Open.Within the Urban Sandbox development, high design and generous space create a remarkable feeling of freedom and open-ness. Thoughtful treatment of proportion, scale, transparency and spatial layering give you room to stretch out…to breathe… and to grow.
The homes are designed so that well- proportioned rooms flow into each other and visually connect with other levels and nature. Multi-tiered terraces, sliding glass doors and large windows play into a seam-less blend of outdoor and indoor spaces— all of which combine to create a feeling of expansion.
Each home makes complete use of the space it occupies. The Urban Sandbox development has a favorable zoning classification that allows for taller struc- tures, use of the entire width of the lot, and central light courts that invite natural light into all areas and levels of the homes.
Another singular feature of these homes is that every foot of space is above ground— no square footage is basement or garden-level space. With multiple levels and high ceilings, the Urban Sandbox reaches higher in the sky than any neighboring residences, providing more light and better views.
work :: level one
The property’s favorable zoning classification creates a one-of-a-kind situation for the discerning owner—an ideal office suite. This space is a far cry from a desk in an extra bedroom. It’s a self-contained getaway, complete with flexible workspace and full bath, which is truly separate from the living areas of the house.
This level also offers a four-car garage, plenty of storage, an elevator, and a grand foyer accessed through a recessed, sheltered garden hiding a secluded, mysterious entry to the home.
live :: level two
Life happens here—and it takes space! This level is 13 feet above grade, providing privacy for an artful but highly functional kitchen and dining room, a comfortable family room, an inviting living room, a washroom and an unusually large, well-integrated terrace with multiple levels and designated grill area. Harmonious proportions, views of other levels and visual connections between interior spaces create an intriguing rhythm and calming balance.
sleep :: level three
Three spacious bedrooms provide privacy and restfulness. The remaining composition of this level is comprised of one washroom and a gracious laundry room.
retreat :: level four
The luxurious master bedroom and stylish bath occupy the entire interior of the fourth level. The suite opens onto a private terrace, an oasis in the sky.
breathe :: level five
Unobstructed city views provide a stunning backdrop for a large skydeck terrace. A designated grill and service area make this level perfect for entertaining.

kitchens and baths
The Urban Sandbox’s kitchens and washrooms
combine European style and exotic materials into
functional, livable works of art. From Italian
cabinetry to French luxor tiles, the rooms exude
exotic, unique style and luxury.
Clean.Life can be complicated—but it doesn’t have to be. You work, you play, you work out, you eat, you sleep, you feel, you think, you breathe. The spaces in these homes are well integrated, effortlessly connecting the various things you do in a day. The homes’ uncomplicated and clean design evokes feelings of peacefulness and relaxation.
The homes’ design is hip but timeless, sleek and classic, using rectilinear forms, simple design elements, and proportion-ate scale. In fact, simplicity of design—forged by vision and discipline—is a major reason for the homes’ strong presence.
Another way to keep things simple is to get back to nature. The Urban Sandbox homes use natural light, natural stones and surfaces, and green features, including energy- efficient windows and appliances.

Utilizing the unique site conditions, the homes designed by Osterhaus-McCarthy expand on the
traditional Chicago house to create an environment that unites the indoors and outdoors, while
providing a greater sense of privacy than typically expected. Each house exploits the full width of the
lot for functional space, while a light court carved from the middle of the building captures light and
views that are unexpected.
Multiple dramatic outdoor spaces provide the occupant with the option of both private and public
uses suitable to their lifestyle.
The living level flows openly, yet is divided to insure full functioning spaces and contrasting
environments. All of this is pulled together with a sense of restraint and proportion in keeping with
the sensible modern lifestyle. The exteriors are a study in restraint, responsive to the scale of the
neighbors, subtle in the use of material, but bold and assertive in responding to the needs of the
homeowner. Simple and clear in execution, the designs leave no doubt that these are unique homes
reflecting how people live today.
