(2) The principle façade and entry to the building shall frontthe public ROW (or may be located off the courtyard itapplicable) and must be accessible from the sidewalk.The relationship of the street frontage to business shallassure pedestrian safety and retail visibility. At leastfifty percent of the ground level of the principal buildingfaçade shall be constructed of transparent materials orfenestrated. The required (50) percent transparencymust be equally distributed on the wall plane.

(3) Buildings shall not be set back from the frontproperty line at ground level. However, second floorarea(s) and above may be built out past the frontproperty line, creating an arcade. Land DevelopmentCoordination shall review for the encroachments.Structural support for the arcade may be located withinthe front setback however, areas that have an arcademay not be enclosed or screened.

(5) Courtyards and outdoor cafes are permitted withno more than two-thirds (2/3) of the principal façadedevoted to open courtyard space. The remainingportion of the building must be built out to the frontproperty line, subject to Section 27-240 (visibility atintersections).

(7) On site pedestrian circulation shall beprovided between tenants and/or structures,for properties with multiple structures,through the use of a sidewalk, or othersuitable pedestrian conveyance. Suchinterconnectedness shall be establishedthrough the use of consistent pavingmaterials (i.e. textured or colored pavement,paver blocks).

On site parking for commercial propertiesand non-single-family residential properties shallbe located in the rear or side yard of the property.Crime Prevention Through Environmental Design(CPTED) techniques shall be incorporated in thedesign of all parking areas (i.e. visibility, access,and security).

(3) Vehicle access and flow shall be designed tohave minimal impact on pedestrian circulation,and there must be continuity across the mouth ofall curbcuts, subject to Section 22-315 of the Cityof Tampa Code of Ordinances.

(3) CARPORTS: One-story, unenclosed carportsconstructed as part of the principal structure(“portecochere”) maybe placed within three feet of theside yard property line.

(8) PARKING: No driveway shall be constructed fromthe road to the front yard face of any single-familystructure unless providing vehicular access to anattached carport.

(6) ROOF PITCH: Minimum roof pitch for newresidential structures shall be a minimum for porches of4:12 or houses 6:12 (Ratio of Rise to Run). Flat roofswith parapet walls shall be permitted when precedent onthe subject and immediately adjacent blocks. Roofpitches for additions to principal structures shall matchthe pitch of the existing roof.

(7) FLOOR HEIGHT: The finished floor height of all newsingle and multifamily residential structures shall be aminimum of 24” above the finish grade at the buildingface.
