DENVER INTERNATIONAL AIRPORT (DEN) | High Point is located within minutes of Denver International Airport. DEN is a significant economic engine for the area. It is located 23 miles northeast of the Central Business District and contains 53 square miles of land area (34,000 acres), making it the largest airport in the US and the third largest in the world, in terms of land area. DEN saw over 61 million passengers in 2017 and offers flights 175 non-stop destinations. The airport region is easily accessible and is served by four highways, a new beltway, two railroads and LightRail lanes.
Denver International Airport is consistently ranked as the 6th busiest airport in the nation and the 19th busiest in the world, according to the Bureau of Transportation/ Airports Council International.
GAYLORD ROCKIES HOTEL AND CONFERENCE CENTERS | Slated for completion in 2018, and in proximity to the site, is the 1,500-room, Gaylord Rockies Hotel and Conference Center. This $900 million facility will be developed in the heart of the area’s aerotropolis project and it will be branded as one of five Gaylord hotels in the United States. The facility will boast a hotel and conference center with approximately 400,000 square feet of meeting space. The complex will also include an indoor/outdoor recreational waterpark that hotel guests will be able to use year-round.
HIGHPOINT | Highpoint is an 1,800-acre mixed-use development with multiple product types, as well as 10 million SF of Business District development and up to 500,00 SF of retail and hospitality development. High Point will also be the future home to thousands of homes and of the western-themed convention center planned by Gaylord Entertainment. The new convention center wil rival ritzy hotels of Las Vegas, creating a $1 billion economic impact and

will generate thousands of jobs, according to Gaylord. The complex will create about 2,000 construction jobs and 1,800 permanent jobs when it is complete.
UNDISCLOSED DISTRIBUTION CENTER | An undisclosed e-commerce distribution center was recently completed in the I-70 corridor with a 1.1 million sq. ft. footprint. The sorting and fulfillment center employs thousands of workers from the region.
WALMART DISTRIBUTION CENTER | Located just SE of the site at Harvard Road between East 68th Avenue and East 56th Avenue, the planned Walmart distribution center will be developed on 169-acres of the Porteos 1,200-acre mixed-use development. The distribution center’s location near DIA and I-70 will be a strategic location in the Rocky Mountain Region, for this potential large-scale e-commerce fulfillment center use and bring hundreds of new jobs to the area.
PANASONIC ENTERPRISE SOLUTIONS | Panasonic Enterprise Solutions developed a technologycenter and business solutions hub in the aerotropolis project located near Denver International Airport. It is anticipated that this new technology center will bring more than 330 jobs to Denver upon its completion. The Panasonic facility will be a part of a 400 acre transit orient development called Peña Boulevard Station located at East 61st Avenue and Peña Boulevard. The development will be supported by a commuter rail with a dedicated light rail stop at E. 61st Avenue and Peña Boulevard. The new center will be home to Panasonic’s Eco Solutions line, a sector of Panasonic that installs large-scale solar systems and will also include a battery storage and testing facility. Overall Panasonic is expected to bring an economic impact of $82million a year to the local economy.
GREEN VALLEY RANCH | Located south of the site, Green Valley Ranch is one of the most successful residential communities along the Front Range. The Green Valley Ranch master plan includes over 500 acres of parks and open space, trails, and playgrounds, which include a tree-lined plaza and lake and a 22-acre regional park.
ROCKY MOUNTAIN ARSENAL WILDLIFE REFUGE ROCKY MOUNTAIN | Arsenal Wildlife Refuge is located just west of the site. The refuge is an approximately 15,000-acre expanse of shortgrass prairie.
NORTHFIELD | Retail | The Shops at Northfield Stapleton provide shoppers withspecialty shops and restaurants in an open-air setting. The 1.2-million-square-footshopping district features national and boutique retailers including Macy’s, Bass ProShops Outdoor World, Super Target and JC Penney.
