Company History Since 1975 TICON General Contractors has been constructing major projects within the commercial real estate industry. Over the past 30 years, TICON General Contractors has transitioned from a multi-state, multi-residential firm to a commercial firm. Our commercial experience includes such diverse projects as offices, industrial, retail, apartments, medical, hotels, restaurants

Among TICON’s earlier projects was a 460 unit apartment complex built in Freemont, CA, which was awarded “Project of the Year” by the Building Industry Association.

By 2008, TICON was listed among the top Tenant Improvement contractors in Orange County for five years in a row.

Qualified Trades TICON realizes the importance of providing only the best on-site personnel to our clients. Through our years of experience, we have come to know which subcontractors have the manpower and the skill to best complete different sizes and types of projects. Although our complete subcontractor list consists of over 200 tested companies, we are very selective in choosing just the right combination for each job. TICON will coordinate with the tenant’s furniture, security, phone, data, cabling, and other pre-selected vendors, as needed. We can also assist in locating additional move-related resources.

TICON will always consider the client’s subcontractor preferences.

Project Examples TICON has extensive experience in all aspects of construction including the installation of multiple and complicated mechanical systems, installing and tying in major electrical transformers and buss lines, heavy trenching for plumbing and electrical, extensive concrete work including foundations, and all major trades that we continue to work with on a daily basis.

:: Downey Savings & Loan, Newport Beach This extremely sensitive expansion project required keeping Downey’s worldwide data systems operational as the world headquarters IDC room was rebuilt. Installations included 5 rows of high-congestion data/server racks and cabinets, and reconstruction of a raised floor, with an under-floor pressurized Liebert AC system. 300 backup battery packs totaling over 10,000 pounds were brought in and installed. An existing FM200 fire and leak detection system was expanded. Exterior was excavated for the new concrete & steel generator enclosure.

:: Balboa Instruments, Tustin Balboa Instruments contracted TICON to completely gut and rebuild their new 135,000 square foot headquarters in Tustin. Construction included specialized development labs, manufacturing areas, a clean room with dedicated AC, an electronics assembly area with individualized power supplies and tiled flooring, and a specialized paint spray booth with extensive exhaust and filtration. Balboa Instruments designs, builds, and installs electronic systems that operate spas. The project was completed within 14 weeks.

TICON’s cutting-edge project management process includes the ability to write our own software when necessary. Our computers are online with DSL technology, all systems are connected via internal networking, and our personnel are experienced with a wide variety of software. We will use our own forms, established client forms, or custom-created forms and project management tools, depending on customer need. TICON’s cost proposal form is recognized in the industry as among the most clear, complete, and concise methods of breaking out exactly what construction costs should be. Our project cost estimating process takes into careful consideration, all of our client’s budget, schedule, and logistical concerns. Meetings and visits to the proposed site are key to assuring that all parties, including the client, architect, TICON Project Management, and the subcontractors all agree on the most efficient way to mobilize and complete the project. 99.9% of the respondents to our client survey gave TICON an ‘A’ rating on our communication performance item ‘always able to reach someone at TICON’. Our Project Team remains in constant communication throughout the project, via company-maintained cellular, paging, voicemail, wireless handheld computers, email, fax, and of course, face to face communication with our clients.

8000 Sunset Boulevard, Hollywood $4,000,000 This 157,593-square-foot shopping complex on Sunset Boulevard underwent major redesign in its early phases, which required the construction team to work together to value engineer the project. Comprised of 6 stories (2 above ground, and parking) the construction process was coordinated extensively to ensure that all trades were in order and that the project was running smoothly. The property tenants comprise of a mix of national and regional retailers including: Virgin Records, California Pizza Kitchen, Crunch, and Burke Williams. Walker Zanger, Tustin $1,500,000 Conversion of a 100,000 square foot industrial building into a retail showroom for one of the largest US tile distributors. Complete new look including new parking, ramps, docks, new windows, as well as a large retail interior show room, offices, design areas, sample areas, and warehouse renovation. Project won industry architectural awards.

:: 8000 Sunset Boulevard :: Walker Zanger

Farmers & Merchants Bank, Laguna Hills $194,000 New office space was added on to a 1985 building as part of overall remodel/expansion project. A concrete foundation was poured, and framing was wood with stucco exterior. Three windows were relocated, and all existing mechanical systems were expanded into the new space. Los Angeles Joint Drug Intelligence Group, Norwalk $1,000,000 Million Demo of concrete ramps, walkways, curbs, and re-design and construct new concrete ramps, walkways, and modified curb cuts with new truncated dome warnings to meet new state ADA code requirements. Asphalt patch, repair, re-striping and install of new handicap parking and directional signage. Complete all irrigation and landscape modifications as required for new path of travel.

4.a Exterior Building Renovations

:: Construction Project Highlights Exterior Building Renovations

LA Unified School District, Los Angeles $1, 200,000 100,000 square feet of office space was converted from a two-story industrial warehouse. In addition to exterior renovations, the project included standard administrative office space and several restroom facilities, as well as mezzanine modification and reconstruction.

Westec Security, Irvine $310,000 TICON was hired to build and install a back up generator and enclosure for Westec’s Irvine monitoring station. The project involved building a new foundation, block walls, trenching the cabling under the parking lot, hooking up the generator to their internal systems, and ensuring that the station’s power and monitoring were not interrupted. The project was completed in 6 weeks. Exterior Canopy, Stadium Centre, Anaheim $385,000 An addition of a new front building exterior. A free-standing canopy was constructed at the building entrance. Custom aluminum cladding panel systems were installed, and special patterned and colored concrete were extensively used. Project also included lobby remodel. Downey Savings & Loan, Costa Mesa $290,000 Exterior remodel of branch office was completed while bank remained operational, requiring extensive protective and safety measures. Demo included removal of columns, slabs, footings, canopy, curbing and ground cover. Renovation included sandblasting, stucco, paint, new columns, new façade, roofing, framing, concrete footings and slabs, tile work, and new lighting fixtures. ::Stadium Centre ::Downey Savings & Loan

PROJECT HIGHLIGHTS SHELL BUILD OUT

Balboa Instruments, Tustin $925,000 Balboa Instruments contracted TICON to completely gut to shell and rebuild their new 135,000 square foot headquarters in Tustin. Construction included specialized development labs, manufacturing areas, a clean room with dedicated AC, an electronics assembly area with individualized power supplies and tiled flooring, and a specialized paint spray booth with extensive exhaust and filtration. Balboa Instruments designs, builds, and installs electronic systems that operate spas. The project was completed within 14 weeks. Pacific Gulf Properties, Lake Forest $1,500,000 TICON built out the interiors for several new suites at this 70,000 square foot multi-tenant business park. Projects included lobbies, restrooms, offices, computer and conference rooms.

Toyota Financial Services, Anaheim $455,000 16,000 square feet of office space was completed on a fast track schedule. Shell space was built into offices, conference rooms, restrooms and break rooms. A highly-sophisticated computer and server room was also included in the scope. Lennar Development, Newport Beach $700,000 Build out of two separate law firm suites, Buchalter, Nemmer, Fields & Younger, and Voss, Cook & Thel at 895 Dove Street. Shell construction was still underway at the start of the first suite. Both were high-end build outs. Two years later, TICON was awarded construction of another $1 Million + project for one of the firms.

CAPITAL AND SITE IMPROVEMENTS

Daimler Chrysler Building, Irvine $515,000 Lobby, corridor, and restroom upgrades throughout building including complete main lobby and elevator cab remodel. A large glass and stone entry wall feature was removed to redirect traffic flow. Soffits were rebuilt, finishes included extensive stone and veneers, and new touch screen directories were installed.

:: Daimler Chrysler Building Irvine Center Towers, Irvine $400,000 TICON was selected to remodel the 4 main lobbies for this highly-sensitive, off hours project. Cosmetic, as well as mechanical upgrades were performed throughout, and required the services of all major trades. Temporary scaffolding was used during the weekends, and protecting the site while under construction required barricades for traffic control. This was an extremely visible and safety-sensitive project.

:: Irvine Center Towers Parking Lot Upgrades, Irvine $53,000 Upgrades for 2 Class A Office properties in Irvine, 1300 Dove and 2600 Michelson , included curb cuts, ramps, path of travel, striping and signage. All ADA upgrades were integrated into the projects.

TENANT IMPROVEMENTS

Daimler Chrysler, Irvine $1,300,000 20,000 square foot complete demo and remodel of new offices over two floors included new server room, and conference rooms with advanced audiovisual capability. Extensive use of custom materials, with high-end upgrades used throughout the suite.

:: Daimler Chrysler McCormick, Kidman & Behrens, LLP, Costa Mesa $680,000 Complete demo to shell and remodel of 10,700 square foot law firm space with 14’ ceilings and windows. Defining features included angled walls and radiused soffits spanning half of the suite, with intricate ceiling detail and high-design lighting package. Showcase reception area highlighted paneled millwork, with stone flooring tied into the building’s 1st floor lobby. 20+ offices, restrooms, breakroom, IT, storage, and conference rooms were all completed on a fast-track schedule of 6-weeks.

TransUnion, Orange $505,000 18,000 square foot complete demo and rebuild of computer room, mailroom, 4 conference rooms, 30 offices. Conference room and main lobby used glass walls with high-end finishes and surrounding millwork, extensive granite, and custom cabinets. Among construction details were high-design sofffits and major workstation floor coring in the center of the suite. Project involved all major trades.

The Gallup Organization, Irvine $1,000,000 38,000 square feet over 2 floors joined by high-design staircase. Extensive cherry millwork, custom soffits, custom wood panels and radiused glass window walls were integrated into 30+ offices, and 2 training and conference rooms with built-in A/V equipment. Completed on a 9-week, fast-track schedule.

PROJECT HIGHLIGHTS

Grant Thornton, Irvine $505,000 17,000 square foot, full-floor buildout consisting of several offices, reception area and conference rooms. Extremely high-end finishes included glass walls, stone floors, and elaborate lighting package.

Lennar Partners, Newport Beach $1,000,000 30,000 square foot corporate headquarters included numerous highly-specialized finishes, including lighting package. Schedule was accelerated to meet client deadlines, and was completed on time, despite the issuance of seven design change bulletins during construction.

Siemen’s, Cypress $995,000 Demo and remodel of 37,000 square feet over 2 floors included 25+ offices, 2 conference rooms, restroom upgrades, a computer room, and a training room with extensive A/V equipment and specialized lighting. Consolidation of 4 groups required phased move-in for this 10-week project. Buchalter, Nemer, Fields & Younger, Irvine $1,400,000 22,000 square foot full-floor demo and rebuild of law offices included staircase demo and fill in, and required work with all major trades. Among the outstanding features were switchlight glass, Eurospan fabric-wrapped acoustic and maple ceiling panels and millwork, limestone, granite and marble flooring transitions, and a central, open law library with extensive walnut. Logex, Orange $400,000 13,000 square foot office and dispatch center for transporter of compressed medical gasses required critical move-in date to assure no service interruption. Demo, 20+ offices, conference room, and dispatch room with generator were completed on a strict construction schedule. Sheppard, Mullin, Richter, & Hampton, Costa Mesa $300,000 2,700 square foot remodel spread over 2 floors in highly-sensitive, occupied law firm space. Various upgrades included A/V relocations, office reconfiguration, and the addition of conference room switchlight glass.

4.d Computer and Data Centers

PROJECT HIGHLIGHTS

Bristol West, Orange $994,000 38,000 square foot demo and rebuild, phased to accommodate early requirement for computer room completion, included MDF & IDF systems with UPS backup. File room and operable wall systems required structural reinforcement. 30+ offices were constructed over 2 floors, along with 2 conference rooms. Toyota Financial Services, Anaheim $455,000 This new 16,000 square foot regional finance office required a specialized server and electrical room in order to maintain their computer systems. The server room required new panels, transformers, and a UPS system. The room also required a dedicated AC system, anti-static grounded flooring, and the system had to be tied into the building’s existing emergency generator. TICON completed the project in 10 weeks. DSL, Newport Beach $560,000 This extremely sensitive expansion project required keeping Downey Savings and Loan’s worldwide data systems operational as the world headquarters IDC room was rebuilt. Installations included 5 rows of high-congestion data/server racks and cabinets, and reconstruction of a raised floor, with an under-floor pressurized Liebert AC system. 300 backup battery packs totaling over 10,000 pounds were brought in and installed. Additional backup power tied into a new generator to feed 3 IDF rooms, and 4 MDF rooms, and critical workstations throughout the building. COMPUTER AND DATA CENTERS ExxonMobil Corporation, Cerritos $207,000 ExxonMobil’s project was completed in 2002 and required the reworking and expansion of an existing computer room, and the addition of a server room. The existing computer room was a raised floor facility. The new server room incorporated dedicated AC. The project was in a 35,000 square foot industrial building, and was completed in 6 weeks.

Merck Pharmaceuticals, Costa Mesa $1,000,000 TICON demolished and rebuilt Merck Pharmaceuticals new 20,000 square foot Western Region training facility at Center Tower in Costa Mesa. The project included large computer training rooms with extensive audio/visual facilities, movable walls, and extensive internal restrooms. The facility also required a server room with in house AC, an internal Liebert unit system, and anti-static flooring. TICON finished the project within 12 weeks. LA Co. Dept. Family Services & Mental Health, Norwalk $2,500,000 65,000 square foot build out of office, cafeteria, call center and special facilities. Project included UPS system installation and three separate server rooms, including a raised floor computer room. Compuware, Irvine $800,000 TICON constructed Compuware’s new 30,000 square foot office facility in Irvine in 2000. In addition to extensive offices the facility incorporated a raised floor computer room with a separate dedicated server room built into the computer room. The server room maintained separate AC and separate power with back up. The project was completed in 14 weeks.

GOVERNMENT AND SPECIAL PROJECTS

U.S. Dept. of Justice/FBI, Norwalk, CA $900,000 Extremely sensitive project required background checks and FBI clearance on all personnel working at the sight. 17,000 square foot build out of shell space was a consolidation of multiple government departments. High-security features included installation of extensive monitoring systems, bulletproof panels and doors, and security- meshed walls. Two operable wall systems were installed, and a climate-controlled IT room was built, along with 25 offices and 3 conference rooms with advanced audio visual systems. Following completion of this fast-track, 12-week project, the FBI Director from Washington D.C. personally presented TICON’s Project Manager and Superintendent with Certificates of Recognition for their outstanding performance.

Social Security Administration, Norwalk $471,000 Pre-construction planning and design with tenant and GSA included design and engineering of all electrical and HVAC system requirements. Design and installation of SSA special security system, coordination and installation of all products to meet SSA / GSA requirements. LA Co. Sheriff’s Department, Norwalk $1,900,000 95,000 square feet of high-density office space for five departments over two floors. Open areas with parameter offices utilized a high content of furniture systems, with extensive HVAC and power locations. LA County Dept. Family Services & Mental Health, Norwalk, CA $2.,500,000 65,000 square foot build out of office, cafeteria, call center and special facilities. Project included UPS system installation and three separate server rooms, including a raised floor computer room.

PROJECT HIGHLIGHTS Panasonic, Lake Forest $ Undisclosed When Panasonic was considering a new lease for a 60,000 square foot building that had been vacant for several years, they called on TICON to provide a complete evaluation of the building’s condition. All major trades, including mechanical, roofing, electrical, Fire Life Safety, and plumbing, were brought in to participate in the evaluation. Panasonic ultimately leased the building, confident in knowing the condition of its major systems, better-positioned to complete its lease negotiations, and able to realistically budget for anticipated repairs and improvements.

U.S. Dept. of Homeland Security, Irvine $166,000 This extremely security-sensitive, 10,000 square foot project required strict access control. Security measures included detailed coordination and scheduling of all work crews having access to the suite, and work was to be performed without disruption to non-work areas and occupants. Delicate relocating and protecting of furniture, work stations and filing systems was required throughout the duration of the project. Carpet was taken out and replaced, and offices, corridors and restrooms were repainted and detailed. Los Angeles Joint Drug Intelligence Group, Norwalk $1,000,000 Demo of concrete ramps, walkways, curbs, and re-design and construct new concrete ramps, walkways, and modified curb cuts with new truncated dome warnings to meet new state ADA code requirements. Asphalt patch, repair, re-striping and install of new handicap parking and directional signage. Complete all irrigation and landscape modifications as required for new path of travel.

MEDICAL/DENTAL, HEALTHCARE & LAB PROJECTS

LabMatrix, Irvine $97,000 LabMatrix is a specialized testing and R & D chemical lab that required major construction of an explosion-proof, class A testing room with high-powered filter and exhausting. The project also required special explosion-proof lights, explosion-proof air conditioning, explosion-proof electrical outlet covers, and explosion-proof doors. Over 120 linear feet of concrete was saw cut for creation of a large archway that was required for completion. In addition, specialized plumbing, electrical, and HVAC was also required for the test lab. The project lasted 10 weeks.

Underwriters Laboratories, Brea $415,000 Complete design and engineering of all mechanical, electrical, plumbing, and fire life safety for specialized test labs including wet product, lighting, heat/flammable testing rooms, and IT room with FM200 gas system. Occupied suite with extremely sensitive day to day operation issues required detailed phasing and coordination, along with special inspection requirements. Spa Gregories, Newport Beach $295,000 The Spa Gregories in Newport Beach, consistently recognized as one of the premier resort spas in the country, was a highlight of TICON’s medical related projects. The spa included approximately 7,500 sq ft and allowed for six spa treatment rooms, six women's showers and dressing rooms. A warm, European décor & fixtures were used in construction, a quiet room with a stone fountain, and eucalyptus steam rooms were also incorporated. PROJECT HIGHLIGHTS Dr. Ris & Dr. Lundberg, Irvine $300,000 Build out of a state of the art Podiatric facility including exam & treatment rooms. The office has digital x-rays and microscopes, as well as recessed cabinetry, rollout shelves and a flat-screen monitor station. The building has an open feel with an abundance of windows, glass panel doors and rounded granite reception counter. This consisted of 2 approximately 3,500 square feet office spaces, this renovation also included a new floor plan, layout, enlarging the lab facilities, new treatment rooms, and business and office finishes. Ariaee Dentistry, Irvine $350,000 A 1,400 square foot highly improved dental office with stone walls throughout the lobby and restrooms, specialized lighting, sliding glass herculite exam room doors, television and computer monitors, extensive cabinetry built to accommodate lab areas, and glass walls throughout. Includes the standard dental features of x-ray, gas, suction, plumbing and electrical through the chairs and dental lighting. Newport Acupuncture Healing Center, Newport Beach $90,000 An acupuncture facility including standard exam & treatment room & associated cabinetry, plumbing, and electrical work needed for such. The office has x-rays, treatment rooms, and business and office finishes. Quest Diagnostics, Various Locations $60,000 to $150,000 Remolded of existing and build out of new locations for Quest Diagnositcs Corp.
