Tulare Ave Property• In mid November we were approached and
offered the property next door.• The full council voted in early January; and
approved the purchase the property.• Governing Council was instructed to negotiate
within set price parameters, escrow was opened.• With the following Contingencies:
– Congregational Approval– 25% down– Financing and pledge

Vision• Will need to be developed
- our strength is our children’s ministries- It will help us grow!

• Process is starting – We believe the Lord has the ultimate Vision for the
purpose of this facility. Our job as a congregation is to facilitate that Vision, where ever the Lord may lead.
Ideas already brought forth by Congregation & Staff:
• Future Growth (we will need more room to grow).• Youth Center-Complete move would free-up space at our
main facility.• Sunday School (5th-6th) is currently meeting in the fellowship
hall• Night Service• Simulcast Services• Counseling Ministry• Weddings• Elderly Ministry -(i.e. Meadow Care Center, Cyprus, )• Storage-we are constantly looking for more room, and many
things are stored offsite. i.e. Vacation Bible, Holiday, Cadet, Gems, Stephens Ministry, Drama and Sunday school items
Demaree Property• Demaree Property; Our church owns 20 acres just south of
the WinCo shopping center.
• Question-Should we be thinking of selling this property to offset the cost of the church next door?
• Answer-The GC had an opinion of value done by a transition property expert; the property is zoned R-1 residential, and at this time a sale would be market driven, meaning we would need to wait until a home builder wanted this property. The GC’s thought’s are not to sell for the time being and to let the real estate market develop.
• Question-Are we going to build at this location?Answer-The GC is looking at updating our Ministry Map in anticipation of what the future may hold for theMinistries of VCRC and feel the Lord is leading us to stay at out current location.
Funding our Purchase
• By the numbers;• Purchase Price: $639,000• Fund Drive-Down Payment: $160,000
-The fund drive will start immediately after the vote and continue to April 15.
• Pledge Drive-Loan Balance: $480,000 • We would like to have this paid within 5-10 years
NOTE: The amount that is initially brought in for the Down Payment will directly offset the loan balance.
Operations & Offset
• Operations: It could take up to $5,000 a month to operate this building. i.e. Property taxes, insurance, landscape, (deferred) maintenance and utilities.
• Offset: We know this church fits other congregations (3). In the short term we could rent this facility to other congregation(s) depending on our church’s needs for this facility.
Review of Process
• Need to have;1) 2/3 Majority Vote-This will help us GROW!2) 25% down-Please Fund--Lets stretch ourselves to go above and beyond for the future of our congregation Now!3) Loan Pledge-Please Prayerfully consider.
