Fourth Quarter 2012 statistics were released today by the Genesee Region Real Estate Information Services (GENRIS), the information subsid-iary of the Greater Rochester Asso-ciation of REALTORS® (GRAR).Market activity slowed in the fourth quarter as the Holidays and wintry weather ushered in the housing off-season. There were 3,094 homes listed for sale during the last quar-ter of 2012, as compared to 4,717 the previous quarter, a traditionally busy period for the industry. Median sales prices continued a modest up-ward trend, coming in at $125,900, a 2 percent gain over the same 2011 quarter.

Favorable market conditions contin-ue to attract homebuyers. "We've had very good housing affordability for a while now,” GRAR President, Steve Babbitt explains, “but lower unem-ployment rates and rising consumer confidence are spurring more people to consider purchasing a house."

The City of Rochester posted a 3.8 percent upturn in sales as well, com-pared to last year’s fourth quarter and property values gained across the region. Surrounding counties experienced increased median prices over the same 2012 period, with On-tario noticing a 3.4 percent gain to $149,900 and Wayne reporting an 11.1 percent increase to $120,000.GRAR CEO, Jim Yockel, expects the housing recovery that began throughout last year to keep pace in 2013. “Continued low mortgage rates and an overall strengthening of the economy helped the housing market improve all of last year,” Yockel said. “This was also the sixth consecu-tive quarter of increasing prices, and it looks as though the pattern will continue for the next few months, at least.”

The local Ronald McDonald House is hosting a large number families with children who have siblings in the hospital. To give the kids something to do, the staff has cre-ated a project to help make them feel good about themselves and raise money for the house at the same time. They are asking anyone who has holiday cards that they would normally throw out to donate them. The kids will recycle them and make gift cards which will be sold at their annual fund raiser sale in the fall.

Donated cards can be dropped off at any Nothnagle office from now through the end of January with distribution to the Ronald McDonald House in February.

Quite often listings are down-loaded by primary sites to other sites, without list-ing agents having anything to do with it. Some of the sites don’t automatically update since they don’t have access to our MLS. If you want fast and accurate in-formation you need to work with a Re-aLtoR®. try one, they don’t bite, and usually will not cost you a penny! People tell me they would rather work directly with the listing agent, since then they can offer less because the owner will be paying less in commission. Wrong! the commission is agreed to prior to list-ing. the listing broker pays the buyers agent out of their agreed upon commis-sion. In fact, if you opt for the Listing agent to handle the deal, you are un-rep-resented, since by law, they represent the owner - NOT you.

Find a Realtor... again this means work with one Realtor. If you think you will speed up the process by stringing several along to work for you, you are mistaken. they all have ac-cess to the same information. If you insist on doing this, at least let the agents know. Don’t be surprised when one or more bow out, since they know working with you is gambling their time and resources away. I prefer to work with people that I can trust as much as they trust me.

Everyone has an opinion! If you begin working with a Realtor and are not satisfied, tell them and find someone else. ask family, friends and even neighbors for recommendations!

Communicate with your agent It is really hard to represent people that are not communicating. the Real-tor needs to get to know you and your needs. Based on what they learn from you, they can refine their search engine to find properties suitable to your likes and needs as they come on the market.

Automated search If they don’t offer, ask your agent to set up an automatic search to send you information from the MLS. this can be set to send you property infor-mation, new list-ings, solds and changes, such as new photos... ev-ery day! When you see some that you like, call your agent and discuss these properties as quickly as pos-sible. If you are searching in a very desir-able area, timing is everything!

Recommendations ask your agent for mortgage officer recommendations. this is crucial. they work daily with these people and know who is good and who lacks. the agent wants the deal to go through as much as you do, if it doesn’t happen due to a mort-gage officer who either is not knowledge-able or just doesn’t care (yes, they are out there) all the time, money and effort the

agent expended is lost and they don’t get paid. they WILL recommend a GooD mortgage officer who knows what they are doing... the Realtors income depends on it.

Pre-approval once you select your mortgage officer, get a pre-approval letter. this is crucial if you want to submit an offer that is seri-ously considered. Most listing agents will ask for proof you are able to get a mort-gage and tell the seller you are able to buy based on this information. If you don’t have this its a rare offer that gets accepted because the seller does not want to tie up their property with questionable buyer. a pre-approval means the mortgage officer has checked your credit and the numbers work. this also means that you

know exactly what dollar amount you qualify for, and are shopping in an affordable range. Don’t be sorely disappointed when your dream house ends up going to another buyer just because you did not have all your ducks in a row.

Curbside shoppingYou found some properties you like. Be-gin your curbside shopping! this means before you decide you want to see the in-side, look at the property from the out-side. this way you can pare down your list to the properties you really want to see. Know that once you commit to an appointment to see a house, it is rather rude to refuse to go through the house because you don’t like the outside. the home owner usually goes to great lengths

to get the house ready to show, and often two agents show up to walk you through. Don’t be selfish, do what is right... do some driving and eliminate homes your not interested in seeing more of before making an appointment. one exception is if you are looking in a really hot (competitive) area. When you talk with your agent about the houses you find online, let them know you will do a drive by. If they think there’s no time, that you have to get in right away, they will tell you and book the appointment! But in most cases, they will be appreciate your being proactive with your time and theirs.

You’ve found the house Yay! a good agent will do a compara-tive market analysis for you to determine what similar properties sold for in the area. this is done to determine what a reasonable price will be. Discuss the find-ings and rely on their expertise to advise you on variables that influence price. a good Realtor will be able to advise you on current and historical market value. Lis-ten to them. often people are determined to get the house as cheaply as possible and low-ball their offer. If the offer is unreal-istic, it can alienate the seller completely and they won’t bother to counter. It also makes negotiating a fair offer difficult by creating an adversarial atmosphere.

Select your attorneyFind a real estate specialist that handles real estate daily. too often we Realtors have had to deal with attorneys that are not skilled in this area, and sometimes they cost their clients a deal, or made the situation more difficult for all. ask any Realtor, they can regale you with horror stories. Real estate law requires definite skill sets not every lawyer has honed.

You’ve seen it in the news, the issue of bed bugs seems to be growing in epidemic propor-tions. We’ve asked our business partner, John Fraysier at Castleguard Pest Elimination in Fairport - 585-381-0395 to give us some in-sight on these pests. For the Pest Management Professional, bed bugs have become the new cock-roaches of the early 21st century. Why the comparison? It’s not a biological one. The two pests are distinct species and there are many differences between them. The comparison lies in their proliferation in the US and throughout the world. And the fact that getting rid of them is not easy. The good news is that with the introduc-tion of pesticide baits back in the 1990’s,

cockroaches have become easier to control and heavy infestations can be eliminated without the use of sprays. Unfortunately, no “silver bullet” solution exists for elimi-nating bed bugs. Surprisingly, bedbugs are a favorite prey of the cockroach. It’s not uncommon to have a problem with both pests at the same time because of this re-lationship - just don’t think of this as a natural method of bed bug control as both pests are highly undesirable. While both bugs may inhabit the same space, there are significant differences in the two pests. Cockroaches are known carriers of food borne illnesses like salmo-nella, whereas the bed bug has not been found to carry any disease transferable to

humans. Studies continue to go on, but thus far scientists are baffled as to why this is the case. The feces left behind from both pests have been found to cause allergic re-actions in some, and asthma in others. But these are allergy problems, not disease. So why is it that bed bugs have come crawling back? Forty years is a long time for them to be away. The quick answer of-ten sited is the absence of DDT. This is taking on less importance now as research is showing that bed bugs were developing resistance to DDT back when it was used. It is now presumed that DDT, if it were used today, would be ineffective against bed bugs. Another answer commonly giv-en is the change in pest management in

the past fifteen years. Before the use of in-sect baits, liquid sprays were used liberally in homes and institutions for the control of cockroaches. These sprays, it is postulated, helped to keep bed bugs out of buildings as a side benefit. Baits have no such sec-ondary benefit. Studies are underway to try and link genetic changes in the bug to their resurgence. Whatever the reason, bed bugs are back in force. So next time you hear, “Mommy, there’s a monster under my bed,” check it out. Maybe there is.

You’re planning a home improvement and hopefully got three estimates from contractors that you checked out with the Better Contractors Bureau. You have decided on one as your contractor and call him to let him know he has the job. A date is set for him to come over to sign the contract and discuss the specifi-cations: approximate start and comple-tion dates and most important to him, the payment schedule. You check the contract over to make sure it contains the contractor’s com-pany name, address (not P.O. Box number), phone number, correct price, specifications, and the payment sched-ule. You find that he’s asking for a large down payment and three progress draw payments that are tied to various phases of the project’s progression phases. This is where you have the upper hand and hold all the so-called cards! (mon-ey) Never give a large down payment! It’s suggested that you give a good faith deposit of no more than $500. Where specialty items have to be ordered such as custom cabinetry, custom windows

or doors or any other items that will only be able to be installed in your home he will usually ask for more but it’s advisable to tell the contractor when he produces proof of the actual placed order you will then give him a draw for the item. The regular payment schedule in this area is usually a small good faith down payment and then three progress draws. Always make sure the payment coincides with the work that’s done. For example in the case of an addition if the contract states one third when the mason starts the foundation don’t pay it until you see the materials are on the site and the mason is actually working. The same for a framing draw or other similar work done. Any remodeling contractor worth his salt should have enough credit to buy materials and pay subcontractors to get the work started. However some suppli-ers want payment up front on specialty items and won’t except credit so in this case the contractor is within his right to ask for payment before ordering. Most jobs will entail changes so be sure

that you get the specifications and cost in writing and signed by both parties! Again don’t pay for a change upfront and only when the change is started. No matter what the draw schedule is that you agree on always protect yourself and keep a large enough balance to insure that the job is to your satisfaction. A walk through final inspection should be mandatory and usually pro-duces a punch list. If the job is com-pleted and the punch list only has a few minor items on it such as some missing caulking or a molding that needs replac-ing and the balance is large then you should work out a payment for the bal-ance holding enough to insure the con-tractor returns to finish the punch list items. Do not add to the punch list after the initial one so be sure you have listed all your concerns. When the job is finished hopefully it was an enjoyable experience and you can recommend the contractor to friends and relatives. Good Luck with your project.

There is a flaw in many Real Estate Agent business plans. The flaw is not apparent and it prevents success. You can know if it is there because of what the Agent does not do with his or her plan. That is, the Agent does not refer to the plan throughout the year. They do not use their plan as their guide all year long. This flaw is also the reason that most Agents don’t finish their plan. If you have seldom or never had an effective Business Plan, you will find more clarity, focus and success with the follow-ing strategies. •DreamList:BeginwithaDreamList.Dothisquicklyatfirstandthenaddtoitthroughout the year. • Specific Measurable Time BoundedGoals: Set yearly goals for Sales Volumethen translate that to number of sales and listings. I dream of spring as I gaze outdoors and watch the oversized snowflakes fall. I get itchy to make a few updates in my home. If you are planning to sell this spring or just need a mini-makeover, here are a few ideas to give your tired bathroom a facelift. This year, it is all about storage. Replace your vanity with one that has lots of deep drawers for storage. Some new to the market vanities have shelves that can house baskets to hold just about everything. Even consoles that support vessel sinks have low-er shelves to store wash cloths and towels. Choose painted white for a spa look or select a deep cherry fin-ish for a classic Euro look. Modular wall shelf units are available in your

favorite home catalogs. Most of these have glass shelves, perfect to display antique razors or apothecary bottles. Paint your bathroom. For very few dollars, you can achieve a total new look with one gallon of paint. For that spa design choose a watery color, like beach glass, in shades of soft greens and blues. For the Euro bath select earthy shades of deep orange-red or rich olive greens. For the classic, time-less bath select neutrals of taupe, tans and grey. Go shopping and search out glass vessels in different heights. I like to shop the Goodwill stores, and spend as little as possible. Then fill each jar, one with natural sponges, one with soaps of a single color, one with rocks

or beach glass, and one with natural bristled nail brushes (to scrub the kidlets). I just filled my new ‘old’ canning jar with hand made, earthy green soap that I bought at the Co-hocton Fall Festival. Every year, I find local people who craft home made soap there. I have made just about ev-erything in my day, but never soap, nope. White sales are happening now, so stock up on towels and bath mats, organic sheets and duvets, remem-ber thread counts and shop for cot-tons and natural fibers. Sheets made with any poly will pill. Buy a fluffy, shag throw rug to soften your steps. When shopping, treat yourself to a new green plant, like a schefflera. Just

a plant alone on the vanity will perk you up. If you have a whirlpool tub, remove all the dusty candles from the back corners and replace with your new glass vessels filled with cool stuff.Turn the water on and pour yourself a glass of white wine and add a touch of coconut oil to the bath, and dream of a fresh, remade bathroom and spring.
