VICTORIA HOUSEVictoria House is an elegant, large six bedroom house oozing character and boasting many period features. The property is very well positioned in a quiet road in the sought after village of Walgrave, yet offers great road links to both the A45 and A14. The house would make a wonderful family home or can be perfect for multi-generational living. The stained glass front door makes a statement in style and upon entry the spacious entrance hall boasts Victorian tiles, a Victorian radiator and an imposing staircase which leads to two more floors. There is a characterful lounge with feature open fireplace, a dining room, cloakroom and a farmhouse size fitted kitchen with ample space for entertaining on a grand scale. The bedroom accommodation is spread over two floors with four bedrooms on the first floor and another two bedrooms on the second floor. The first floor offers three bathrooms, two being en suite to bedrooms and one family bathroom. The second floor offers a family bathroom and sufficient space for office use on the landing. A large conservatory completes the living accommodation. Outside the property is set well back from the road and is enclosed by a wall and electric gate. A paved front garden affords ample parking space and a detached double garage offers secure parking for vehicles. The private back garden is paved and allows for easy alfresco dining.

Making a statement in the entrance hall is a feature Victorian radiator and Victorian tiled floors. The period features continue throughout the house with old light switches also having been used.

The sitting room is reminiscent of a bygone era and features a bay window as well as an attractive open fireplace. The large farm style kitchen/dining room is fitted with bespoke wooden kitchen furniture and allows ample space for a 12 seater kitchen table and chairs. There is an open fire in the kitchen, a Rayburn range that also supplies hot water and heating, as well as a bay window looking out to the front of the property. A large pantry and separate utility room leads off the kitchen. A formal dining room affords space for an eight seater table and chairs and that in turns leads via double doors to a very large conservatory from where the back garden can be enjoyed year round. Seller Insight Perfectly framed by the beautiful Northamptonshire countryside, in a superb location almost equidistant between

the thriving towns of Northampton and Kettering, is the picturesque village of Walgrave. It boasts a well-regarded primary school, a Post Office and a friendly pub and village hall, which forms the hub of community life. Situated right in the heart of the village, just a few yards from the parish church, is Victoria House, a spacious and beautifully presented property that has been a much loved home for the past fifteen years.

“Mum and dad moved into Victoria House in July 2001,” says Ann, “shortly after their youngest granddaughter was born, but they had lived in the village for fifteen years prior to this. What really attracted them to the property was the fact that it was large enough for all the family to stay – in total thirteen people, plus three dogs! – and yet it was also relatively low maintenance, so on a whim they could lock up and travel either on holiday or to stay with family.”

This beautiful home boasts generously proportioned rooms and an array of Victorian features that adds character and charm. There is an easy flow from room to room, making it ideal for busy family life, and the large conservatory creates a nice connection between inside and out. “The garden is very pretty, not overlooked and has been designed to be low maintenance. It is mainly paved with mature trees dotted here and there, and creates a lovely space in which to sit and enjoy a little peace and quiet. The village playing fields are also just a short stroll away, so there’s a lot of outside space to be enjoyed by the whole family.”

“The heart of the home is definitely the very large kitchen/diner, which is triple aspect, which makes it wonderfully light and bright. Many stories were told and moments shared around the large farmhouse table that can seat the whole family. More often than not the dogs could be found curled up in front of the big Rayburn range which adds a warm homely touch to the kitchen.”

“Christmases spent in the house as a family have been particularly memorable. We would all walk up to the church for midnight mass, where after we would head home to spend time around the open fire in the lounge while kids eagerly awaited Santa’s arrival. Victoria House is a real family home and one that is full of many very happy memories.”
