President’s Message Hello fellow Realtors and Affiliates! Summer actually just started but seems like it is half over already, so start getting your autumn business plan ready and really try to attend the WRA Convention which is less than two months away. The WRA Winter Convention Committee is also working on plans for their biennial event in Lac du Flambeau in late January. Please contact Matt if you are interested in being an event sponsor and/or exhibitor so he can help you find the right opportunity. Happy July everyone!

Well here we are at the mid-point of

the summer and the market is

smokin’!!! If a property is priced

correctly, it doesn’t take long for an

offer or multiple offers to appear! It’s

like the old days prior to 2008!

And with this hot market, our

membership has been growing with

new offices joining and existing

offices adding new sales agents. It’s a

great time to be in this business!

There have been some questions (and

complaints) about residential listings

being advertised with extra bedrooms

when in fact, these additional rooms

are not bedrooms at all. If there is any

question as to whether or not a room

can be designated as a bedroom,

please take a moment to look at the

GNMLS Policies and Procedures. On

page 23, the definition and

parameters for a room to be called a

bedroom are clearly defined.

RealtyServer continues to make

changes/improvements to Xposure

and you can read about these updates

in Lon’s memo and below. Speaking

of RealtyServer, for those of you who

are not using Autoload to input your

new listings, you should be changing

over to the use of Autoload in the next

few weeks as it will soon be activated

for all remaining subscribers.

Okay, I am keeping this month’s letter

brief as I have to get back to

work. Before you know it, summer

will be over with!

President’s Message

Here are some new changes to Xposure. You can expect more over the coming

months as features from Express migrate to the Xposure MLS system.

When you are logged into Xposure’s MLS mode and you view a listing, the

property photos are now displayed along the left side. You may change this back

to your agent information if you prefer, but as this is a non-public view more listing information was added for you.

Searched results shown in the Grid view may be printed or exported with all of the columns and rows you selected. You may also

use the Shift Key to select a block of listings rather than each checkbox individually.

In Autoload when adding a new listing, you will see that the Property screen (1) has been changed to minimal property

information to send to a photographer. In the last data entry form step (8), use the correct address and when you tab out of the zip

code or computer tax number field it will search Realist to add available tax and property information. After this is added,

change the address if necessary to match MLS search standards, ie. in Langlade County: Cty Rd K to CTH K . The tax roll

information will be preserved and you will display the street name as found in the MLS database.

We are expecting to see two exciting new features added in August. Look for the addition of a CMA tab that will allow you to both

print a traditional CMA, and also to email an interactive copy to your customer. Also coming soon is a new statistical Trends tab.

As you should know, within the MLS

no personal or firm branding is

allowed, but Xposure allows

additional non-MLS features to be

added and those features can be

branded because they are not

shared with the listing by other

REALTORS®. For your older listings

go to Xposure > Listings and the

“Edit” button. You can add several

marketing features like videos,

brochures, and floorplans or a link to

a 3D Showcase, even a custom link to

a website about the property. They

can all be branded, but we ask you

to keep information to the listed

property only, so no youtube, vimeo

or general sites not focused on either

this property or your brokerage.

For newer listings, use the Marketing

Features and Autoload Media to add

these.

In 2017, Wisconsin Act 59 passed which prohibits local

governments from enacting/enforcing ordinances that prohibit

rental of residential dwellings for 7 consecutive days or longer

(and other provisions). This bill was supported by WRA after a

1400-Member survey showed ~75% support among REALTORS

statewide for the proposed legislation. Members also voted

89% in favor of allowing local governments to regulate short-

term rentals on factors like noise, parking, registration/fees, septic and the like.

Our Legislative Committee has been monitoring county zoning committee agendas and to

date, only Oneida and Lincoln in our 7-county area have presented ordinances regarding

short-term rentals. We attended and testified at an Oneida public hearing in April and just

last week in Lincoln County. Oneida County adopted a final ordinance on June 20th that we

are pleased to say addressed nearly all our concerns. You can see the evolution of the

ordinance with annotations of the issues we raised here: bit.ly/OneidaSTR.

Lincoln County passed their draft ordinance (with a few revisions pending) July 11th to

allow STRs of 6+ days with fairly similar stipulations as Oneida. Zoning Manager Mike Huth

seemed to agree with many of the points we raised and we expect their final draft will

likewise take our concerns into account. You can read the Lincoln draft ordinance including

published in Lincoln County and/or should we see similar ordinances proposed in other

Northwoods counties.

We continue playing catchup to 2018 which was our biggest year ever with over $618MM in total

sales. Our 2nd best was 2005 with over $580MM total sales on nearly identical volume of ~3660

units. 2019 is not far from last year’s pace and our biggest headwind continues to be low inventory.

The buyers are out there so if a seller isn’t seeing offers, it may be time for a reality check!
