•Spatial evolution of the Hackney area also demonstrates the change of Town Planning approach and pedestrian to vehicular again pedestrian . •At present day the urban form seen to be considerably ripped off by the transportation ie railway line

•Segregation of the northern southern part due to overhead railway leads to over congestion of the mare street

•Further narrowing of the mare street leads to the more congestion

• Hackneys urban for form restrict pedestrian movement in north south

•Railway line (Physical and Psychological barrier )

in peak period 4 bus in minute And off peak is around 1-2 buses Difficulty in crossing the road is suppose to connect but the quantum of traffic makes barrier

•The street edge of mare street creates the continuity in the urban form

•The built bulky structures such as the Bus garage , Burberry factory and Tesco imparts visual monotony to urban form

•However in terms Tesco there is trade-off functionality of the space to outside visual harmony .

•The building heights vary considerably to give visual variety

•The built form of the hackney central loose urban grain •Although mare street represents the relatively tight urban grain. Narrow street in between the building .

The inactive frontages leads to low perception of safety in the church yard area due to lack of surveillance Mare street has active frontages which is quiet evident from the pedestrian traffic on the Mare street .

In Nutshell

•Quiet young area and ethnically diverse area

•Hackney central has large catchment area with non permeable Urban form

•Highly dense area with smaller dwelling unit size

•The ‘ vacuum spaces ‘ garages and service shops along the railway line acts psychological

hindrance for using the space

•Concentration n of the activities at on stretch

•Unclear street edges(inside the layout) no continuity of activities

•Low perception of safety in the areas without active frontages (St. John church yard )

•Non permeable layout restrict movement or less choice of movement.

• Unsatisfactory crossings .

• Non Visibility of the station s

•Bulky built masses Bus garage , Tesco , Burberry Factory made urban form monotones and non

permeable at some places .

Formulation of the Strategy

•Creating the ‘Parallel Urban activities’ to ease out the pressure on Mare Street considering the larger catchment area . “Parallel ”here means complimenting activities and not competing

•The designed strategy mainly aims at improving the permeability of urban form also tires to provide safe choice of routes residents and visitors.

•Interlocking the north south development

•Balance distribution and continuity of functions across the urban form .

• Distribution of the buses over the time and space

•Maximum Possible segregation of the pedestrian and vehicular traffic .

•Active uses on ground floor and mixed use building preferably residential on upper floor to ensure activity 24/7

•Negotiation with the railway bridge.

• To slow down the process of gentrification introduction of the affordable housing options

•Increasing permeability of the area with through fare enclosing the squares and plaza for giving people options for using space

•Distribution of the activities over time and space •Creating the safe pedestrian connectivity • linking the station and all the opportunities together

Evaluate layout in terms of the

•Solid and void relation ship •Permeability •Heights •Grain •Interaction of the public spaces with built mass and overall Urban fabric

And inter relation of all of above .

Based on testing the strategic decision making was done •keeping the bus garage or putting it underground • Interlocking the north south built mass or stitching it with activities •Exploring the possibilities Variety Of Massing instead of bulky building
