La renovación de edificios es muy habitual hoy en día, no sólo por la falta de espacio edificable, si no también por la necesidad de conservar edificios ya existentes, utilizando materiales cada vez más sostenibles y ecológicos, restaurando y reciclando elementos de construcción antiguos, tales como la piedra, la madera y el ladrillo, en paredes y techos, así como también los suelos de mosaico hidráulico ya que son materiales que aportan al interiorismo de la vivienda un estilo vintage.

Renovation of a 2400 m2 building dating from 1775 in Madrid’s historical quarter. The main functional decision was the construction of a second staircase nucleus, which permitted an optimal arrangement of apartments adjusted to the minimum size allowed by planning regulations. The apartments themselves are organized around a service nucleus (kitchen, bathroom and storage) which simultaneously separates and relates the served spaces, and around which the house evolves as an open, continuous space.

Rehabilitación de un edificio de 1775 para realización de viviendas de una superficie total de 2400 m2 en el centro histórico de Madrid. La clave funcional del proyecto es la incorporación de un segundo núcleo de comunicación vertical, que permite una distribución óptima de las viviendas en planta ajustándolas al tamaño mínimo permitido por el grado de protección del edificio.Las viviendas se conforman desde el núcleo de usos (cocina, baño y armarios) que jerarquiza distintos sectores y los relaciona entre ellos, conformando las viviendas como recorridos abiertos continuos a su alrededor.

In the attic, a continuous roof section was suppressed to create terraces, relieving the interior character usual in these spaces.The floor structure, in good state but insufficient in resistance, was reinforced with a 5 cm thick light-concrete slab connected to the beams, offering an inexpensive and effective solution which allowed to keep the beams visible and gain ceiling height.

En planta tercera, la eliminación de un tramo de cubierta permite crear terrazas que desahogan el carácter interior habitual en buhardillas. Los forjados, con madera en buen estado, pero con resistencia insuficiente, se refuerzan mediante una capa colaborante de hormigón aligerado, ofreciendo una solución de refuerzo muy económico que permite conservar las vigas vistas y ganar altura libre.

For this renovation the house was stripped to the bone to expose its original structure. The aim was to create the urban, and above all the industrial core that languishes beneath every house. These same lines were then emphasised with the décor. What the house is and what it wants to be are the same: a stylish yet untamed space.

En esta renovación se excavó en la casa hasta el hueso para sacar a la luz la estructura original del edificio. La intención era lograr la atmósfera urbana y, sobre todo, industrial que subyace aletargada bajo el embellecimiento de cualquier vivienda. Luego, la decoración enfatizó esa misma línea. Lo que la casa es y lo que pretende ser es lo mismo: un lugar elegante e indómito.

Scars are like memories, and when they are chiselled into brick, it seems almost absurd to hide them. The fun is that here they fit with the aesthetic.

Las cicatrices son formas de memoria y, cuando están cinceladas en ladrillo, ocultarlas casi parece un absurdo. La frivolidad es, además, que aquí encajan con la estética.

“Above all, the apartment is a sensory experience,” say the architects. Of this there is no doubt. Within the house, a series of mezzanines breaks the symmetry of the space and makes it playful. Few houses pass their DNA in a single snapshot but this one does: a balcony in the middle of the dining room elevates the eccentric to an autonomous sensory experience.

“Ante todo, el apartamento es una experiencia sensorial”, dicen desde el estudio. Y la afirmación no se pone en entredicho: dentro de la casa, una serie de entreplantas rompen la regularidad del espacio y lo vuelven juguetón. Pocas viviendas transmiten su ADN en una sola imagen. Esta lo consigue: un balcón en medio del comedor, y lo excéntrico se eleva a la experiencia sensorial por antonomasia.

It took a lot of work to restore what was left of the original house (the arches date back to the 17th century for example) and achieve the paradox: to make the house feel like nothing ever seen before.

Se trabajó mucho para restaurar lo que quedaba de la casa original (los arcos del s. xvII, por ejem-plo) para lograr la paradoja: “sentir la casa como algo nunca visto antes.”
