, religious, and shopping facilities accessible to all. American homes should be built under the free American enterprise system.”

It was the National Association of Home Builders desire to put these beliefs and rights in writing, and it was the creation of the York Builders Association that brought these liberties to life in York County.

CHARTER HIGHLIGHTS:

• In 1963, a local businessman named Donald Epstein needed to know more about the law governing high-rise apartments - he never expected that his letter to the Pennsylvania Builders Association would present a golden opportunity for PBA Executive Vice President Herbert M. Packer, Jr., when he stated, “Frankly, I’d give my eye teeth to organize a local association in York County.”

“We felt strongly that the builders in York and York County should organize, but we were a little gun shy of joining with a national organization, since we were just new to it.” - Norman L. Baughman.

In September 3, 1970, the association adopted an emblem created by local artist Albert Cozzi.

Glenn E. Brenneman, 1974 president, worked with the artist to design the image- the original colors were green, black and white, highlighted by the symbol of York, the white rose.

In 2009 a new logo was designed to reflect the Association’s name change from ‘York County Builders’ to ‘York Builders’ Association. This time the design would connote the housing industry in an eort to make the public more aware of the Association’s causes. The colors changed to lime green and royal blue, hues signifying renewal and stability.

• April 8, 1964: The first membership meeting was held at the Flamingo Restaurant, sponsored by York Federal.

“We were all strictly competitors in those days, but when you met the guys, talked to them, we all had the same problems.” – Donald Epstein

• June 1964: The Home Builders Association of York County, Inc., was chartered. The first roster includes 32 members - 29 builders and 3 associates.

• March 1968: The first York County Builders Home Show, chaired by Burnell Moul, was held at the York Fairgrounds.

“We were encouraged by the many responses from, not only quite a few building contractors, but also many subcontractors, materials suppliers and local utilities - all showing a common interest in growing a better informed industry.” – Charles C. Dietz, 1966 President

Frank Larkin and Don Esptein remember the old days.

• February 1, 1968: James C. Bush was hired as the association’s second Executive Vice President, succeeding Gordon R. Bender.

• As early as 1969, the association became involved with legislative issues, including the cost to builders of underground wiring, foreign imports and mortgage interest rates.

• The York Builders Insurance Trust was established in 1969 to provide group health, life and disability benefits to the members of the York County Builders Association and their employees.

• February 3, 1971: The National Association of Home Builders approved changing the name of the organization from Home Builders Association of York County to the York County Builders Association.

• By 1973, membership was growing and so was the need for space. The association set up its first headquarters in a rented space at 2870 Eastern Boulevard. In December of that year, the Board voted to hire Linda Schiding to assist in the oce and to work on the Home Show.

• The YCBA defeated the building permit tax enacted by Southern York County School District in 1977.

• The YCBA began its Journeyman Upgrade program in January 1977. The curriculum was designed to improve the skills of workers on the job. The eort marked the beginning of a long list of educational programs oered by the association over the years to builders and their employees.

Through the decades, the association has extended a generous hand to these worthwhile community organizations:

1971

- $500 toward the York Swimming Pool Project.

1975

- $10,000 to the York County Blind Center. Chaired by Charles Dietz, the project created a home for a radio station which featured readings from newspapers, magazines and novels for the visually impaired.

1976

- $300 donated to the city for handicap ramps.

1987

- Establishment of the Annual Vo-Tech Awards, granting cash prizes to three outstanding York County Area Vocational-Technical students each year who are entering the construction industry or allied trades.

- The organization awarded its first scholarship, $1,000, to Matthew N. Weirich of Manchester, who planned to attend Penn State and study architecture. From 1988 through 2014, the association has granted scholarships totaling $80,995.

1989

- $26,000 to the United Way’s Housing Initiatives Program.

- Under the direction of Charlie and Randy Test of C. W. Test Builders, association members completed construction of a house for Habitat for Humanity - in three days.

1991

- York House Hospice, a home-like facility for the care of terminally ill patients. Members of the association donated time and suppliers donated materials.

1993

- Agricultural and Industrial Museum: under the direction of Don Lentz, the restoration of the AIM House represented the way in which the average worker lived in the late 1800’s. The Board of Directors approved more than $42,000 for the job, which was accomplished through labor and materials donated by association members and friends. The historical site now stands as a tribute to York County Craftsmanship.

Walter Henry, Jr. remains the King of the Nail Driving Competition throughout York Builders Association history, holding the record for most wins, and most consecutive champion wins. While the competition is no longer held, many of our members participated over the years. The goal was simple in this display of proficiency – drive 3 nails faster, straighter, and more completely than the opponent.

When he was set to retire from the competition, Walt finally revealed the recipe to his success: “Choke up on your hammer.”

Most of Walt’s challengers had been so hurried to beat him that they swung from the bottom of their hammers and bent the nail.

1977 Home Show.

In 1967, Burnell Moul established the Home Show as chairman of the committee designed to support the project, and operated the show out if his company’s oce before the association opened its headquarters in 1973.

Companies representing nearly every phase of the home construction process exhibited their products, and the show was devised to oer both builders and the public an opportunity to see what was new in home design, construction, equipment, and decoration.

The first show, in 1968 featured a ribbon cutting ceremony and the first crowning of the Home Show queen, inside the Memorial Hall on the “York Inter-State Fairgrounds,” as it was called at that time.

What started as a 50 exhibitor show in 1967, has moved locations to the newer, larger facility known as Utz Arena, and now houses close to 250 booths.

Continuing the long-established tradition of showcasing the craftsmanship and expert knowledge of the Association, the inaugural Parade of Homes tour was established in 1995, and opened homes for onlookers for an entire week. The first event included 51 newly constructed homes, 6 dierent committees, and close to 50 member volunteers serving those committees.

In the Board Room

Without the dedication and determination of our active members - serving on several committees, on the Board of Directors, donating to Political Action Committee Fundraisers, and supplying the man power behind our charity events – the York Builders Association would fail to exist. We can’t possibly thank you enough for the countless hours and your desire to see our organization continue to thrive. YOU are the reason we can provide member benefits – your connections and insights. YOU are the reason the Home Show setup happens. YOU are the reason we can celebrate our achievements.

We couldn’t fit all of you here on these pages, but we want you to know that no commemoration could make up for your service to the community.

There is one event held by the York Builders Association that requires so many dicult choices and closed door meetings that a select committee is appointed to uphold tradition to the highest standard. If you’ve attended, you know the seriousness of this committee’s rulings. In 1990, a dress code was established which states: a shirt is a must. The following year, a more specific code was required to include shoes. BBQ is reviewed, sandwiches are debated, and sta are expected to maintain the age old customs of…the Golf Tournament. Easily considered the most popular and well attended member event of the year, the Golf Tournament is the longest running recreational event of the York Builders Association. In our photo collection, you can see why – our members have a blast.

Unified we can achieve so much more than we can alone. Five years ago, the entire country seemed unsure of its future. But as seasoned builders, remodelers, and professionals, our members had seen their share of economic downturns. The year of our 50th Anniversary is a nod to our ability to weather every storm by adapting our businesses, by continuing to fight for legislation that provides our industry with growth and excellence, and by reminding ourselves and our community that a safe, aordable home should never seem out of reach.
