Welcome and Introduction to the World Office Forum

Jorge Zanoletty, President World Office Forum, he has a degree in Business Administration from the University of Valencia

(Spain). Among his previous occupations, he has been president of BNP Paribas Real Estate in Spain, managing director for Spain of Aareal Bank

AG and head of real estate advisory services for Ernst & Young. He was also president of the Spanish Corenet chapter and founder and first

president of the Spanish Associaton for Offices –AEO-. He has been a member of the European Advisory Board of Aareal Bank and of the

European Real Estate Steering Committee of Ernst & Young and head of real estate education outside the U.S. for that firm.

The purpose of World Office Forum is o implement best practices and increase office related business. To achieve this, it focuses on the

exchange of knowledge on a multi-skill basis and on strengthening business relationships between its members. Its approach is international,

considering that many participants in office real estate are global occupiers, investors and service providers. World Office Forum is a project

orientated at the development and creation of value with the help of pro-active networking and local events; it is a catalyst on every level of

professional activity. WOF Green Office addresses the sustainable city and its office buildings, and the international relevance of a proactive

policy in this context. Regulations and new laws and sustainable architecture are discussed and relevant examples shown. Energy certification,

building monitoring and the latest innovations to achieve better energy efficiency are permanent topics for discussion within the organization.

What are companies in Barcelona CBD saying about their workspace?

- Office market consultants consider that the owners of buildings in the CBD of Barcelona must choose between "renovation,

renegotiation or suffering”. Most renegotiate rents. Some opt for the renovation, as the Agrupació Mútua building in Passeig de Gràcia

30. Others are seeing businesses going away in search of lower rents in more efficient buildings. The result: a vacancy rate that is now at

12% and going up (from Expansión newspaper, June 12th 2011). Aitek has questioned 1.105 users in Barcelona about their opinion. The

result is more than interesting.

Carlos Aizpún holds a Bachelor of Architecture in Wentworth Institute of Technology – Boston, USA. He founded AITEK Arquitectura e

Ingeniería in 2009 of which is managing partner. Before that he worked for twelve as managing director and partner in charge of the

architecture office of Aguirre Newman in Barcelona, which he founded. He was also partner of GCA Arquitectes Associats. In his fifteen years

professional career he has been involved in more than 350 projects totaling more than 300.000 m2 with a total budget of some € 75 million.

Roundtable: Trends and future of green buildings investment. How is Barcelona reacting?

- The roundtable will discuss the international significance that has a city position in the leadership of sustainable offices, given that

global investors and many users begin to demand art buildings in terms of sustainability, while they are still a tiny proportion of the

park. How should promoters and investors approach this question, how to modernize the existing buildings, and how the city should

support this trend with additional measures on issues such as urban transport. How are investors reacting to this trend and what can we

expect in the future as investment demand appears to grow faster than the delivery of new buildings or renovation of the existing ones.

Breeam In-Use and Torre Agbar Case Study

- BREEAM In-Use is a scheme to help building managers reduce the running costs and improve the environmental performance of

existing buildings. It consists of a standard, easy-to-use assessment methodology and an independent certification process that provides

a clear and credible route map to improving sustainability. Parts 1 and 2 of the BREEAM In-Use Certification Scheme are relevant to all

non-domestic: commercial, industrial, retail and institutional buildings. Part 3 of the BREEAM In-Use certification scheme is currently

restricted to offices. The biggest opportunity to address the environmental impact lies in better management and improvement of the

existing building stock. BREEAM In-Use has been developed to recognise and encourage better building management and targeted

investment in existing building stock. The environmental performance of an organisation’s built assets is a key factor in its sustainability

credentials and carbon footprint. Operating a building also represents a major cost – with soaring energy prices and an uncertain

economic outlook, cutting energy, water, waste and other such costs can be a relatively easy way of improving profitability.

Felipe-Neri Gordi is an architect from the School of Architecture of Barcelona, UPC. He is currently Director of Facility Management Services for

Aquagest, which manages the buildings of the Agbar Corporation, based in the Torre Agbar in Barcelona. Part of the panel of experts in the

School of Facility Management of Sert, attached to the Official College of Architects of Catalonia (COAC).He is a member of the management of

the knowledge center of the Asociación Española de Mantenimiento (AEM) and from June 2011 is part of its board. Previously he was

responsible for recruitment and strategic planning for the rehabilitation and maintenance of 60,000 public housing units in of the

Generalitat of Catalonia, through ADIGSA, a public company.

Ana Luisa Cabrita began her professional experience in environmental consulting in 1998. In 2002 she joined the shopping center industry

in Sonae Sierra, as Environmental Coordinator for the area Development of new shopping centers. In 2009 she joined BREEAM ES as director

for the certification organization in Spain. She has a degree in Environmental Engineering - health branch- of the Universidad Nova of Lisbon, a

Postgraduate in Management Systems and Environmental Auditing and an Executive MBA from the Universidad Pontificia de Comillas.

Smarter Cities and the IBM Approach to Smarter Buildings

- Buildings consume 42% of all electricity — more than any other type of physical asset. They generate 15% of all green-house gas

emissions. In the United States, the numbers are even greater: buildings guzzle 72% of all energy, and produce 38% of green-house gas

emissions. Smarter Buildings integrate major building systems onto a common network. Information and functionality between systems

is shared to improve energy efficiency, to improve the effectiveness of facilities operations, to optimize space utilization, and occupant

satisfaction. So how does an IBM Smart Building strategy work with existing operations?

Juan Francisco Galán works in Industrial Solution in the area of Smarter Cities of IBM. He holds a degree in Physics from the UCM and has

over 14 years of experience in the world of Information technology on particularly innovative issues: Smarter Cities, cloud computing, e-

Government, Business Intelligence, Business Process Management (BMP) and Oriented Architectures (SOA). He has extensive business

experience performing business development tasks, especially in large accounts in the Financial Sector and Public Administration. He works in

the area of Technological Innovation in the MBA Business School Cerem.

The Energy Vector in Office Buildings. Reality and Challenge

- Office buildings are responsible for high energy consumption, with ten times higher intensity than housing. In a context of prolonged

crisis and forecasts of continued increase of energy costs, the inclusion of the energy vector in the business model materializes as

both a challenge and an opportunity.

Jordi Pascual has a Degree in Physics from the University of Barcelona and DEA in Engineering from the Polytechnic University of Catalonia. He

has focused his professional experience of the last fifteen years in the overall energy consulting and analysis of the construction sector in

particular. Currently Aiguasol company manager, has participated in numerous consulting projects, research and development, among them

the Barcelona Energy Plan, the office building project TOBEE or the energy design of special buildings, such as CCBPP. He is a member of

associations such as the Spain GBC or IBSPA .

Aiguasol is an energy consulting cooperative group, offering since its founding in 1999, engineering services and research and

promoting innovative solutions to reduce the impact of energy consumption. The building area includes the analysis and design of small-

scale projectss (special buildings) to large-scale (neighborhoods or cities). The work is carried out using sophisticated tools, ranging from the

urban planning phases to the design of executive and engineering management.

Office Buildings HVAC/R Optimization

- Heating, Ventilation, Air Conditioning and Refrigeration -HVAC/R- is a necessity today for personal comfort, medical health, food

preservation, water supply and work productivity. In fact, all human activities rely on HVAC/R in one way or another. There is

a continual need to upgrade existing systems for greater cost and environmental efficiency. Office buildings rely on complex HVAC/R

systems to create and maintain safe, healthy and comfortable living and working environments. Experts who contribute to making

equipment work better, more efficiently, quicker, and less expensively are increasingly required to make systems more efficient

both for client satisfaction and for energy efficiency. How can this be best achieved in existing buildings.

Josep Túnica is a Technical Industrial Engineer by the Universidad Politécnica de Cataluña, 1991. MBA in company management by the

Universidad Politécnica de Cataluña and general management by IESE. He has worked for GRUPO JG Ingenieros Consultores de Proyectos since

1991, in quality control and systems testing. He is manager of the Barcelona office of JG since 2001 and member of the board of directors since

1998. He is also a professor in the “Master in Facilities Management” of the Universidad Ramón Llull, Ingeniería La Salle since 1998, and of the

postgraduate course “Master en Control de Edificios y Arquitectura Sostenible” of the same university since 1999. He is also an associate

professor of the Escuela Superior de Arquitectura of the Universidad Internacional de Catalunya. Since 2007 he is a member of ASINCA

(Asociación de Ingenieros Consultores de Cataluña) and of ACI (Asociación Consultores de Instalación)

JG Ingenieros is an independent engineering company active in all areas of construction, specialists in building and in the field of electrical and

mechanical installations. It was established in 1970 in Barcelona and currently has offices in Barcelona, Bilbao, Lleida, Madrid, Malaga,

Pamplona, San Sebastian, Seville, Tenerife, Valencia, Vigo and Zaragoza.

Fernando Carneros Entrena is Real Estate & Facilities Manager MS Spain & Portugal for Microsoft Corporation. Fernando has had a long

professional career as varied Real Estate & Facilities manager in several multinational companies. He joined Microsoft in 2006 as Corporate

Services Manager in Spain, leading Real Estate, Facilities and Procurement areas. In July 2009, Fernando acquired a new position as the RE&F

Manager in Spain and Portugal working very closely together on many projects in Western Europe. Fernando has led or been involved in a

number of major projects both in the Spain and Portugal, specifically, the New headquarter in Lisbon, Flexible office implementation in Spain,

new commercial offices in Bilbao and Valencia. Not forgetting FM outsourcing implementation in Spain and Portugal. Leading great teams has

enabled the achievement of a number of significant accreditations and awards, especially Best Place to Work in MS Spain from 2008 to 2011.

Prior to joining Microsoft, Fernando spent more than 6 years as Facility Manager role in France Telecom Spain (Orange) and 5 years in FM

responsibilities in AXA group. Fernando has a Law Degree and postgraduate in Property Law at the Complutense University in Madrid. In

addition works as a teacher in Master FM of Structuralia and in the Technical Architects official college in Madrid.

Microsoft Corporation (NASDAQ: MSFT) is an American public multinational corporation headquartered in Redmond, Washington, USA that

develops, manufactures, licenses, and supports a wide range of products and services predominantly related to computing through its various

product divisions. Established on April 4, 1975 to develop and sell BASIC interpreters for the Altair 8800, Microsoft rose to dominate the home

computer operating system market with MS-DOS in the mid-1980s, followed by the Microsoft Windows line of operating systems. Microsoft

would also come to dominate the office suite market with Microsoft Office. The company has diversified in recent years into the video game

industry with theXbox and its successor, the Xbox 360 as well as into the consumer electronics and digital services market with Zune, MSN and

the Windows Phone OS. The ensuing rise of stock in the company's 1986 initial public offering (IPO) made an estimated three billionaires and

12,000 millionaires from Microsoft employees. In May 2011, Microsoft Corporation acquired Skype Communications for $8.5 billion dollars.[1]

Microsoft Innovation Campus in Milan: Developer, Architect and End-User Co-operation

- On the one hand, there was a multinational company that didn’t want its employees to have desks any more. On the other, a

construction company that had the project for a super-innovative main office, that would combine the maximum energy efficiency with

the utmost rational design. That is how, in 2007 the marriage between Microsoft and the Bergamo-based construction group Vitali got

its start, and four years later gave birth to the Innovation campus of the software giant, where its 830 employees are not assigned a

fixed workstation, but rather discover every morning, using the company tablet or smartphone where they should go and sit that day.

Microsoft, Vitali and architects architect Ricardo Flores, of Flores Prats, will explain how they worked together. Pietro Scott Jovane,

managing director of Microsoft Italia, explained to Panorama Economy. «At the Campus of Peschiera Borromeo, at the gates of Milan, it

is easier to cooperate, there is a more collegial atmosphere because there are gyms, daycare centers, customized cafeterias and better

services for everyone, and above all there is a technology that is invisible, but that enables people to move freely in the spaces»

Ricardo Flores is an Architect for the Faculty of Architecture of the University of Buenos Aires in 1993, and Master in Urban Design for the

School of Architecture of Barcelona in 1996. He is Associated Professor at the ETSAB and Visiting Professor at universities like Sydney

University in Australia, the Royal Academy of Architecture in Denmark or the Università di Architettura di Venezia. He has been in professional

practice since 1994, collaborating with Arch Enric Miralles in a number of projects and competitions since 1993 until 1998, and in 1998

established with Eva Prats FLORES & PRATS Architects. They have won numerous competitions and their work has been widely awarded with

several recognitions, such as the Grand Award for the Best Work in Architecture at the Summer Show of the Royal Academy of Arts in London

in 2009, and the Dedalo-Minosse International Award in 2011 for the New Headquarters for Microsoft in Milan. Ricardo develops an intense

intellectual activity, standing out the architectural books John Hejduk. House for a Poet, and Through the Canvas. Architecture Inside Dutch

FLORES & PRATS is an architecture studio established in 1998 by Ricardo Flores and Eva Prats. Since then, the studio has been involved in

several kinds of projects, especially for the Public Administration through open competitions. These include residential and public buildings, as

well as public urban spaces, exhibition design and site-specific installations for major cultural institutions and museums, including Tàpies

Foundation, Miró Foundation and Centre de Cultura Contemporània de Barcelona. The office have obtained several awards, has been part of

the Wallpaper* Directory of Emerging Architects 2007 and has been selected for the Prize for Contemporary Architecture-Mies van der Rohe

Award (2005). They were also finalists at the IV Bienal Iberoamericana of Lima 2004, at the Bienal de Arquitectura Española 2011 and finalists

at the FAD Awards 2006 and 2011. In 2009 they obtained the Grand Award for the Best Work in Architecture at the Summer Show of the Royal

Academy of Arts in London, and in 2011 the International Award Dedalo-Minosse for the New Headquarters of Microsoft in Milan. At present,

the office FLORES & PRATS works in architecture, design, public spaces and rehabilitation, trying to keep the spirit of the artisan ateliers typical

of the architectonical Spanish tradition, dedicating a special attention to context and process.

Cristian Vitali is CEO of Vitali SpA, based in Bergamo, Italy, a leading provider of real estate development, special demolitions, road

infrastructure, production of asphalt and concrete, since 2004. He was raised in a family that has been active in the construction industry since

the 1950’s. In 1999 he won a scholarship offered by the EU Commission and continued his studies at the Bauhaus Universitat Weimar -Fakultät

Architektur Weimar in Germany, where he obtained a good knowledge of German design and construction methods. He also took an internship

at the Europäisches Bienninstitut dealing with the construction of the new pharmaceutical research center in Leipzig (Germany). In 2000 he

moved to Barcelona for another program at the Escuela Tecnica Superior de Arquitectura. In this city he also had working experience as project

manager in the coordination and development of large-scale regional projects. In 2002, he returned to Italy and achieved a degree in

architecture at the Politecnico di Milano. In 2003, he worked in Brazil in collaboration with the Universitat Anhembi Morumbi in Sao Paulo – in

a workshop titled about the mobility of the metropolitan city. He is President of the Young Entrepreneurs of the National Association of

Builders of Bergamo. He is passionate for art, architecture and design, the environment and everything related to technological innovation,

renewable energy and the development of sustainable buildings.
