West Midlands & Wales
Autumn 2012
9_West_Midlands_and_Wales_v2.indd 1 17/09/2012 12:37
In the first few months of the year, both the number of viewings and people registering with us were up 11% compared to this time last year. Although prices are still under pressure, there is a realisation among vendors and purchasers alike that people just want to get on with their lives and, over the next six months, we don’t expect very much to change – the key word is realism on both sides.
We are finding that there is good demand in the middle market, particularly in towns, where maintenance and running costs are
more manageable than in the countryside. We continue to sell around 60% of our houses to people from outside the West Midlands, particularly from the southeast, and also from nearby Cheshire, where prices are considerably higher.
Interestingly, 19% of the houses Strutt & Parker sells, as a firm, are to people working part-time or full-time from home – in Shropshire, it is 28%. It seems many people are prepared to commute
further in order to take advantage of
the quality of life that Shropshire can offer.Mark Wiggin,

Highland, StansbatchHerefordshire HR6
Highland farmhouse is believed to date from the 12th century and retains a wealth of period features. Home to the current owner for eight years, the property has been sympathetically improved to create a truly wonderful
five-bedroom country home. Set in an elevated rural position, with fabulous walks and out-riding on the doorstep, Highland enjoys wonderful far-reaching views stretching to the Black Mountains and dominates its
hillside location. Few other properties can boast its immeasurable presence and charm.

‘The 12-month outlook for the UK property market is muddled. It’s key for mortgage providers to support the main “engines” of the market – first-time buyers and mid-market – through greater liquidity and affordability. Our view is that, although personal debt needs to be contained and reduced, the lending costs that are currently throttling the market will start to soften.’Stephanie McMahon, Head of Research

Which is the best house
you’ve sold this year?
It’s not the most expensive, or the biggest, but Algerian Cottage has a view that cannot be beaten. It also has a fabulous kitchen. If you could live anywhere
in your area, where
would it be? A large townhouse with a southwest-facing garden in either Broad Street, Mill Street or Dinham. A signifi cant pay rise or lottery win would be required to achieve this though! What’s your top tip for
making a property stand
out? Great photography is a must. It amazes me that so many agents allow houses to go to the market with awful presentation. If I could have a super
power, it would be... to fl y, so that I could get around the countryside very quickly without getting stuck behind tractors and lorries.

Which is the best house
you’ve sold this year?
It has to be 6 Quarry Place, which is a stunning Georgian townhouse with fi ne views that has been in the same family for almost 60 years. It needed renovating but the rooms were magnifi cent and I’m sure it will be an exceptional family home.

What’s the best way to
spend a Sunday afternoon
in your area? Walking in the Shropshire Hills, which is an Area of Outstanding Natural Beauty. I like to walk with friends or family to work up an appetite for a big Sunday lunch at one of the fantastic village pubs.

Which is the best house
you’ve sold this year?
This is an unfair question as I happen to love every house we sell. What’s the best way to
spend a Sunday afternoon
in your area? Getting on a bike and exploring the countryside. I don’t really realise how lucky we are to be surrounded by such completely stunning countryside. What’s your top tip for
making a property stand
out? If you have a gated drive, open it before people arrive as a closed gate is unfriendly.

What’s the best way
to spend a Sunday
afternoon in your area?
I like to go fi shing with my young son on a secluded lake in a picturesque wood. The setting is so beautiful that even the trout don’t seem to want to move out of Shropshire – or perhaps that’s just my poor fi shing skills. If you could live anywhere
in your area, where
would it be? I think it would have to be the buzzing little town of Much Wenlock. If I could have a super
power, it would be...
the ability to catch more and bigger fi sh.
