HBA Annual Award recipients Steve Haynes, Misty Hanson and Mike Brown

The Greater Kansas City Home Builder’s Association InauguralCelebration held Thursday, December 6 at Brio on The Country ClubPlaza, welcomed new Board President Fred Delibero as the HBA’s 68thPresident. “It has been an honor serving on many HBA committees overthe past decade, and most recently serving on the executive committeeas secretary/treasurer and vice president helping to lead the HBAthrough some of the most challenging times in our history,” saidDelibero. “My commitment to the homebuilding industry and thisorganization remains steadfast,” he added.

Fred is founder and president of Lee’s Summitbased Summit Custom Homes, one of the largestvolume homebuilders in the metro area. He hasbeen a member of the HBA since 2002, the sameyear he started his company. “I started SummitCustom Homes during some very good times forthe homebuilding industry and rode the rollercoaster of uncertainty together with all of ourmembers over the past five years. It’s been achal lenging, educational and rewardingexperience and one I’m happy to have survived.Through it all, the HBA was there to support ourindustry with quality education, marketinformation, political advocacy at the local andstate level and unmatched networking opportunities,”Delibero said.

In addition to his service at the HBA, he alsoserves as a member of the National Association ofHome Builder’s Board of Directors and is a

member of the Lee’s Summit planning commission. Fred earned hisBachelor of Science in Marketing and Master of BusinessAdministration degrees from Nova Southeastern University in FortLauderdale, FL. He and his family reside in Lee’s Summit.

“The homebuilding industry in Kansas City is on the rebound and hasbeen for the past 12 months. Buying a new home today is moreaffordable than it has been in nearly a half century. Although new homepermits are up nearly 30% in the metro area this year over last, there isless than a six month supply of new homes available which has once

again created a seller’s market. I’mconfident homebuyers who are waiting onthe sidelines right now will find they’vemissed out on a remarkable opportunityto own a brand new home at historicallylow prices,” Delibero commented.

Delibero’s goals for the HBA includecontinuing to build upon recent politicaladvocacy successes; renewing a focus onmembership; enhancing already strongeducational programs, and memberservices; and reinforcing the HBA’sposition as the voice of the Kansas Cityhousing industry.

The home building industry couldn’t haveasked for a better spokesperson.

!is year, homebuyers in the Northland will "nd more reasons than ever to makeone of Hunt Midwest’s residential communities home. Responding to bothrecord sales and low new home inventory, Hunt Midwest will open new phasesin three of its master planned communities: Running Horse, Staley Hills andBenson Place Fieldstone.

“Over the last year, we’ve seen builder and consumer con"dence greatly increase,”observed Brenner Holland, General Manager of Hunt Midwest ResidentialDevelopment. “Builders are building more speculative housing and home buyerscoming into our on-site sales o#ces are ready to build a home. Opening threenew phases in 2013 will send a clear message to builders and home buyers thatwe share their con"dence in the market.” !e design of the new phases is completeand construction is scheduled to begin on all three the "rst of spring 2013.

Running Horse will feature 31 brand new home sites against a scenic backdropof rolling hills and mature, forested landscape. Over half of the sites will be situatedacross three cul-de-sacs, and a limited number will back to undeveloped naturalarea. Located just south of Platte City on Running Horse Road, Running Horseboasts excellent highway and airport access and is located within the PlatteCounty School District. Amenities include a community pool and recreationarea, playground, walking trails, entrance monumentation and acres ofparkland/natural areas.

!e much anticipated "$h phase of Staley Hills will include 42 home sites, "ve of

those backing to green space. Staley Hills’ lush landscaping and park like settingmight give the impression of seclusion, but its proximity to state-of-the-art StaleyHigh School, Bell Prairie Elementary, shopping, dining and excellent highwayaccess puts the community at the top of homebuyers’ lists. Staley Hills’ amenitiesinclude a community pool, walking trails and ample natural areas.

!e momentum continues in Benson Place Fieldstone with a new phasescheduled to open in fall 2013. Currently one of the Northland’s top selling newhome communities, Benson Place Fieldstone o%ers a variety of housing choicesand innovative home designs. Amenities include a community swimming pool,a children’s playground and sprayground, recreation area, picnic area and milesof walking trails.
