FIRE SAFETY IN HIGH-RISE APARTMENTS

High-rise apartment buildings, generally speaking, are those six stories in height and over. All suites contain a large amount of combustible furniture such as beds, bedding, sofas, chairs, rugs, curtains, etc. Resident’s of these buildings, however, are often unfamiliar with the built-in safety features of modern fire-resistant construction and are unsure of what to do in the event of a fire. The following information is offered in the interest of your safety. Built-In Safety Features of High-Rise Apartments

1. Fire Resistive Construction 2. Fire Alarm System 3. Interior Fire Escape Stairways 4. Interior Water Supplies for fire fighting.

High-rise apartment buildings are constructed of fire-resistive materials. The suites are separated by concrete floors and fire-resistive walls to prevent the spread of fire from one suite to another. These buildings contain a fire alarm system, which will alert the whole building when activated. The alarm system must be activated manually except where heat and smoke detectors automatically active the fire alarm. Windsor Park Plaza contains interior fire-resistant stairways. The stairways are marked on each floor by exit lights. To preserve the safety of these escape stairs, the doors leading into them MUST BE KEPT CLOSED AT ALL TIMES.

WHAT TO DO IN CASE OF FIRE

IF THE FIRE IS IN YOUR SUITE

1. Alert everyone in the suite.

2. CALL THE FIRE DEPARTMENT at 496-3900 or 911 and give the complete address and suite number, if possible.

3. Leave your suite, CLOSE BUT DO NOT LOCK THE DOOR.

4. Sound the fire alarm in the corridor.

5. If the fire is in its incipient stage, use the building fire fighting equipment.

6. Leave your floor by way of the stairway.

NEVER USE THE ELEVATORS. Walk, DO NOT RUN, to the lobby.

7. Once you have left the fire area, DO NOT RETURN TO IT.

8. Meet the Fire Department in the main lobby, unlock the front door and inform them of the location

of the fire. Leave the building and gather at the corner of 83rd avenue and 111th street. IF YOU ARE INFORMED OF A FIRE OR HEAR THE BUILDING FIRE ALARM

1. Stop what you are doing.

2. CALL THE FIRE DEPARTMENT at 496-3900 or 911 and give the complete address and location of the fire, if known.

3. Close all windows and balcony doors.

4. Check your suite door before opening it, if it is hot to the touch, DO NOT OPEN IT but soak

bedding, mattresses, etc., with water and pile against the door.

5. If the door is cold to the touch, open it slowly and check the corridor for smoke.

6. If the corridor is clear, close your suite door behind you and leave the building by way of the stairway.

7. If the corridor is impassable, remain in your suite and keep your door closed.

Stand on the balcony or by an open window. Signal your position by waving. WAIT TO BE RESCUED.

DON’T PANIC…you are likely safer in your suite with the doors closed than in attempting to escape thorough fire and smoke.

LOCK OUT PROCEDURE

In the event that you should find yourself locked out of your suite, a number of options are available to you:

1. If you are locked out during Leasing Office hours, visit the Leasing Office to let someone know you need access to your suite. You will be asked to provide identification.

2. If you are locked out after-hours, contact Building Security at 431-1411 and advise them that you need

access to your suite. You will be asked to provide identification and to pay a $50 access fee payable to Westcorp Property Management Inc. by cheque only. Fee payment is due upon entry request.

3. You are also able to call an emergency locksmith to access your suite. You will be asked to provide

identification and cover all costs associated with the service. RENT PAYMENTS

Westcorp Property Management Inc. accepts payments of rent in the following forms: Pre- Authorized Debits (preferred as per lease), post dated, cheques and debit. Make rent cheques payable to WESTCORP PROPERTY MANAGEMENT INC. noting the suite and Windsor Park Plaza Tower 1 or 2.

For your ease of rent payment Westcorp Property Management Inc. has introduced Pre-Authorized Debits

No Worries: Rent payments are made automatically and on time. Zero risk of incurring late rent charges.

Save Time: Resident’s don’t have to use their valuable time to deliver a rent cheque to our

offices by the due date Convenience: Resident’s don’t have to fill out post-dated cheques and try to keep track of them Secure: The EFT was developed by the financial community to speed up the banking

process for its customers. EFT has a longer period of retracting payment than cheques do.

If you would like to sign up for this service or have any questions, please contact your Community Manager for further information.

INTERCOM OPERATION

The intercom code is different from your suite number to improve security. Residents need to inform Community Office of local phone number, suite and what you want listed on the directory. Eg. Name or initials. The number 6 will temporarily unlock the lobby doors, and the number 3 does not permit entrance.

PARKING

Please review your parking agreement. Minimum clearance in the parkade is 5’10”. The white access card allows residents access to the underground parkade. The entrance is located on 111 Street on the corner of 83 Avenue. Monthly Rates for parking:

Random Parking (Blue Zones) $130.00 per month.

Tandem-Reserved (Green Designated Stalls) $150.00 per month for 2 stalls.

Oversized Parking Stalls (Yellow Zone) $135.00 per month (very limited).

Motorcycle Parking (specially designated) $ 60.00 per month. Please be attentive to the clearance heights posted throughout the parkade. Ground level commercial parkade: Monday to Friday 7:00 am to 6:00 pm $2.00 per ½ hr. Maximum of $23.00 Overnight 6:00 pm to 7:00 am $ 7.00 Flat Rate Saturday and Sunday 7:00 am and 7:00 pm $2.00 per hour Maximum of $17.00

BICYCLE STORAGE

Located on the main level of the parkade, you will find a safe place to park your bikes. If you wish to obtain access, please register through our Community Administration Office, as usage is monitored as well for your own security, and peace of mind.

GUEST SUITE

Terms and Conditions of Rental:

1. The Guest Suite is available for residents, their family and/or guests only.

2. Please book through Reception at the Community Administration office.

3. There is a $50.00 Damage Deposit, which must accompany the Guest Suite Rental Agreement.

4. The charge per day is $65.00 of occupancy to a maximum of 7 days per booking.

5. Access cards will be provided directly to you for your guests.

6. Linens are provided by Windsor Park Plaza as well as complimentary coffee and tea.

7. All equipment, furniture and fixtures are the property of Westcorp Property Management Inc. and are not to be

removed from the suite.

8. The Guest Suite is a non-smoking environment.

9. Check-in time is 4:00 p.m. Check-out time is 12 noon. The keys must be returned to the Community

Administration Office prior to 12 noon.

10. The suite must be left in the same condition as it was found and any damages incurred will be charged back to

the resident.

11. All cancellations must be received in writing at least 72 hours prior to check-in date/time or Damage Deposit will

be forfeited.

12. The residents are responsible for their guests at all times.

13. Guest Suite privileges can be suspended at any time at the discretion of Management.

14. Parking is not included with the Guest Suite rental however; guests are welcome to park in the College Plaza

Parkade at the regular prices.

15. Guests have full use of all of our Amenities.

CAR WASH

Please refrain from using the car wash between the hours of 11:00 pm and 7:00 am out of consideration of your fellow residents. The car wash is coin operated. The cost is $1.00 / 5 minute cycle. The system is configured on two switches. One switch turns on the wand/brush and the other switch turns the soap on/off. A vacuum is also available. This system is coin operated as well and is charged at $0.50 / 5 minute cycle.

CONTENTS INSURANCE

It is important, for the safety and security of your belongings, that you carry adequate household insurance. The insurance clause (16.3) in your residential tenancy agreement stresses the obligation to insure your personal property against damage and also maintain liability coverage in case of negligence. We ask that you provide the Community Manager with evidence of your insurance coverage and to provide renewal information prior to the expiration date of the insurance coverage. A copy of your policy will be placed in your personal file in the Community Administration Office.

WINTER MONTHS – Cautionary Note

Windsor Park Plaza is heated with hot water. This type of heating was selected because it provides a more uniform and less drying heat than that produced by a furnace. To receive the most from your hot water heating, please keep draperies, furniture and other items away from the registers. Air must be able to flow freely under and around the heating fins and pipes. A WORD OF CAUTION: Open windows and patio doors will permit frigid air to come in contact with the pipes directly below them. As the cold air drops onto the heating pipes, it will cool and eventually freeze them, causing them to burst. A burst pipe will flood your suite and any suites below you with hot water. It is important to note that a door or window does not have to be open very wide to cause freezing. We ask that you do “your part” to prevent costly maintenance and to lower utility costs by leaving your windows and sliding doors closed during the winter months, especially when temperatures fall below zero. The costs of damages due to frozen pipes will the charged to the resident. Please call the Community Administration office if you have questions regarding this message.

LAUNDRY FACILITIES

Laundry cards can be obtained from the Community Administration Office. There is a Laundry Card Dispenser located in Diversions. There is a $10 non-refundable charge for any replacement of laundry cards. Please refrain from using the laundry rooms between the hours of 11:00 p.m. and 7:00 a.m. out of consideration for your fellow residents. In order to ensure maximum use of facilities, please note the length of the cycles:

Washer – 30 minutes Dryer – 45 minutes Garbage containers are for laundry related items only, not personal garbage. Please clean the lint trap after use and leave the laundry area in tidy condition. Any problems with the machines or laundry cards should be reported to Coinamatic at 780-430-0007. Westcorp Property Management Inc. will not refund any outstanding balance on your Laundry Card if it is lost or when returned at time of move-out.

GARBAGE DISPOSAL

The garbage disposal rooms are located on each floor. To keep odors to a minimum and ensure a pleasant atmosphere, please wrap the refuse tightly in a plastic bag to a size that will easily fit down the chute. Vacuum cleaner bags should be secured in plastic bags before being placed in the chute. All large items are to be disposed of in the industrial bins in the ground level parkade. Please do not leave it in the garbage room for your neighbors to find. Caution: Glass containers, etc. can explode on impact with the bin on the main floor. Please be sure that all items are wrapped tightly in plastic.

RECYCLING PROGRAM

For your convenience, a blue recycling bin has been placed in the refuse room on the main floor. All recycling items may be placed in this bin.

WATER SHUTOFF VALVES

Toilet shut-off valve is located behind the toilet. Kitchen water shut-off valves are located under the kitchen sink.

ELECTRICAL OUTLETS

Breaker panels are located in the hallway on your floor. In each of the suites in the Towers, there is at least one electrical outlet that is activated by a light switch. The locations of these outlets are as such: Bachelor Suites ½ of one outlet. One Bedroom Suites 1 in the living room 1 in the bedroom

Small Two Bedroom Suites 1 in the living room 1 in each bedroom Large Two Bedroom Suites 1 in the living room 1 in each bedroom. In your bathroom you may find two light switches. If this is so, one controls the lights in the bathroom while the other serves no purpose. Bathroom fans were removed, making the switches obsolete. Air is circulated through a central exhaust system located on the roof.

CARPET CARE GUIDE

Regular carpet maintenance can enhance your indoor air quality and prevent your carpet’s appearance from deteriorating prematurely. Because preventive maintenance is less expensive and more effective than infrequent restorative cleaning, we recommend that you:

1. Vacuum and spot clean your carpet daily. 2. Implement a preventive maintenance program. 3. Use hot water extraction to restore heavily soiled carpet.

VACUUM AND SPOT CLEAN YOUR CARPET DAILY

Accelerated carpet wear occurs when traffic grind imbedded soil into the carpet fiber. You can extend your carpet’s life by placing walk-off mats at exterior entrances, and vacuuming traffic areas thoroughly every day.

Approximately 20% of carpet soil is soluble in water or solvent. You can remove much of the remaining 80% (fibers and particles) by vacuuming thoroughly every day, emphasizing heavy-soil areas like entrances. Your vacuum should have a powered brush and strong suction.

To ensure spots are removed promptly, have a carpet first aid kit containing:

dry cleaning solvent (e.g. perchlorenthylene)

detergent solution (a teaspoon of non-bleach powder in a cup of water)

ammonia solution to neutralize acid stains (a tablespoon of ammonia in a cup of water)

vinegar (or citric acid) solution to neutralize alkaline stains (1/3 white vinegar, 2/3 water)

Hours: 5:00 am to 11:00 pm, 7 days a week. Reservation Requirements: None Fee/Deposit: None Access: Card access is required for entrance to the Aquatic Centre. Lockers: Lockers are provided for daily use only. All articles are to be removed from lockers after use. Locks will be checked daily and cut off each night at closing. Westcorp Property Management Inc. will not be responsible for replacement of broken or damaged locks. Equipment: Pool equipment, including kick boards, balls, PFD’s etc, are provided for use. CAMBRIDGE CONFERENCE TRAINING FACILITY and CARLETON MEETING ROOM

The Cambridge Room is a conference and/or training facility with a seating capacity of approximately 20. It is equipped with an LCD, projection screen, five computers and white boards, tables and chairs. The Carleton Room is a smaller conference room with a seating capacity of 10. It is equipped with a white board, tables and chairs. A kitchenette is available for both rooms, which includes a microwave and coffee maker Hours: The Cambridge and Carleton Rooms are available between the hours of 5:00 am and midnight, 7 days a week. Reservation Requirements: The Cambridge and Carleton Rooms can be reserved through the receptionist at Westcorp Inc. by calling 780-431-3300. 24 hours notice is required. The resident/tenant is required to sign a rental agreement when a booking is made. A time will be scheduled to perform a pre and post inspection, which consists of a walk through to identify any deficiencies in the room prior to and after use. Any deficiencies will be documented and signed off by a Westcorp representative and the resident/tenant. Fee/Deposit: The rental fee is $10.00 per hour, and the first 4 hours are at no charge. A refundable deposit of $25.00 is required when the access card is issued. Access: An additional access card is required for these rooms. Clean-Up: The tenant is solely responsible for the cleanup of the kitchen and conference facility. Any additional clean up required by management, will be charged back at a cost of $35.00 per hour.

MACKENZIE HALL SOCIAL ROOM

The MacKenzie Hall Social Room is available for use by the residents for personal functions. The maximum seating capacity is 60. A liquor license must be purchased if alcohol is to be consumed during an event. A copy of this license must be made available to the Community Amenities Coordinator. Hours: 5:00 am to 2:00 am, (guests must vacate the premises by 1:30 am and clean up must be completed by 2:00 am). Reservation Requirements: MacKenzie Hall may be reserved through the Community Amenities Coordinator by calling 780-431-0890 or by emailing [email protected]. The resident is required to sign a rental agreement when a booking is made. Fee/Deposit: A minimum $250.00 refundable deposit is required at the time of the booking unless otherwise specified by the Program Coordinator. Pre and post inspections, which consist of a walk through to identify any deficiencies in the room prior to and after use, are required and completed on a daily basis. Any deficiencies will be documented and signed off by the Community Amenities Coordinator/Security. Any problems or damages are to be reported to the Community Amenities Coordinator/Security immediately. Access: Upon receiving a completed rental agreement, the user’s access card will be updated to gain access for the time period of rental. When your booking is complete, the user is responsible for securing the room and returning any keys to the Amenities Drop Box, located in between the Men’s and Woman’s washrooms, across from the theatre. Cleanup: The resident is solely responsible for cleanup of the MacKenzie Hall Social Room. Any additional cleanup required by management following a function, will be charged back to the resident at a cost of $35.00 per hour.

Hours: The Theatre is available for residents’ personal use between the hours of 5:00 am to 2:00 am, 7 days a week. Reservation Requirements: The Theatre can be reserved through the Program Coordinator by contacting 431-0890 or by emailing [email protected]. The resident is required to sign a rental agreement to confirm a booking. Pre and post inspections, which consist of a walk through to identify any deficiencies in the room prior to and after use, are required and completed on a daily basis.
