if you’re looking for a mortgage for a new home, or
considering re-mortgaging your current property, you could
be in for a treat over the next few weeks. Falls in the cost
of bank borrowing are set to result in UK mortgage rates
hitting new record lows in the very near future.
Strong competition between lenders is also pushing down
prices with some experts believing that five-year fixed rates
may fall as low as 1.99% this Autumn.
The cost of funds on the money markets has fallen sharply in recent
weeks, giving lenders access to cheap money. So-called ‘swap’ rates have
tumbled following recent
low inflation figures which
mean interest rates are
likely to stay low until well
into 2015.
In addition, many banks
and building societies are
falling short of their annual
lending targets and are
aggressively pursuing new
customers in order to bridge
the gap.
Five-year fixed rates
reached a previous low of
2.48% but there are strong
signs that deals over the
next few weeks will be available at an even cheaper rate. There is even a
chance that we might see a five-year product fall to below 2%.”
While fixed rates are set to tumble, one leading lender has also
launched a discounted variable rate deal at under 1%. HSBC has launched
a two-year discounted deal at 0.99% for borrowers with a 40% deposit.
Available for loans up to half-a-million pounds, the only downside to the
deal – at least, assuming you only need a maximum of 60% loan-to-value
– appears to be its booking fee, a hefty £1,999.
This is certainly an eye-catching headline rate but for smaller loans it
may pay to consider a more expensive rate with a lower fee. In addition,
this is a variable rate product which is linked to the bank’s standard
variable rate (SVR), so your payments will rise when HSBC decides to
increase its SVR, not just when the Bank of England increases the base
rate.
Keep your eyes peeled for some really good home loan deals over the
next few weeks.

PlaN iN adVaNce
Ensure that your possessions are boxed up and
clearly labelled well in advance. Above all, make
sure all boxes are secure – you don’t want that
antique crockery set ending up on the floor! If
you have friends and family helping out, keep
track of what time they are arriving and the
tasks that might suit them. Most importantly,
try not to tire yourself out too early on - a good
night’s sleep will do you a world of good ahead
of a busy day.

If you are picking up the keys on moving day,
arrange your plans around the time you will
be collecting them. You can load up the van in
advance, but avoid leaving your friends sitting
outside your new home while you are waiting to
sign the contracts and pick up the keys.
dreSS dOwN
Your new home won’t mind if you don’t dress
up for it. You will be on your feet for much of
the day and will get
sweaty and dusty,
so wear loose and
comfortable clothing
that will be able
to withstand the
pressure and any
unexpected changes
in the weather.
dON’t gO huNgry
You may be busy
but you shouldn’t go
hungry. In all of the
madness, you might
not get a chance to
head to the shops, so
prepare sandwiches
and snacks the
evening before. This
will allow everyone
to grab a convenient
bite to eat whenever suits them. Taking a bottle
of milk and some teabags around to your new
home is also highly advised!
dON’t ruN Out Of juice
The last thing you will need is your phone to
die on you, so ensure you leave it on charge
overnight.
PrePare fOr PrOBlemS
You can be perfectly prepared for all
eventualities, but there is still a chance that
something might go wrong. The key is to
remain positive and take any setbacks in your
stride.
