In the past year Widgets & Co. has seen rapid growth, this growth is expected to take place throughout the near future.

Therefore, the need to expand by constructing a new building and hiring new employees is obvious.

50 of Widgets & Co. employees and their families will move to Flint to work in the new expansion.

Cost of Clean Up

The property is registered as a “brownfield”.

A brownfield is a parcel of property where commercial, industrial, or agricultural use may have contaminated the site with a hazardous substance,

complicating redevelopment and reuse of the property.

Genesee County/City of Flint Coalition Brownfield Revolving Loan Fund or BRLF was created. The BRLF facts are as follows:

BRLF is a loan program—repayment is required BRLF monies can only be used to pay for

remediation/cleanup activities Minimum $150,000 USD (1,025,000 CNY)

Maximum $1 million USD (6,800,000 CNY) (Outside of core communities)

Minimum $150,000 USD (1,025,000 CNY)—Maximum $2 million USD (13,675,000 CNY) (Within the City of Flint)

May require up to a 20% match

All real property with environmental issues are eligible for the BRLF program

Eligible applicants include private, public, and non-profit organizations which are not responsible for or have not contributed to the contamination existing on the property at the time of application (Potential Responsible Party)

Borrowers must own the property at the time of cleanup

Borrowers must demonstrate the ability to re-pay

The estimated cost of cleanup for property 100521BC is $3.2 million USD (21,900,000 CNY).

Distribution Network

Property 100521BC has a well defined shipping and distribution network established.

The property contains three miles of standard railroad divided up into 2 main sections.

The two main sections deposit into two rail yards on each end of the property. The main rail system of which the track joins to is ran by two very well respected companies,

CSX and Canadian National. The CSX line will be responsible for intermodal rail

transportation of raw and finished goods, while the Canadian National line will deliver to and from

Canada.

Over the Road Transport The property is in very close proximity .25 km to US Interstate

75 for over the road transportation. I-75 connects to several other interstates within Michigan

including I-69, I-94, I-96 and US - 23. I-75 runs north till it meets Sault Ste. Marie, Michigan and

Canadian border and ends at Hialeah, Florida. I-69 runs east to the Canada and then southwest to

Indianapolis, Indiana. I-94 runs east to Canada where it joins I-69 and west to Billings,

Montana. I-96 runs east to Detroit, Michigan and to the west were it

terminates in Muskegon, Michigan. US-23 runs north to Mackinaw City, Michigan and south to

Jacksonville, Florida.

Laws and Taxes

There are several laws of which must be followed before moving the business to Flint, MI. The business must:

File your business name with a local county clerk's office or the Bureau of Commercial Services, Corporation Division

Apply for an Employee identification number (EIN) with the Internal Revenue Service Submit the business structure to the United States Government

Business Licenses / Tax Permits - from your city or county clerk or revenue department. Many jurisdictions require a trader's license or tax certificate in order to operate.

Building Permit - from your city or county building and planning department. This permit is generally required if you are constructing or modifying your place of business.

Health Permit - from your city or county health department. Occupational Permit - from your city or county building and planning development

department. This permit is required for home-based business in some jurisdictions. Signage Permit - from your city or county building and planning department. Some

jurisdictions require a permit before you can erect a sign for your business. Alarm Permit - from you city or county police or fire department. If you have installed a

burglar or fire alarm, you will likely need an alarm permit. Zoning Permit - from your city or county building and planning department. This permit is

generally required if you are developing land for specific commercial use.

In 1999 Rhoads & Johnson completed a 120,000 square foot (11,150 square meters) foam fabrication and manufacturing facility in Fenton, MI for the Creative Foam Corporation.

The SignComp project was developed by Robert Grooter’s Development Team and Design/Built by Wolverine Building Group.The new pre-engineered building includes a 5,000 square foot (465 square meter) office area and another 45,000 square feet (4,200 square meters) of warehouse for the manufacturing of frames and extrusion systems.

Advance Packaging

Wolverine Building, Inc. and Robert Grooters Development Company completed a state-of-the-art facility for Advance Packaging, a local manufacturer of corrugated containers. Advance Packaging was operating out of three different buildings throughout the Grand Rapids area. Construction of the new 400,000 square foot facility was a decision to trim costs by consolidating their operation.

Visas

In order to visit the U.S. a visa must be obtained.

During your first visit to the United States, you will need a Business Visa.

A Business Visitor Visa will allow your company’s management team to survey the potential business site and/or lease the premises.

Visa Application, Form DS-156, completed and signed

A passport valid for travel to the United States is needed, with a validity date at least six months beyond the applicant's intended period of stay in the United States.

One (1) 2x2 photograph

Supplemental Nonimmigrant Visa Application, Form DS-157 provides additional information about your travel plans. Submission of this completed form is required for all male applicants between 16-45 years of age.

It is also required for all applicants from state sponsors of terrorism age 16 and over, irrespective of gender, without exception.

Four countries are now designated as state sponsors of terrorism, including Cuba, Syria, Sudan, and Iran.
