The Trivselhus ‘Climate Shield’ is a construction system that delivers warm, comfortable, energy-efficient, long-lasting homes through a factory-manufactured closed timber panel system.

INTRODUC TION

The system is based on 240mm thick wall panels manufactured in Trivselhus’s factory in Korsberga, Sweden, to the precise design requirements of each project. Mineral wool insulation, pre-planned service ducts and high-quality Elitfönster aluminium-clad, triple-glazed, timber-framed windows are pre-installed by skilled operatives in the factory, making for high levels of air-tightness, minimal cold bridging and great ease of erection on site. Dwellings are typically erected on a simple pre-insulated concrete slab foundation. Panels are manoeuvred into position then screwed/nailed together, with each storey of wall panels forming a platform on which the next storey of wall panels sits. Exterior façade and roof materials are then added in situ according to the architectural specification. See diagram opposite.

Trivselhus is a wholly owned subsidiary of Södra, the largest forestry cooperative in Sweden with a membership base of over 51,000 forest owners committed to responsible commercial forestry and whose timber is exported worldwide. The slowgrown softwood used by Trivselhus is the highest-grade produced by Södra and makes for straighter, stronger and longer-lasting wood than that available from faster-growing trees. The precision manufacturing of the panels to order makes for very low levels of wastage, with all by-product recycled into other timber products, and with none of the on-site construction wastage associated with traditional construction.

The Trivselhus system has been used to build over 7,000 dwellings in Sweden and 300 in the UK and was one of the first proprietary building systems to employ Mechanical Ventilation and Heat Recovery (MVHR) systems as standard. In 2014, Trivselhus had a turnover of £80 million and employed 300 people, of whom 100 are skilled operatives, across three factories. Trivselhus’s core housing development business in Sweden has three main elements: bespoke, luxury homes custom-designed and built to order for private clients; its mid-range custom-build service, Movehome, and larger developments usually of 20-35 homes built for open-market sale (each of which typically includes several plots for custom-build).

The Trivselhus system offers high performance and a holistically sustainable method of building.

Key benefits include:

• a strongly ‘fabric first’ approach to sustainable construction – tackling energy usage and cost by eliminating demand rather than ‘greening’ the supply;

• a quality-controlled, zero-defects approach based on precision manufacture of the panels in a controlled environment;

• superior air tightness through detailed connectivity of wall panels;

• flexible construction to suit most architectural styles and building types - unlike most structural timber systems there are few constraints on design and no ‘standard’ panel sizes;

• use of a key renewable material – timber – and with less wastage owing to upsteam manufacture;

• high quality components – windows and doors – factory-installed as standard;

• rapid on-site assembly which reduces build time (and thus site costs), allows follow-on trades to start earlier in the build process, and reduces reliance on wet trades and vulnerability of programme to poor weather. Kit erection for a typical Trivselhus dwelling can be completed in 2-3 days, and the house will be completely weatherproof within 5-7 days, compared with rightly double that time for standard construction.

Trivselhus’s home market is in Sweden where homes have been built everywhere from cities to ski resorts, including in areas with annual temperature ranges from 25°C to -30°C – much more extreme than we face in the UK. The “Climate Shield” produces high levels of thermal performance and comfort as standard through the application of the same passive thermal design principles that underpin the ‘Passivhaus’ method. As the table below shows, the Climate Shield achieves technical performance well ahead of the current Building Regulations and approaching those of Passivhaus.

Trivselhus buildings also offer high levels of acoustic insulation, and panels can be sized to achieve higher-than-average ceiling heights of up to 2.7m which can have benefits in terms of the sense of volume, daylight and wellbeing conferred on occupiers.

Compared with standard masonry or timber frame, Trivselhus’s airtight, thermally efficient building envelope creates a better controlled indoor environment

with a much lower space heating requirement; it is about investing in a high quality of construction that reduces operating and maintenance costs, making

it an attractive way of improving the whole-life value of a building.

The diagram below shows, using DECC data for the average three-bedroom UK home, the energy cost savings accruing from a Trivselhus building: energy costs based on normal conditions are more than halved, saving the household over £600 a year (before any further offsetting that may be possible through the exploitation of renewable energy incentives).

Such savings can be valued in a number of ways: for occupiers, they make for a straight saving; for landlords, they make it easier to offer bills-inclusive rent deals that trade off rent levels against energy cost certainty; and for developers building to rent they allow the running cost differential against a standard Building Regulations compliant building to be capitalised into additional construction cost headroom. These can be magnified by the use of renewable energy technologies which further offset energy costs and increase certainty of return.

• PRICE AND PROGRAMME CERTAINTY – the lack of reliance on materials such as bricks of which price and availability often fluctuates increases cost certainty, and kits can be delivered to site when required on a just in time basis; and

• ECONOMIES OF SCALE – repeat orders for similar house types reduce the design and factory set-up overhead and allow unit costs to be reduced when dealing with large projects.

Trivselhus is committed to expanding its UK activity via partnerships with UK organisations with aligned interests, capabilities and ambitions.

Uniquely, Trivselhus is an ‘investor-supplier’: it recognises the value in investing directly in projects and ventures in which the Climate Shield is used, sharing risk and reward with development parters when appropriate, and being involved heavily in project appraisal and design, making use of the Trivselhus brand. This is in contrast to most timber systems suppliers which are contractor-led and supply driven and rely on developers to identify and specify a system rather than designing to exploit the potential of the system.

Once it has assembled a sufficient and sustainable pipeline, Trivselhus intends to establish a UK factory with the aim of reducing the transport costs of production (enabling the export of cut timber rather than finished panels from Sweden) and increasing supply capacity to the UK market, as well as creating a base of skilled operatives and erectors who can operate across the UK. Work is under way on business planning for such a facility.
