TICI Corporate Summary | Introduction & History

www.ticigroup.com

Steeped in history, Texas International Consultants, Incorporated began as a vision of Mary Lucretia Mendiola. Born in Mexico in the late 1800’s, her upbringing was of old world values. She was raised with the belief that land was holy and to own it divine. So when she came to Houston in 1911 with her husband, Manuel, an artist and art history professor, and their thirteen children, she began to buy land on the north side of Houston and then established Mendiola Real Estate in 1921. She continued to purchase land all around Houston and ultimately small houses & buildings to rent through the twenties, thirties and forties. Her son Joseph, the youngest of the thirteen, returned from World War II with his bride, Pamela, from London and began to build and sell homes to the returning GI’s and their growing families in the forties, fifties and sixties.

During the fifties and sixties the business grew under several subsidiaries with Mendiola Properties being the most prominent. In addition to tract homes, they branched out to construction, mortgage and insurance for custom homes and small free standing commercial buildings for existing clients. In the sixties and seventies the business continued to expand with Pamela taking an active role in buying, leasing and managing rental prop-erties along with some other non-real estate related businesses, which she operated through the late seventies after the death of Joseph. In 1978, Texas International Consultants, Incorporated, (TICI) became the parent company for all of the various subsidiaries and holdings.

At this time the board was expanded to include the third generation, their daughter, Helen, just entering the commercial real estate business after college. From the early eighties until her illness in 2003, Pamela ran a successful company consisting of various partnerships and hold-ings for diversified businesses and real estate. After the sudden illness of her mother, Pamela, Helen took a leave of absence from her position in corporate real estate with a large regional bank and stepped into the role as acting CEO. When it became clear that Pamela would not be able to return to her daily activities, Helen resigned her position and assumed the full time role of President and CEO.

From 2003 to the end of 2009, Helen, through a comprehensive business plan, began to divest of partnerships, holdings and loans in four cities and two states. After the death of Pamela in November of 2009, Helen was tasked with whether to continue with the family legacy or return to the corporate world. After much deliberation, in the spring of 2010, Helen elected to combine the best of both worlds and restructure the company into a full service, third party, consulting firm to public and private CEO | CFO & COOs, Real Estate Operating Companies, In-house Real Estate | Facility Executives as well as to Landlord|Owners, Operators, Investors, Developers, Lenders and Tenants (end users).

TICI Corporate Summary | A New Phase

www.ticigroup.com

Beginning the next phase of TICI in 2010, Helen and her husband Jay, a risk management and real estate executive, embarked on growing the business one client at a time. Their preference is to work closely with strategic alliance partners across all industry sectors to complement the service platform requirements of each client. In the fourth quarter of 2012, The TICI Group of Companies was reborn with the establishment of Stealth Realty Advisors, LLC to focus on Capital Markets, Acquisitions, Dispositions & Tenant Representation for our clients. As The TICI Group moves into 2013, the owners are reminded that it all began with the vision of Lucretia in 1911, one hundred + years ago. It is instilled in the same vein to the third generation to continue to deliver the same values, work ethic and integrity for generations to come.

We hope you will embark on this journey with our ancestors and us.

Helen Mendiola Banks is the third generation of her family to practice real estate, with an emphasis on commercial, corporate and institutional real estate on an international basis. Beginning her career while in college, she was fortunate to have interned with and been mentored by renowned industry executives and entrepreneurs whom she still has excellent relationships with today. Over the span of her career she has been in the unique position of working in house for large & midsized companies in their real estate, facility, design & construction departments as well as a service provider with well known large and small brokerage and consulting firms. In both instances, she has amassed a vast amount of experience in health care consulting, specifically with medical office buildings, acute and post-acute care and senior housing. One of her last in house corporate positions was with a major regional bank, based in Nashville. In this assignment, she was responsible for all of the office, retail, campus and call centers for a five state territory.

In each role she has garnered a vast understanding of the requirements and objectives sought by those needing her services. Helen approaches every assignment with a “can do attitude” & is well known for her tenacity and negotiating skills. Helen realizes she has been fortunate to develop a diverse skill set for ALL property types and occupiers of space on a global basis, with a special interest in medical | healthcare and financial services companies. In thirty plus years she has developed a comprehensive contact base of industry professionals who she credits in her success. Today she utilizes Strategic Alliance Partners as valued resources in accomplishing assign-ments for clients.

After spending over two decades working for others, Helen elected to take over the CEO role of the family investment company, Texas International Consultants, Incorporated in 2003. Following a comprehensive review of the company’s assets, and strategic direction going forward, she decided to sell the non-core assets of the company spread out in two states and four cities and reposition it to a national consulting platform. This was accomplished in the spring of 2010. In 2012, recognizing the increasing require-ments from TICI clients for brokerage services, Stealth Realty Advisors, LLC was launched as the newest member of the TICI group of companies.

Helen is a well regarded community and industry leader and fund raiser having served on numerous boards and committees. She has been in the who’s who of corporate real estate since 2000.

Jay Banks followed in his family’s tradition of public service and journalism and enjoyed a successful career as a political consultant, lobbyist, public affairs | public relations specialist, and real estate association executive. Jay elected to enter the commercial | corpo-rate real estate business full-time in 1984. Taking a sabbatical in the early nineties to pursue a medical degree, he determined that the direction of healthcare was not favorable to the individual practitioner, so he returned to the real estate business in the mid-nineties to concentrate on senior housing and post-acute care. His clients included both private and publicly held health care corporations. In 1996, he moved to Nashville to assume an in-house real estate position with a major publicly held senior housing provider and was responsible for site selection, contract negotiation, due diligence and entitlements for their national roll out of assisted living facilities. Additionally, he was responsible for disposition of excess land. In 2001, he was asked to form the company’s risk management and quality improvement department. In this role he consolidated part-time functions into a full-time focus and developed standardized policies and procedures, including skilled nursing facilities, and litigation management. Jay later assumed an in-house real estate acquisitions position with another publicly held senior housing provider based in Dallas.

In 2010, he elected to join his wife, Helen Mendiola Banks, in the family investment consulting business and started the senior housing group of the company, utilizing the industry contacts he had developed over his fifteen plus years in the business. He has been fortunate to have been mentored by leading executives within the senior housing sector and maintains those relationships today.

With unique experience and background in public affairs | corporate | commercial real estate and risk management he has proven to be a valuable resource for those companies seeking seasoned advice and assistance with site selection, due diligence, entitlements, acquisition and disposition of assets to align with corporate objectives. Jay’s clients include assisted living, memory care, skilled nursing, post-acute care and continuing care retirement community operators, developers, investors and lenders.
