Context: The Wigan Deanery is engaged in a 7-year strategic development project of the Church of England with the key objective of turning around the mission and financial strength of the Deanery of Wigan. As part of this development the 29 parishes of the Deanery have been restructured into 7 parishes, within a Team Ministry Benefice, on 1 st January 2020. We have established the Wigan Deanery Trust to manage certain functions across the benefice and work with external partners to fund activities aligned with Church Wigan's objectives. What we are looking for: A capable and experienced buildings administrator to offer themselves in this role to serve Church Wigan.

Responsibilities of this role: Relationships

Build good relationships and means of communication with those managing buildings day to day in the Deanery, assisting them with knowledge and experience. These people are usually Churchwardens or Assistant Churchwardens or other volunteers

Collaborate with Liverpool Diocese to encourage knowledge sharing and that the Church of England central requirements are met

Maintain and enhance a register of all key assets (e.g. boilers, electrical equipment, fire equipment etc), their general condition, life cycle and value

Compile and manage a live Maintenance Diary to ensure that planned maintenance activities are carried out on time and up to date records are kept

Ensure legislative compliance within the portfolio Maintain appropriate records for each building, both at site and centrally Keep up to date with the latest information relating to buildings management. Regularly review

current maintenance strategy and provide advice for change where appropriate Work closely with the Liverpool Diocese Property team to ensure that Quinquennial Inspections are

reviewed and any actions addressed

Procurement

Maintain a visible register of preferred contractors Implement and monitor KPIs with all suppliers to provide satisfactory maintenance service delivered

at best value. Hold review meetings on a quarterly basis Identify opportunities for cost savings through tendering, benchmarking, negotiation and value

engineering Devise information that will identify key risks within the portfolio, to ensure that strategic decisions

can be made Manage/tender key contracts for Insurance and Energy (centrally purchased)
