§ 160-169 Permitted uses.The O-B Zone District is designed for a building or a group of buildings in single ownership, no part of which shall be erected, enlarged, altered, arranged or designed to be used, in whole or in part, except for one or more ofthe following uses:A. Principal uses. Offices for professional or business uses.Laboratories devoted exclusively to research product development and testing, engineering development and sales development.Conditional uses as regulated in Article XIV of this chapter.Customary and conventional farming operations as permitted by § 160-128A(3), including the construction of residences that are accessory to such farming operations, and customary farm buildings as permitted by §160-128B(7).[Added 9-5-1986; amended 6-2-2005 by Ord. No. 2005-15]Municipal parks, playgrounds, buildings and uses deemed appropriate and necessary by the Township Committee of the Township of White.[Added 9-5-1986]B. Accessory uses. Uses customarily incidental to the principal uses pursuant to Subsection A above and conducted on the same lot, including:Parking areas and parking structures for the storage of motor vehicles in connection with the permitted operation.Maintenance and utility shops for the upkeep and repair of buildings and structures on the site and equipment used on the site.Central heating and power plants for furnishing heat and energy to structures on the site only.Water, drainage, sewerage, fire protection and other utility facilities.Educational facilities for training and study connected with the operation and activities of the owner or tenant.Wholly enclosed structures for the storage of documents, records, testing, research and experimental equipment.Communication facilities, including antenna masts.Cafeterias and sundry shops for the retail sale of food and other articles to employees and trainees.Recreational and health care facilities for employees and trainees.Living quarters for custodians or caretakers.Signs as permitted and regulated in § 160-86 of this chapter.Customary farm buildings for the storage of products or equipment located on the same property as the primary use.[Added 9-5-1986]Minor solar or photovoltaic energy facility or structure in accordance with Article XXX, § 160-201B.[Added 12-12-2012 by Ord. No. 2012-6]§ 160-170 Prohibited uses.Any use other than those uses listed in § 160-169 above is prohibited. Specifically prohibited are the following:A. Any type of residential construction or use unless clearly incidental or accessory to the permitted principal use on the same lot.B. Any retail or wholesale commercial operation.C. Any manufacturing or industrial operation.D. Any outdoor storage of materials, merchandise or equipment.E. Any operation, except permitted recreational activities, conducted outside the confines of a building.§ 160-171 Required conditions.The following requirements shall be complied with in the O-B Zone District:A. Minimum lot area. Every lot shall have a minimum lot area of five acres measured within 700 feet of the front street right-of-way line. The lot area shall be subject to the provisions of § 160-110.[Amended 5-6-1988]B. Lot width. The minimum lot width measured at the front yard setback line shall be at least 250 feet. The lot width shall be subject to the provisions of § 160-110.[Amended 5-6-1988]C. Lot frontage. The minimum lot frontage, measured along the front street right-of-way line, shall be at least 250 feet.D. Lot depth. The minimum lot depth measured perpendicular to the front street right-of-way line shall be at least 350 feet.E. Lot coverage. [Amended 12-1-1989](1) The building coverage, as defined in § 160-5 of this chapter, shall not exceed 15%.(2) The aggregate coverage, as defined in § 160-5 of this chapter, shall not exceed 30%.F. Floor area. The gross floor area of all floors within all structures shall not exceed 25% of the total lot area.G. Front yard. There shall be a front yard of not less than 75 feet, of which at least 20 feet immediately adjacent to the street upon which the lot has frontage and extending for the full frontage of the lot must be set asidefor the purposes of providing buffering from the public road and providing for proper sight distances. Within such area, the owner shall establish and maintain a planting of grass and/or horticultural ground cover. Otherlandscape materials may be incorporated, provided that there is no obstruction to vision other than a tree trunk in the area between two feet and seven feet above ground level. No other use shall be made of this buffer areaother than for a single driveway to provide access to the use for each 100 feet of frontage upon a public road. Such driveway shall not exceed 24 feet in width.H. Side yard. There shall be two side yards, and no side yard shall be less than 50 feet; provided, however, that no building shall be closer than 75 feet to any residential zone district boundary line. No parking area, aisleor driveway shall be permitted within 20 feet of any side lot line nor within 40 feet of any residential zone district boundary line or legally preexisting residential use.[Amended 8-2-1991]I. Rear yard. There shall be a rear yard of 50 feet; provided, however, that no building shall be closer than 75 feet to any residential zone district boundary line. No parking area, aisle or driveway shall be permitted within20 feet of a rear lot line nor within 40 feet of a residential zone district boundary line or legally preexisting residential use.[Amended 8-2-1991]J. Building height. No building shall exceed a height of 40 feet. In determining the height of any building, elevator or escalator penthouses, cooling towers and other structures on the roof, which house mechanical orother equipment, shall not be taken into account, provided that they do not exceed a height of 10 feet above the roof to which they are attached and provided, further, that such structures are appropriately masked or screenedas determined by the Planning Board at time of site plan approval.K. Landscaping and design. Those portions of the entire site that are not used for roads or lanes and off-street parking and buildings shall be attractively planted and maintained with trees, shrubs, plants and grass lawns,provided that to the extent possible, existing topography and natural features, such as wooded areas, ponds and lakes shall be preserved in their natural state.
