CONSTRUCTION DEPARTMENT WEEKLY REPORT-02/22/2018

1) A&B Wing (Classroom Space), 2) C Wing (Administration/Common Area/Media Center), 3) D, E, & F Wings (Gymnasiums, Locker Rooms, Encore, Auditorium), 4) Exterior Athletic Facilities, and 5) Sitework (Parking Lots, Weddington Road Improvement, Misc.)

A&B Wing First level A&B have all the masonry walls completed and metal stud framing is ongoing. We are less than 2 weeks away from having the final pre-cast panel installed that will close-up the staging area of this wing. Second and third floor spaces continue to progress along. Ceiling grid and supply and return air grills are being installed on third floor. Chilled water piping continues in Mechanical Unit Room 303. Schneider Controls continues working on tying in the Variable Frequency Drives (VFD) to 5 massive air handler units located in this room. Priming and painting continues on the 3rd floor in all the rooms. Drywall work is becoming more prevalent on the 2nd floor now. This week we toured our FMD Technicians around the school giving them the opportunity to see the installations taking place and address any long-term maintenance concerns they see. We are so fortunate to have them on board to help identify issues that otherwise may go unnoticed. We also completed our keying meeting with our Lead Locksmith and Todd Smith this past week. The contractor has made a much better showing of keeping the job site clean. Temporary heat is getting ready to be installed in the next few weeks as they try and continue to keep on track with the most recent schedule.

C Wing

The bulk of the work taking place in C wing is mechanical. Pipe insulation in the common space, ductwork chases and insulation are all ongoing. We have impressed to the contractor the importance of getting the slab completed in the Main Data Feed (MDF). This must be completed in order to begin the process of coordinating with Windstream and the phone lines we will need to have installed in the building. They will not schedule any of this work until everything required is in place. The exterior storefront doors at the main vestibule are being installed and the secondary storefront frame is ready to be installed.

D, E, & F Wing Work is slowly progressing in these spaces. Miscellaneous mechanical, plumbing and electrical work are all ongoing. Sprinkler contractor is continuing to run piping. The auditorium clouds have been completed and the other trades have begun their work in them. The contractor plans to begin installing the Gypsum Wall Board (GWB) on the clouds prior to excavation of the sloped floor. Maintaining a level working surface for this work has been the goal of Branch.

Exterior /Athletic Facilities This past has week once again been lost due to weather. Very little work has been done on the outside due to all the rain. A portion of the east entrance road was set up with stone base but has since been closed off to any traffic because of the weather. Sidewalks, curb and gutter, athletic facilities have all been sitting idle for the past week. Over 3 inches of rain has fallen since Saturday, 2/16. Challenging to say the least. We will have some pricing back next week on the interior changes we have requested to the field house space. Our goal is to have enough credits so that these changes will be a ‘no cost add’ to the contract.

If we could only have a month of the weather we had a coule of weeks ago<this job would be an entirely different place. With that said, great progress was made in the short span of dryness that we did have. Backfilling on a large portion of the cast-in-place wall was completed, B1 slab-on-grade was poured, exterior masonry veneer was started, spray foam insulation was started and A1 roofing was completed. Currently, they are working on footings, and foundations at A2 are ongoing. This will be the connective wing to join a portion of the upper and lower levels of the school. We continue to work through RFI’s and Submittal approvals on this job with our consultants. Hickory Ridge Road improvements are still scheduled to begin in early spring of 2019. ROW acquisition is ongoing with the county’s real estate group. Our last update from them was earlier this week. Only one of the seven property owners has agreed to the intial offer provided by New Branch. We will keep you updated as we get more information pertaining to the acquisition. Grading on the bus lot last week made siginifcant progress with the nice weather. Once again, this is critical for the contractor because this will be the main lay down yard and subcontractor parking area for the duration of the project. Utility work is ongoing in multiple locations with electrical and sanitary sewer being installed.

New Business The Town of Mt. Pleasant has requested a sewer easement across the MPHS property (see below). This item has been placed on the Board of Education agenda for March. Currently there is an existing easement located on the western most side of the MPMS property and this would just be an extension of that.
