If the Holiday week was any indicat ion, Summer is definitely in Full Swing! The sunshine and warm temps are a welcome change from the cool, wet summers of recent past, at least from my perspective. I love all of the seasons in the beautiful Northwoods but like the heat when summer is here. As we continue in our busy season, I want to remind everyone that NWAR is helping GNMLS in efforts to promote the consumer facing listing portal at UpNorthMLS.com. We strongly believe in the value of an accurate, reliable source for consumers to access current listing information and this new portal fulfills that need. We all know about the other sources out there but we also know the information is FAR from current and accurate. In addition to Facebook and

some other projects in the works for promotion, we are distributing flyers to Affiliate Members and local Chambers of Commerce. If you’d like

flyers for your office or to share with your business partners, please stop by the office to pick some up. While

you’re there, grab a few Affiliate

Member applications. If you have business partners that are not yet affiliate members, it’s a great opportunity to

share the benefits that membership brings. The days are passing quickly so take a few minutes to mark your calendar for September 27. Our annual Installation Dinner will be held that day at Holiday Acres in Rhinelander. I hope to see you there!

NWAR/GNMLS Installation Dinner - Rhinelander 9/27 Please join us at the Three Coins Restaurant at Holiday Acres Resort in Rhinelander on September 27th for our annual Installation Dinner. WRA SVP of Legal & Public Affairs Tom Larson has the honor of installing our new leadership, and hopefully Tom will share a few thoughts for us to consider before heading to the polls in November. We will also induct new REALTORS, recognize service anniversaries and announce our 2018 Distinguished Service Award winners. The evening will conclude with a 50/50 drawing benefiting our friends at Habitat for Humanity.

Dinner is $25 per guest and entrees include prime rib with baked potato, salmon en croute (crab & spinach) with thyme butter rice, chicken marsala with basmati rice and cheese tortellini with basil and artichoke hearts in garlic cream sauce. Salutations from Sunny Minocqua! What a summer we have been blessed with! The exceptional weather this summer sure has helped create excitement from prospective buyers. On the other hand, the enjoyable weather may have caused owners to reconsider selling! The inventory in the Northwoods may be low by historical standards, however there are still over 1,800 active listings throughout our territory. If you have properties that aren't getting looks and/or offers, it may be time to talk with the seller to determine if the property needs work to be salable and/or a price reduction. It doesn’t appear there is a

shortage of potential buyers. Interface Express includes some tools to help you discuss pricing with your

sellers. Look at Reports > My Listing Stats to check the activity on a listing. You ca n a lso use Ex pr ess’

Maintenance > Prospecting tool to see the number of new clients looking for that property match if the price were lower. Greater Northwoods MLS will be running ads soon on Facebook to target key markets in southern Wisconsin and northern Illinois to inform buyers about our new

UpNorthMLS.com listing portal powered by RealtyServer. This portal will allow buyers real-time access to MLS listing data, so it's more important than ever to ensure you input your listings accurately right from the start. It's also important to setup your Xposure agent profile so you can input your contact info, photos, virtual tour links and other details that consumers can view alongside your listings. The Wisconsin 2018 Partisan Primary is coming up soon on Tuesday August 14th. Offices on the ballot are Governor, U.S. Senator, U.S. Representative, odd-numbered Wisconsin State Senate seats, all Wisconsin Assembly seats and various county seats. While about 80% of REALTORS are already registered (and a bit higher in our association), we ALL need to be active voters to help stand up for private property rights and protect home ownership. The voice of the REALTOR Party is only as strong as the participation of our Members. Please visit myvote.wi.gov to see what’s on your ballot and to register to vote.

Remember that Wisconsin requires photo ID when voting at the polls or by absentee ballot, and the absentee ballot deadline is also August 14th. The deadline to register to vote by mail or online is July 25th, and August 10th is the deadline to register at your municipal clerk’s office.

GDPR & TCPA: What REALTORS Should Know The European Union recently passed the General Data Protection Regulation (GDPR) which protects personal data for all EU residents. This law requires compliance by any entity that holds personal data (name, address, email, photo, IP address & more) of any EU resident and includes online tracking (cookies etc), direct contact from trade shows, and any information from current/former clients who are EU residents. The Telephone Consumer Protection Act (TCPA) applies not just to annoying robocalls but also to unsolicited text messages. As REALTORS are increasingly communicating with consumers via text, some have employed automated text messaging tools to keep in touch and reach out to potential new clients. It is important to note that telemarketing via text messaging requires express written consent from the recipient using an opt-in function such as “text WORD to ###...” to

gain permission. Additionally, you must give an opt-out word they can text to unsubscribe, keep documentation of the opt-ins/opt-outs, and of course avoid messaging those who haven’t given or have revoked permission. Fines can range

Express includes a little-used communication tool called In Touch that allows you to request a showing, send a quick note to an agent or a saved group, such as your office. You set it up to receive communications by text or email. You can request a showing directly from a property page or you can go to the In Touch tab and select by agent, listings, MLS number, etc. We encourage you to give it a try and see if you find it useful. If it is not used it will likely be discontinued. MLS will do some promotions to the public for Xposure – congratulations to many of you who have provided your photo and updated your contact information so consumers will have a good impression when they view your listings. The first 2 weeks in July there were 3600 pageviews of Xposure. One property in Price Co received over 400 views. Note that up to 85% of views are from mobile devices.
