W hen architects renovate their own homes, chances are that the end result is spectacular and of a very

high quality. The architect-owner of this Camberwell house has achieved

not just a brilliant blend of old and new but has created a total family package – without extending the footprint.

Built in 1923, in the arts and crafts style, the house has had just five owners – a testament to the high regard in which it is held.

Its rough-cast façade has two impressive leadlight bay windows. A terrazzo entry porch leads to double front doors with panes of bevelled glass with timber frames. Garden designer Lisa Stafford’s garden is a wonderful mix of plants that provide year-round colour and perfume. At this time of the year the heady fragrance of daphne greets you near the entrance.

melbourne’s best property

The architect, who specialises in period renovations in the area, says the proportions of the rooms and the extensive timber panelling struck her when the family bought the house 16 years ago.

“At the time things were being painted out, but this is English oak and it would have been a sacrilege to paint it,” she says.

The floor plan means that you can circulate around the rooms and – apart from the timber-panelled entry hall – there are no corridors to use up valuable space. This house displays the hierarchy of ceiling and floor treatments that were common when it was built.

The entry hall and two front rooms have oak beams in the ceiling and herringbone parquetry on the perimeter of the rooms. As the rooms decline in importance, the ceilings change from timber beams to strapped ceilings, but the main bedroom at the front has decorative plaster moulding on the ceiling.

a state-of-the-arts & crafts renovation

When it comes to contemporary living in glorious surroundings, this Camberwell gem is hard to beat, says MARIA HARRIS.

By the time you arrive at the laundry and powder room, the oors become mitred boards without the parquetry.

Other original features are the open replaces with tall timber mantelpieces in the two front rooms and timber-framed, stained-glass windows. eir rose motif, a typical pattern of the era, is used throughout the house.

e renovation was about doing something so that the family used the whole house, the architect says.

“In Australia, we don’t need to build big, we need to build well,” she says.

“We live in here and we want it to feel like a family home.”

To achieve that aim, three small rooms, including a maid’s room and wood room, were demolished at the back of the house to make a large kitchen and living room. Bi-fold doors open from the living room to the north-facing terrace.

SECRET’S OUTThere was huge interest in the renovation of this 1923 house in Alma Road, a street that is one of Camberwell’s best-kept secrets. Not many people go down Alma Road because it is a no-through road, but it contains some superb period houses. The open for inspection last weekend was attended mainly by families. People commented favourably on the sympathetic extension, and the north-facing backyard, and loved the English oak panelling, the agents said.

JELLIS CRAIG, 9818 2222

16 Alma Road, Camberwell

Price: $2.5 million – $2.7 million

Auction: August 14 at noon

Fast facts: Period house, architect renovation, extensive oak panelling, polished oorboards, parquetry, open replaces, leadlight bay windows, en suite, walk-in wardrobe, powder room, study, marble- nished kitchen, European appliances, studio/of ce, professionally designed and landscaped garden, swimming pool, close to transport, Camberwell Junction, schools and shops.

CAMBERWELL9 KILOMETRES EAST OF THE CBD

The suburb is supposed to have been named when an early settler thought it reminded him of the way three roads intersected in Camberwell, London. Those roads still intersect at Camberwell Junction. Originally agricultural, Camberwell is now an established middle-ring suburb. Unlike neighbouring Hawthorn, Camberwell had hardly any industrial sites. It is known for leafy avenues and period houses, including examples of the Queen Anne style by noted architects Ussher and Kemp. The Golf Links Estate, made up of 1930s villas, is regarded as one of Melbourne’s best-preserved suburban housing estates. At the Camberwell Sunday market, you can buy everything from jewellery to second-hand pots and pans and art.

Among Camberwell’s famous residents are Dannii and Kylie Minogue, who went to Camberwell High School; actor Geoffrey Rush and favourite son Barry Humphries, who grew up in Christowel Street, in the Golf Links Estate. Humphries and Rush joined the ght to stop a retail and of ce development around Camberwell Station. The battle was lost and the development approved last year.

Camberwell has plenty of restaurants and cafes, but there are no pubs because it is a dry area, so if you are looking for a local watering hole, it’s all on the Hawthorn side of Burke Road.

How this suburb has moved: Up by 20.8 per cent in the year to the June quarter 2010 * REIV stats

“ARGUABLY ONE OF THE BEST RENOVATIONS I’VE SEEN IN RECENT TIMES.” RICHARD WINNEKE – AGENT

4 2 1

In the kitchen, the honed-marble island bench incorporates a much-loved and well-used timber chopping board. Along the wall, a stainless steel bench houses the latest Gaggenau appliances. Lunch is at the bench; dinner is in the dining room, which opens to the kitchen from double doors.

Some of the original oak has been reused in the renovation. A dressing room o the main bedroom was turned into an en suite, with honed-marble benchtops, oak-framed mirrors and timber veneer cabinets.

Similarly, part of the original bathroom is now a stylish powder room with a marble bench. e rest of the space is the laundry, with the mitred oorboards, which the architect says she could not sacri ce.

“It was too strong a house to muck around with,” she says. “I was paring back to something that’s more simple and modern without losing the character of the original house.”

e oak staircase, a testament to the stair maker’s cra , leads up to a study with a wall of bay windows overlooking the garden, terrace and swimming pool. Built-in bookcases are made from recycled oak.

ree bedrooms and a children’s bathroom are o the study. e main bedroom, which has a bay window with window seat, connects beautifully to the streetscape.

Back outside, the north-facing back garden has a series of terraces leading to the lawn and pool.

Along the way you walk under an wisteria-draped arbour and past a large studio ooded with light, which is the architect’s o ce. It could easily be converted to a pool house or similar.

For an example of cra smanship combined with contemporary liveability, set in glorious surrounds, this house takes some beating. \

with transparent glazed walls with modern xtures and ttings.

The main bedroom is incredibly spacious and has a view of the outside terrace, lap pool and formal living quarters.

The upstairs bedrooms colour schemes are all neutral, complementing the dreamy design aesthetic. They each have built-in wardrobes, an en suite and access to the timber terrace.

This house, which is just up the road from the Yarra River and Yarra Bend Golf Course, is striking to the eye and as its name, The Orb House, suggests, is a step into the future. \ FRANCESCA CARTER

KEWThe Orb House is an outstanding example of contemporary Australian architecture. Designed by award-winning architect Bojan Simic, the façade has a futuristic look – with a glass elevation, timber staircase and circular wall feature.

The design, shortlisted for the 2010 Australian Institute of Architects Awards, was inspired by the dwellings of ancient Pompeii and has been built around a central courtyard, creating a tranquil introspective living environment.

The space is de ned by a curved wall that divides the two main areas of the house – the living area and the sleeping area.

On the inside of the curved wall, the wonderful living areas have a minimalist aesthetic – crisp white walls, oor-to-ceiling glass and stainless steel nishes.

The kitchen is a cook’s dream, with marble benchtops, white cabinetry, Miele appliances and a spacious pantry.

Each of the bathrooms has a spa-like quality,

WE LOVE IT e future is here now in this critically acclaimed example of contemporary Australian design.

MALVERN EAST This rambling 1920s arts-and-crafts style house, in the prized Dorrington Estate, has a lot going for it. For starters, there is the land size – about 2024 square metres over two titles – that includes a tennis court and swimming pool. It is probably one of the largest land holdings in the estate.

Then there are the massive family spaces – and the wonderful proportions of the rooms – making the sort of place in which children can run around and get lost – inside and out. Although renovated and updated with a modern kitchen, it still has many period features, including leadlight windows and timber-beamed ceilings. From the sitting room, two large bay windows look out to the park-like garden and tennis court.

The garden, which includes eucalypts that are more than 100 years old, was a haven for the children growing up in this massive estate.

The formal rooms at the front are imposing. Even the entry hall is large as be ts a substantial house such as this one. The house is also surprisingly light. There is a study downstairs near the kitchen and another upstairs, where you will nd the beautiful main bedroom – which has en suite and a walk-in wardrobe – with magni cent views over the garden from a large bay window.

With its large number of rooms, this house offers loads of exibility. Set back from the road, and with a side entrance in Willoby Avenue, it’s hard to believe that the city tram and the Central Park village shops are just minutes from the front gate. \ MARIA HARRIS

WHERE TO LIVE\ WE LOVE IT

GLEN IRISA house for all seasons might best describe this property in one of Glen Iris’ most convenient locations. The four-bedroom house, with a balcony on the façade, has several living areas, including a formal living room and television room. It is also receives abundant northern light in the kitchen and family areas. Even better, the indoor living areas open to the outdoor zones, making outdoor entertaining easy.

The designer kitchen is made for busy family life, so that all storage is handy but dishes and equipment can be kept out of sight. There are parquetry oors and a stone-topped island bench, with full-height cabinets on one wall. This house is designed so that it can cope with large numbers of people inside and out.

The swimming pool, with its paved sandstone surrounds and leafy backdrop, becomes an outdoor party area in summer. In winter, it’s just pleasant to look at from the comfort of the living room.

All the bedrooms are large and the main has an en suite and walk-in wardrobe.

Close to schools and parklands, the house is also a short trip to Chadstone on the freeway. \ MARIA HARRIS

PRAHRAN BALWYN NORTH

Positioned between Hawksburn Village, Chapel Street and Victoria Gardens, this Victorian cottage is sophisticated and chic. Set behind the pretty façade, a high-ceilinged hall, lined with warm-toned timber oorboards, leads to two bedrooms. The rst has built-in wardrobes, a classic open replace and tall windows that can be hidden behind elegant white shutters. The second has the same neutral colour palette and an even deeper replace. The newly renovated bathroom is tranquil with white cabinetry and modern xtures and ttings. The highlight of the house, however, is the living area, which is ooded with light and overlooks a perfectly manicured garden. The kitchen is tted with the latest European appliances and has an aqua splashback wall and wide breakfast bar. With off-street parking, ducted heating and cooling, roof storage and a laundry, this Victorian house certainly fuses period grace with contemporary comfort. \ FRANCESCA CARTER

If ever a house showed what an architect can do, it’s this one, which has been reworked and rebuilt to have garden views from every room, a large al fresco deck and a great mix of formal and informal living areas. Although 10 years old, the renovation, by Project Designs Architects, winner of the 2009 HIA Home of the Year, has not dated. The house has large living and dining rooms with open replace, a study, internal access to the garage and three bedrooms. The main bedroom with en suite and walk-in wardrobe is at the front. A granite kitchen with Miele stainless steel oven overlooks the family room, which opens to the timber deck. Two children’s bedrooms share a granite- nished bathroom with bath and separate shower. The rumpus room or home theatre has a granite bar and sliding doors to a lawn. Ducted heating, European door and tap ttings, abundant storage and a position opposite Greythorn Park and in the Balwyn High School zone, make this house worth a serious look. \ MARIA HARRIS

which has views to Mount Macedon on a clear day, has oriental-style bamboo blinds to protect it from the sun in summer.

Houses like this always had the “maid’s stairs”, and this one is no exception. The maid’s stairs, still with turned timber handrail, leads to the rst oor and the bedrooms and bathroom on this level.

The kitchen, with its granite benchtops and solid maple timber cabinets (no veneer here), looks over the spacious meals area, where three arched windows with brilliant red, blue and

ST KILDAPart of the City of Port Phillip’s oldest terrace is on the market for the rst time in 12 years. The three-storey house, part of Lansdowne Terrace, was built in 1856 by Frederick Wimpole, the same builder who gave us the George Hotel.

Its long history has been well documented and includes a glorious past, then a decline in the early part of last century before it was bought and restored by more recent owners.

The artistic vendors, who collect 20th-century decorative artworks, have poured $1 million into renovating and upgrading the property.

That includes redoing the front garden by creating a series of “rooms” and planting a wisteria-draped colonnaded walk to the verandah.

The triple-brick house, though built in the Victorian era, is based on a Regency design. Windows include a mix of original arched windows with stained-glass panels; there are baltic pine oorboards and original white marble mantelpieces surround the open replaces. Off the entry hall, the sitting and dining rooms are separated by an unusually broad curved archway. The original timber bi-fold doors separating the two rooms were reinstated after they were found under the house.

The main staircase from the entry hall leads to a split landing. Take the steps to the front and you arrive at the main bedroom suite (with nursery, en suite and walk-in wardrobe). Go to the back of the house and you enter a vast central library/lounge lined with oor-to-ceiling bookcases and lit by an overhead skylight.

This part of the rst oor also houses three more bedrooms and a large en suite to the guest room.

At the front of the house, the return verandah,

yellow stained-glass panels allow light to enter this part of the house. The kitchen and family area are contemporary.

A German-built pantry with revolving doors is integrated into the maple cabinetry, and the commercial-quality oven and cooktop sit in front of a blue, yellow and red glass splashback based on a design of Dutch artist Piet Mondrian.

The service rooms of laundry, storage and powder room are off a hall that opens on to the back garden and glass-roofed entertainment area. \ MARIA HARRIS
