For quite some years the Spanish landscape was eerily quiet. Yes, animals brayed and neighed, but the sound that was missing was that of bulldozers, cranes and workers shouting and singing in the sunshine. However, over the last few months that has all changed and building sites are popping up all over the Costa del Sol and other parts of Spain.

This does not mean that Spain has started a new building frenzy; this time the approach is more considered and thought-out, with small, design-led apartment developments that cater to the discerning buyer being most popular. There is also a strong trend towards bespoke villa developments where buyers can choose from a variety of architectural styles, in some cases with a portfolio of individual architects on offer. The aim is to provide buyers with the same experience as if they had bought a plot of land and were building a new home, but without the headache of overseeing the building work and all the problems that are too often associated with that.

DEMAND FOR THE COSTA DEL SOLAlthough, most of the post-recession building boom is happening in Madrid, Barcelona and on the Spanish coasts where the expats of all nationalities flock, things are quieter in other parts and there is an excess of homes for sale in some parts. Still, even this has a bright side and sales of completed developments are increasing by about 5% per annum at the moment.

Catalonia is the region with the largest number of unsold new homes, which may come as something as a surprise given the popularity of the Costa Brava coast. However, these homes have been built away from the areas where people want to live or, more importantly, have holiday homes.

In the tourist areas, foreign demand has boosted requirement, particularly on the Costa del Sol. Just to give you an idea of the increase in demand; over the last year 29 new developments have started along the coast, according to data from Aguirre Newman. Alongside this encouraging growth, prices for apartments have risen by 9.5%, and for villas or townhouses by 21%.

It’s also interesting to discover which nationalities are investing in this new Spanish property boom. One firm who keeps a keen eye on the statistics for this very topic is Taylor Wimpey de España, which is a division of Taylor Wimpey UK.

As you can see, the British are leading the overseas demand for homes in Spain with a substantial 20% of the market. Southern

Spain has been the favoured destination of UK residents for many years and now that the UK economy is enjoying

growth again, its citizens are remaining loyal to the Spanish Costas and investing here once again. Travel

improvements have also helped to persuade buyers that buying abroad is a good idea.

Access between the Costa del Sol and various parts of the British Isles has improved enormously, with many regional airports now offering flights to Málaga,

which means that folks are no longer dependent on travelling to one of the big hubs like Manchester or London to catch a flight.

The official figures also show that there are a considerable number of investors designated as ‘Other’, and it is probably accurate to say that many of these originate from the Middle East, especially now that the new Emirates visa scheme is in place.

W H O I S BUYING?

THE EU AND THE EMIRATESThe European Union’s agreement with the United Arab Emirates that will allow Emirati citizens to travel freely in the Eurozone is excellent news for Spain. Property professionals, Fuster & Associates, predict that it will undoubtedly increase purchases of Spanish residential properties by Emiratis. The new visa agreement allows UAE citizens a stay in Europe 90 days in every 180 days without a visa. This gives Emiratis six months visa-free in Europe every year.

In addition to the fact that many parts of the Arab world have a special affinity with Southern Spain, the current exchange rate between the Emirati Dirham and the Euro makes properties in Marbella an attractive proposition. The Emirati Dirham is pegged to the U.S. dollar, so a property that cost $544,000 in 2014, only costs $444,000 in 2015, according to Fuster & Associates.

On top of all this, Tinsa reports that prices have more or less bottomed out, especially on the coast where according to the property statistics organisation, prices in coastal properties rose by 1.4% in the second quarter of 2015, whereas they fell across the rest of Spain. It’s definitely time to buy!

To sum up, there’s a healthy demand for new builds, and properties at the luxury end of the market. The builders are back, but in a much more low key way, and there’s a real sense of revitalisation in the air and a spring in the step of real estate professionals. Yes, the Costa del Sol is back in big demand.

IT’S WONDERFUL WHEN MARBELLA MAKES THE HEADLINES AND FOR ALL THE RIGHT REASONS. At times, the beautiful seaside town has made less than appealing appearances in the international press, and for a time some investors looked down their noses at the suggestion of investing in a property in Marbella, or anywhere on the Costa del Sol, because the Financial Times or other quality newspaper had stated that it was a poor place to put your money.

In the last two years, those who have stood firm and believed in Spain, and the Costa del Sol in particular, have been rewarded for their loyalty, and there’s a strong sense that what the real estate business is seeing here at the moment is a concrete example of “he who laughs first, laughs last.”

One of the first newspapers to cheerlead Marbella was the Wall Street Journal with Marbella Makes A Bigger Splash, which described the town as “ritzy and sun-soaked,” a veritable southern California on the Mediterranean where the population expands from 140,000 to 600,000 in summer to enjoy “power-shopping, yacht-gazing and sunbathing on the beach.” It also added that Marbella’s upturn in good fortune is largely due to a buoyant high-end property market where, as this famous newspaper claims, “buyers seek luxury year-round getaways.”

somewhere up a donkey track. She says, “Marbella is as realista as it gets; it is where New Spain collides with Old Spain.” It has also made “The Top 10 Beach Holidays in Spain” in the same paper within the last year.

This is the kind of press the coast needs, and in newspapers of this quality. The readership of the Wall Street Journal is not confined to the United States; it is read by high net worth individuals across the globe and you’ll find it on hotel breakfast tables and in company boardrooms from New York to New Delhi and beyond. When Marbella makes the headlines in a paper of this status then that news is reaching the world’s decision makers.

The Telegraph, an upmarket paper in the important British market now reviews Marbella in its ‘Luxury’ section. The headline ‘Marbella Rocks’ introduced a glowing report that began, “The sun is shining again for the jewel in the crown of Spain’s Costa del Sol with demand outstripping supply.” The unfortunate incident of Marbella’s corrupt mayors and near bankruptcy is mentioned briefly and then glossed over (instead of being the main story) as words like “glitz” and “luxury” dominate the journalist’s vocabulary. It also focuses on the fact that Marbella’s property market led the recovery after Spain’s “hard-hit recession.”

Now there is also investment by Sheik Al-Thani of Qatar, who started by buying Málaga football club and then proposed developing La Bajadilla port in Marbella to create a cruise destination and a place for him to moor his superyacht. This development is still in the planning stages.

Recently, the real estate development by the Puerto Banús-based property development company, Propana, El Madroñal Residence has been named one of the top 10 off-plan developments in Spain by the Sunday Times newspaper. The article “Costa Crazy” published in June 2015, which is excellent timing as there is a renewed confidence in the off-plan investment sector. The tiny village of Ojén also won 35th place in The Sunday Times’ list of “Best Places to Live Overseas,” which has given a big boost to this little town.

In August 2015, thanks to research by the Labour Mayoral candidate for London, Tessa Jowell, a whole swathe of the UK press announced that “Living in Spain and commuting to London is ‘cheaper than working in London” as The Independent headlined it.

The Financial Times (FT), which along with the Wall Street Journal is one of the world’s most respected business newspapers, also turned its attention to Spain this summer and in “Foreign money flows into Spain’s property market” it highlights the boost to economic recovery that overseas property buyers have brought to Spain, as well as reporting that it is a good time to invest in Spanish luxury property as part of its extensive “Investing in Spain” report of June 2015.

Spain, the Costa del Sol and Marbella are hitting the headlines in the right way; it’s back in favour with the world’s press and we’ll all say “Hurrah” to that!

The Observer, a UK Sunday broadsheet newspaper, published a report on global wealth and European tourism that picked out Marbella for special mention in its “How the influx of global elites is changing the face of Europe.” The journalist interviewed a representative of Savills estate agents who said that although, for example, Russians were buying in the south of France, Italy and Turkey, “Marbella remains popular.” Particularly for “large villas in serviced resorts” she added. Although recent political events in Russia and the Ukraine may have dampened Russians’ ability to buy overseas, they are still important to the Marbella property market, while American money is playing a significant role in commercial property investment here, and throughout Spain.

The article also reports that Marbella is “still a magnet for buyers from the Middle East.” This is largely thanks to an historical association with the Arabian peninsula and to the presence of the Saudi Royal family’s Nahda Palace complex

Indeed, The Telegraph is a staunch supporter of the Costa del Sol and even in 2012, when things were still a bit under par in property, this newspaper was heralding it as “Marbella, Spain: a family holiday with bling.” This may

not be a property specific piece, but we must remember that it is often when they are on holiday that people make the bold decision to buy holiday home in Spain, if not to move here permanently. In fact, this amusing travel review of Marbella written by Judith Woods in March 2012, almost castigates the middle classes for bypassing Marbella in their search for a more authentic Spain

When Marika and Jan Niclasen moved from Denmark to Marbella in 2009, the property market in Spain was suffering one of its worse crises on record; sales were stagnant, house prices were plummeting dramatically, estate agencies up and down the coast were shutting up shop and the market was in a dire state.

But this didn’t deter the headstrong couple in the slightest: they had spotted a service that was required and an opportunity that could not be missed. As home owners were handing the keys to their properties back to the banks, due to mortgages now being superior to the values of their homes, and house prices were falling by the day, there were a vast number of home owners up and down the coast with beautiful properties that they simply could not sell, at least not without having to slash their asking price in two!

The Niclasens saw that there was a gap in the market that demanded to be met – why not list some of these stunning villas and apartments that were sitting on the market, with little chance of sale, for short-term rentals to holidaymakers and tourists, in order to gain a revenue on the properties?

Beginning with a mere five units, the ambitious couple began listing properties from Cabopino to Estepona - and Espana-Holiday now boasts approximately 100 units on its rental listings. Marika runs a tight ship and explains the close and trusting relationship that she develops with each of her clients, and how confidence is paramount in this area of the market. She has built up a strong level of trust with all of her clients and ensures that home owners are always paid in full before the holidaymakers arrive.

“We require a high standard of property, in good condition and that will attract and satisfy our clients. Sometimes, obtaining the required results, can be a delicate psychological game.” explains Marika, “You can so easily offend or upset someone if you are not careful about the manner in which you suggest remodelling, decorating and refurbishing the property.” Whether it’s old-fashioned curtains that need updating, a lick of paint to lighten and brighten the property, or basic wear and tear that needs a little TLC, the Espana-Holiday duo always try to encourage their clients to maximise the property’s qualities and assets to increase the rental potential and achieve the highest number of bookings at the optimum price.

“We have some truly beautiful properties on our books and this year has been our busiest season yet, with holidaymakers visiting from all over Northern Europe, in particular Scandinavia, as well as America, Russia and the Middle East – in fact, Marbella is fast becoming one of the most popular holiday destinations for families, couples and groups of friends alike,” Marika tells us with evident glee.

Indeed, on 3 September 2015, the Financial Times announced that the SEK had jumped in value thanks to the central bank holding the interests rates level. This has boosted the national economy and caused the Euro to slip against the Krona. It appears that the Swedish currency is entering a period of healthy balance after a time during which it swung from being extremely undervalued to seriously overvalued. This is excellent news for real estate agents in Spain.

There is a perception that if you move into a new build, whilst everything may be fresh and pristine, there are also lots of unknowns to deter the cautious investor.

SPAIN’S NATIONAL STATISTICS INSTITUTE PUBLISHED SUCH FANTASTIC ECONOMIC NEWS AT THE END OF AUGUST 2015 THAT THERE WAS A ‘SHARING’ FRENZY ON SOCIAL MEDIA, AND REAL NEWS FROM EL PAÍS REPLACED CUTE KITTENS AND THE ANNOUNCEMENT OF THE BREAK UP OF ONE DIRECTION. ACCORDING TO THE DATA COLLECTED BY SPAIN’S LEADING STATISTICIANS DURING THE SECOND QUARTER OF 2015, THE ECONOMY GREW BY 1 PER CENT IN THAT PERIOD. THIS MAY NOT SOUND LIKE MUCH, BUT IN MACRO ECONOMIC TERMS THIS REALLY IS A BREAKTHROUGH FOR SPAIN.

Let’s put this into some perspective and look at Spain beside the other EU member states. The chart from Eurostat, published in The Economist just days before the figures were released in Spain, shows that within the Eurozone, Spain’s GDP growth is in second spot for Q2 2015. You will find the countries perceived as the wealthiest within Europe, such as France and Germany, have shown little movement. Indeed, as the Economist remarked, the French results are the main cause of general slowing with the wider European economic area. This is a result of a slowdown in consumer spending in France.

The Economist also remarks that France and Italy’s poor performance is in strong contrast with the “strong upswing in the Spanish economy, which is now fourth-biggest in the Euro area.” The Spanish pace of recovery is described as robust, even though there is a dispute over why the once ailing country is now doing so well. Some claim that it is structural reforms made several years ago that are underpinning the recent growth, whilst others say that it is a combination of austerity measures taken by businesses and workers plus the “cathartic effect of sorting out the banks in 2012.”

In Spain, there is jubilation. The second quarter growth may only be one tenth of a point higher than in January to March, but, and this is why it is so important, it is the highest increase in the economy for over eight years, and “it is the kind of growth experienced prior to Spain’s economic crisis,” reports El País.

The drivers of the healthy boost to the economy are consumers and investors. For example, in the April to June period, household consumption rose by 1% compared with the same period in 2014. According to a Banco de España bulletin published at the end of June 2015, consumer spending is “driven by increased confidence and by the favourable trend in work income, lower oil prices and the effects of personal income tax reform on household disposable income.”

Investment in residential properties is another important factor in Spain’s economic expansion, according the state bank. Its economists are ever cautious and continue to point out that although there has been a rise in the number of approvals for new builds and that real estate sales figures are looking healthier, these are both at historically low levels for Spain. However, all the trends would indicate that there is a slow and steady upward movement in both the residential and commercial property sectors.

Business investment is also booming and, according to El País, expanded by 2.2% from April to June. The Banco de España reports that much of this is due to “the strengthening of households’ and firms’ financial position,” which in turn is “playing a part in the non-financial private sector’s spending decisions.” There has been growing investment interest in capital goods and cultivated assets: for those who speak “Economics”, capital goods are manufacturing machinery, business equipment and anything that is used to produce goods or services; cultivated assets are agricultural products, including livestock, and trees.

Public spending also increased by 0.4% in the second quarter, although as El País points out, that happened to coincide with general and local elections that were held in May. But, some of the best news is in the employment figures; the number of people employed increased by 2.9% although Spain’s unemployment rate is still among the highest within the European Union. Still, there is cause for optimism. At least some experts think so.

THE WORLD VIEWThis summer some of the world’s most important economic think tanks announced: “Spain will top economic growth and job creation this year.” After years of gloomy predictions, the Organisation for Economic Cooperation and Development (OECD) said that Spain would lead the developed world in job creation and that its economy will grow faster than most.

The OECD also anticipates a 2.8% increase in jobs in 2016, and only Iceland, which has an expected job growth rate of 4.1%, will beat Spain. That’s quite remarkable and a real achievement. Another encouraging bit of data from the OECD is the estimated drop to around 20% in unemployment by the end of 2016. Indeed, in its Employment Outlook 2015, OECD figures suggest that it might even drop to 19.7% by the fourth quarter of next year. The International Monetary Fund feels it might take until 2017 to fall beneath the 20% mark, but all the main bodies are in agreement that employment is moving in the right direction.

On the other hand, the IMF touts Spain as “the biggest growing economy in 2015 out of a group of eight developed countries including the United States.” In its World Economic Outlook it forecasted a rise in GDP of 3.1% in 2015 and another 2.5% in 2016. According to El País there is only one body forecasting an even more optimistic estimated GDP growth for Spain in 2015, and that is the Spanish government. Well, surely if all these economists more or less agree, it must be true and we’re witnessing a revival in Spain’s fortunes that benefits everyone. It’s certainly more important news than the demise of One Direction!.
